The speculation is still on $BTC to become the reserve asset for the US Dollar. That is literally the only reason price goes up, because people think it could become what the gold standard has been many years ago. Other than that Bitcoin just exist. Its a digital good that needs energy to be produced and that is it. Yes you can do borderless money transfer with it but you can also do that with $USDT and its much cheaper. With gold its different, you can use it for several other purposes and its scarce by nature. Bitcoin is scarce only because someone programed it that way. You can program unlimited coins to be the exact same. Gold is defined by its physical nature as a scarce asset. Its supply is limited and there will never be a "second" Gold. Same goes for real estate. Property is limited because the earth has a fixed amount of square feet space to live on. If Bitcoin will not become the reserve currency, I do not see any value of its existence.
There is nuance with property, as with other investments purchased with debt. With property, you can achieve infinite ROI (over time) if you can pull out all of your invested cash via refinancing. This is even better with currency debasement as the debt is devalued over time resulting in an eventual "free" asset.
