@@james.atkins88 I agree, , I totally agree, I'm 54 and just retired with about 1.2 million in outside retirement funds, no debt and very small dollars in retirement funds compared to my balance of portfolio over the past 3 years to date. tbh, the role of the Fin-advisor can only be overlooked, not denied. just do your research to find a reputable one.

Hi Pace, I am still learning this stuff and I know need to research much more but but one of my main concern is how to beat the Due On Sale Clause. How can I keep the ownership transfer 100% hidden and in the even of triggering the clause what should I do other than refinancing and get hit at 6.5% or worse transfer back to seller. To be honest, this is the only thing that worries me other that I know there are many ways to handle another situations.

I've been saying the same thing for years as you age time gains value and money loses value. I retired at 62 and moved to the Philippines after I recovered from a work place injury. No stress, no rent/mortgage/debt, cheap to live here, eating healthier and the wife here treats me like gold. It doesn't just depend on saving, To optimize financial outcomes, individuals can seek guidance from a qualified financial advisor who can provide tailored advice and strategies to minimize expenses and maximize income.

@@Harperrr.99 A lot of folks downplay the role of advisors until being burnt by their own emotions. I remember couple summers back, after my lengthy divorce, I needed a good boost to help my business stay afloat, hence I researched for license advisors and came across someone of due diligence, helped a lot to grow my reserve notwithstanding inflation, from $275k to approx. $850k so far.

I remember a few summers ago, after a tough divorce, when I needed a boost for my struggling business. I researched and found a licensed advisor who diligently helped grow my reserves despite inflation. Consequently, my reserves increased from $275k to around $850k.

@@maiadazz It's best you do your due diligence, I have my portfolio overseen by ‘Laurel Dell Sroufe’ and her qualifications speak for itself. Most likely, the internet is where to find basic info, she has a noticeable page for consulting.

@@ethanbishop5762 usually sellers have some type of underlying motivation that they need to sell. Distressed property, foreclosure, financial hardship, medical ect ect. If there is equity they typically can capture it if structured correctly and depending on condition of property.

​@@ethanbishop5762 Most of the time we talk about people who can't pay their mortgage, there is danger from foreclosure. They will lose the house and may still have to pay the 30-50% loan amount. If they resell the house price will be like 10% less becose all the brokers fee and seller, if a market is little down the may have to pay from there pocket like couple of thousand dollars to close the mortgage. If that moment someone come to them and say I will take the pay6of your mortgage and give cash is big win for them. Buyer can possibly lock a good interest rate like 3 % on that rate almost evry house become a good deal.

An amazing conversation!! I just learned of Pace from a Rich Somers podcast that you, (Grant) were also on not long ago. Both interviews were amazing! This conversation got me extremely excited! Just as excited as you are Grant! It would be amazing to learn the details of how to set up these deals. How to legally set them up, how to figure out the math with interest rates for a monthly payment, etc. My big takeaway's are buying without money and helping other people out of bad situations! I finally understand 100% how to buy with no money down! This conversation is the epitome of adding value to my life and your followers!!! THANK YOU!!

My biggest take away is how do you manage the upkeep, repairs, insurance, property tax, wish washy tenants and keeping the properties occupied, and in the case of the f150, collecting payments over time without having to own a repo company. Do you just keep a legal team on speed dial? Nobody wants to spend all their time in legal disputes so how do you manage the situations you have little or no control over? Thanks from Florida!

The thing that real estate influencers purely making content to sell you their course and expensive education that you can find on youtube is that they never tell you how hard this is. There are an EXTREMELY Small amount of sellers out there who will let you buy their property this way...

Grant is thinking correctly about this situation. Expecting the Lender to do nothing when the asset's title changes hands is skeptical. Not to mention the Seller has 0 assets and ALL the mortgage liability risk if you stop paying.

Because the things that most of us are doing right now will never do that. We have to stop thinking about getting rich quick, and start thinking about getting rich for sure.
