We looked both for houses and also looked at raw land. We finally made a decision to buy land and build. I will share why we decided to do this.

this is one subject that my husband and I know very well. Over the course of our 40+ years of marriage, we've built and sold 4 homes in the country. We also built an off grid cabin. When I say, "we built", I mean that we hammered, sawed, lugged lumber, sheet rocked, painted, etc ourselves. We would cap off the basement, and camp in it while we built the rest of the house. We would literally built up around ourselves...all the while keeping our children clean, well fed, and happy. This video is spot-on. there's nothing like buying raw land, getting to know it, designing your own home, and building it yourself. Many country properties are loaded with mold, are mickey mouse builds, have all sorts of things that need fixing and can easily become money-pits.. It's worth going through all sorts of hardships (which, with the right attitude, can be fun, or at least an "interesting" experience), to live in a well built, clean, energy efficient home that you built yourself. For all our homes, we have had to take out small loans. The last one was for $25K. We made it a game/hobby to see how much we could save and pay towards the loan and were able to pay it off very quickly. Some friends thought we were crazy and one even thought my husband was cruel to me for living like that(definitely not true!)...but who has a debt-free house now! (smile!)

That is very similar to what we did. A couple times we stayed in a rv trailer on our property while we built our home.

How I wish I had a husband and he had the motivation and skills to build. I’m capable and willing to do anything and everything but I have no clue where or how to start building. And doing everything alone, like earning a living, maintaining a home, gardening, preserving and so on, I don’t have time (or energy) to learn how but if I had a leader I would be on it ! I’m sure your husband is grateful that you were willing to take the adventurous road that wasn’t easy instead of wanting it all right now like so many people !!! Well done to both of you !

Great video. Like you, we built on rural, raw forest. We were able to save a lot of money by buying 'logged land' - land that had recently been harvested of its big, valuable trees. (Once the logging company harvested what they wanted, they obviously no longer wanted it, selling it at a discount). It was no longer beautiful, old growth forest, and it was pretty 'stumpy', too, it it was ours. Good news is that, it will obviously grow back, and there's still plenty great firewood available. Once we owned the land outright, we used the land as collateral for our construction loan, so no 'money down' was required. Hope you'll do a video on your new home someday! God bless.

We brought in both grandparents who funded the build, so there is no debt. We built the shop with a 1 bedroom apartment and no steps, and the house has a wing that is wheelchair friendly. The grandparents get to live on site and have daily relationships with the kids, and as they age, they don't need to go into nursing homes. Everyone benefits from the greenhouse full of food, and the other self sufficient infrastructure, while we all enjoy the inheritance without waiting till they're dead. The grandparents get money from us every month, as we are the bread earners. They help with homeschooling the kids, working in the garden, and watching the kids while we go to work. I don't know why more families don't do this.

That is an absolutely amazing idea. I wish you’d write more about it, so many would be interested but have no idea where they would start. Please consider it, ppl like you learn so much by doing it and you can pass it on.

My husband and I spent the first 12 years of marriage (starting in 2001) building and moving every 2-4 years. If you live in the home for at least 2 years then the capital gains when you sell are tax free. It's one of the biggest tax breaks in the US. We just kept rolling the profit into the next house. We are in house #6 now and debt free. (House #4 we sold without living in and so we paid the tax bill on that one.) (We were actually debt free after house #3 bc of frugal living and splitting off land and selling it. Then we moved to a county where land was more expensive and the cost of building was more.) But praise the Lord for the ways he made possible for us to be debt free again. (All that on a single income and raising kids.) We never had a problem with borrowing from the bank mid-construction (construction loan). We did it multiple times. Some banks are more friendly for rural builders than others. The goal always was to build with the funds we had, but construction always easily ends up costing many, many thousands more than you plan. Even doing the labor yourself, material is still pricey. What I enjoyed about moving often was the experience gained, the new house smell, and changing the floor plans a little more each time. You often think "if I had it to do over again"... well, we did keep doing it over again. As our family grew we needed more space each time. We also got better at planning the landscape for orchards, gardens, parking, etc. I recommend every young couple move several times. Do not start out in your "dream house" and buried in debt. We have been in one house since 2014. We got the bug to move again once or twice, but I think we have decided to stick it out here now until the kids are grown. Then we will likely build a smaller place again for getting old in... unless Jesus comes first! It was hard work by the way. I basically never unpacked most of our moving boxes until house #4. Didn't want to put any nails in the walls bc we knew we were going to list for sale in a short amount of time. We GC-ed the builds ourselves and my husband did the masonry and sometimes the trim and/or painting. All that in his free time after a 40+ hour work week. Then spending 8-12 months doing final grade and landscaping ourselves. So we certainly felt like we had earned the profit each time we sold and moved (around $30-$40k each move, excluding the house we sold at cost related to the 2008 housing market "crash".)

Would you build now? My husband and I would like to ask you some questions in this direction. Not sure how we can connect outside of this channel, more private. We have did this four times now. Something that I learned from a banker a long time ago, is that you can get an home equity loan even if the inside of your home isn't finished. Because they only do a drive by appraisal. So as long as it looks finished on the exterior, you can be approved for an equity line of credit. Which costs less and much easier to get then a personal lone is.

Great Video! Would love to see a video on the build process and the steps taken. We are in the process of doing the same thing and would love to know other ways to save without spending tonnes of money unnecessarily. Can you share your tips for size/ design of house, importance of planning to keep it simple but functional, passive solar energy/ efficient homes? Thanks God bless.

Buying vs Building a Country Home: 1. Having land is more important than a home as this land will provide food. If you only have money for land buy land. Make sure the local laws allow for a mobile home, yurt, tiny house. The other option is camping. I don’t think there are laws against camping. 2. Most people are not creating homesteads that fit the spirit of prophecy’s guidelines: A. No less than 3 acres, should be at least 10 for wood heat. Get as much land as you can afford. B. No close neighbor able to see home or hear the praise of worship C. Off Grid, we are not self sufficient if not off grid D. At least an hour from large cities and at least 15 minutes from small ones F. Own water supply D. Hydroelectric or other alternative energy capabilities E. Within driving distance of at least 1 to 2 other family that are like minded for support and help 3. Part of our required end time education is learning to build a home preparing their children to work in various lines in the missionary work, such as cultivating farms, building humble homes, and teaching the people the art of building and the art of cultivating the soil. Thanks for all the info. Appreciated. In some areas camping may be a problem, depending how it is done. If it is in a RV some places will only allow short times like 2 weeks. Still great points though.

Question for you: Now that your house is finished, could you refinance the house into an actual home loan with a lower interest rate? If so, definitely check into home loans with a credit union instead of a bank.

Another great video. Didn't know about needing to get the loan before the build! Thank you! BTW, I can smell the mold, mildew, & dust too... drives me crazy. Have to put a drop of lavender oil in 20 oz of water once/day to keep my sinuses clear when I go into buildings with those problems. (Even start sneezing if a driver in one of the cars ahead of me is smoking a cigar or cigarette.)

I think it's really really bad advice. The difference in price between a farmstead with a ruin on it and one without is very little. You need no planning permission to rebuild that ruin so long as you don't add any square meters. Then you have a 200 to 600 year old stone building full of character and history. History is priceless you can't buy history. If you buy a plot that's never had habitation good luck with your legal team . Especially if you are trying to go through it in another language. I say this as a professional carpenter and builder . Yes building a stick house from scratch will be practically easier. But getting planning permission will ruin you. They simply don't grant permission for 1 modest house . Permission is only granted for huge mansions or estates of 50 houses that will generate income in utilities and mortgage payments. You probably will be doing it in another language . It's pretty much only outside the Anglosphere you can do such things. In Europe we go to Portugal France and Spain. In America I imagine one would move to Mexico.

Interesting to learn that you can’t take a mortgage out after you’ve begun building. My husband and I followed Dave Ramsey’s plan and paid off our mortgage in 10yrs. Now we want to move to get closer to our kids Christian Private School but we can’t afford very much and we learned you can’t take a mortgage out for less than $75,000.

This month we are celebrating our first year in the contry side. Debt free. We sold our house in the city, pay off our debt and buy a little property in a rural area. It has a 3/2 old house on 4 acre + a well. We are in the process of remodeling and extending the house. For our family is big. We are doing it ourselves so far no debt.we are more focus on setting up our garden which represents less than 1/4 acre . We have a place to sleep for now and a room for my homeschooling. We hope to finish our cute little nich maybe next year. For we rely on one income. My problem is in my area we have many venomous snake im worrying everyday about the kids playing in the yard or going in the creek. Is there anything i can do to keep those deadly snake away from my property??? In less than 1 year we already kill more than 7.

USDA Loan is an affordable loan for most mid poor to middle upper-- no money down on home loans can it out...they cover country home loans buying or building

We found an old house 15 min outside a small town. We rebuilt a small cottage on it and lived in that while we remodeled the bigger structure. We save and spend. Been doing this for three years now almost complete. If I had to do it over I think I would just start with raw land like you’ve done here. I feel like eventually we will all have to give up our homes and gather in a community. It becomes as much about not living around the wicked as providing support for one another.

I bought a house in NorCal gold country...100+ year old house. The builder started with a small sqft-age and added on as time/money allowed. Common in the area/time. Also I wanted to share..my uncle's in Australia teamed up with a total of four families, all tradesman, they bought a large amount of land (way cheaper than 4 I dividual lots, late 70s) split it up and helped build each other's house.

My wife and I were looking to buy raw land in Citrus County Florida, but was told you can't camp on your land for more than 2 weeks at a time. Anybody know any counties in Florida more lenient about that? Is this the norm in rural areas? Should I maybe be looking in southern Georgia or Alabama?

Do you think a tractor would work for clearing land, rather than an excavator or bulldozer? I'll need one for my homestead anyway, so I'm thinking of filling trees then carrying or dragging them with the tractor.

Yes. An excavator makes it easier to dig up the roots if you need to. I believe I have see. Videos of people using tractors and pulleys to uproot the stumps but I have never tried that.

Thanks brother we are a Presenent Truth SDA Outpost Center over 20 years in Costa Rica then here in Western Panama built both places debt free..the Lord provided for this ministry through a broken back on a Foundation position in California and brought me through that..before I found the true faith..are finishing a cabin w awesome view up in the farm and a dry toilet and off grid steam bath..have 2 other small houses. Now we are 7 months away from Full control in the USA w digital $$ the No Buy no sell time is coming and better prepare a little place in the country...will be blessed free in Christ Our Lord!

Just found your channel & really enjoy the vids on building in the country. I'm planning to try to find something under 3 acres in Western Washington (ideally north) to put a small manufactured or modular home, then ideally build a separate studio for my business and maybe an additional tiny home to rent out or just to have for my kids to visit - kind of my own little commune where I can grow food & foster dogs. BUT I have a small budget - around $200K - so I like the video about possible owner financed land, then building my first home cash. But I've never done this before, I'm 55 & on my own - so there are some challenges!! Sometimes I just have to trust the dream is big enough to take me there! Thanks for all the knowledge you're sharing - it is so appreciated! Viki

@@ModernJewelryMakers Nice, Im near Woodland, Washington. We dont own the land, my wifes parents do, and we got our own privacy with the cabin they offered us. Gives us the country living experience and learn to cultivate growing food on a larger scale but most importantly character development. Jesus is right around the corner 🙏🙌

Good information. As for my situation, I realize buying raw land and working up from that is probably not what I could do even though I want to. Due to my physical limitations and finances I would probably find something that someone may have started like the way you guys did and finish it or buy something that someone created for homesteading and is selling it. Praying and looking for that certain situation that God would like me to be in, eventually quit my remote job and live off the land and do God's work until Christ comes. I'm looking in the North Idaho, West Montana and Wyoming. I know the winters will be longer and gray but lately Chicago hasn't been that great the differences of snowfall and temperatures are very close. From what I've understood in research the Northwest states is where to be. The great American redoubt movement have been located themselves in that area. Then again getting a country property in the Midwest and securing a mountain cabin home is also an option. Looks like you guys are in the Ozarks. Having a 4 and a 5-year-old makes a bit more challenging but your videos are very helpful and helping me make decisions according to God's will. Keep up the good work and the videos guys. If I were ever to move I would buy rather than starting this whole process over. It was a great experience and I am glad I did it but the time and work that go into it could be put into working the land for food. North Idaho, West Montana and Wyoming are all fantastic places with freedom and beauty. Young children do factor in but it can be one of the greatest blessings for them to grow up in the country also. Blessings.

My husband and I are in north Idaho and it’s very hard to find property. We are living in our RV right now as there is no properties for sale that fit our criteria. They sell almost before they are put on the market. Prices are extremely high and roads are busy because of the increased volume of traffic and we are living in a small burg of 3,000 ppl. My advice is to look in Wyoming or Montana.

@@knittersknots That is what I've been hearing since I started to research backing January of this year. Apparently there are a lot of Californians in New Yorkans and others with big money buying up the property and making the economy a bit inflated over there for the local natives. I guess it all started a few years ago but really when Obama took office early 2000s. There are still quite a few on Zillow but not sure if they're pending sale or not. I did start looking in Wyoming and Montana , Arizona. Colorado, west of Denver along the plateaus. Seems people are scrambling for the hills. Hope you find the home you're looking for. I found some nice ones in Kellogg Idaho at a decent price.
