Very little getting built in downtown Vancouver these days and most projects that were planned have now been changed from stratified condo to market rental only buildings. Not that these were going to be affordable to most people anyway as the current MLS listings for assignments shows.

These prices are high but not at insane level, our market is encountering massive local buying power, some people got rich, some just want to switch to a new air conditioned place.

If we sell Owen any of the condos, you will be the first one to know ! When my husband says enough is enough ! We ha e no mortgage on them so I am holding it off ! But we are getting older and less energy to deal with it ! So who knows ! Thank you Owen for always being there to make sense of it all ! 👍

This is not related to this video but I wanted to say thank you. I have only started listening to you in the last 8 weeks, but I have done some of the things you mention often as an aside comment. I have maxed my contributions to both my TFSA and RRSP and just did my first investment in stocks today - total novice and scared crazy but I did it! Some of us listen Owen, keep talking! 🙏🏽

Feeling the pinch on our fixed payment variable. Should we sell, cash for keys with the tenants and raise rents to cover or subsidize until Tiff reverses course?

I'm an investor so i would hold! Not sure about your total financial picture so i can't give you an answer on what you should do. You should read my book Along for the ride on Amazon. Will give you my story and my philosophies on investing in Real Estate. Only time i would sell an investment property is when the mortgage is paid off and i don't get the tax advantage anymore. Or perhaps you have held it for 10-15 years and want to sell to buy something with more upside. As i have always pointed out in my golden rules of RE is that you need to hold a home for a minimum of 8-10 years. Preferably much longer. You need this time to create capital gains but more importantly absorb the high friction costs involved in buying and selling Real Estate in this country.
