Today on the Boiling Point, we will discuss daily maintenance on your boiler room. We are here with Michael Taylor, a 36-year veteran and head of WARE's safety department.
Daily maintenance is essential to the health of your boiler and the safety of your workers. Daily maintenance can prevent the build up of soot and scale, which is detrimental to your boiler's efficiency.
Without daily maintenance, boiler failures pose a large threat. Boiler equipment failures are dangerous and typically result in loss of productivity and revenue.
In more extreme circumstances, explosions occur, risking injury to the workers and damage to the facility. This is why it is imperative to have a preventative maintenance plan. Download our preventative maintenance checklist here. (info.wareinc.com/download-the-...)

I hope there are more guys like Michael in the pipeline, his working knowledge and experience is priceless. We need to bring Industrial Arts back to the public school system and encourage entry into the skilled trades.

As a first Grade Engineer and retired Navy Boiler Technician I have been operating 200-2600 PSI boilers for almost 40 years on Ships, Power Plants and district heating plants. This is a good video for people with not much experience.

Excellent video. Fire tube boilers are more prone to explosion than water tube boilers/HRSGs. So be careful.

Thanks for watching! Any boiler can be prone to explosions if maintenance is not properly done. Just the same any boiler can be just as safe if it is looked after and cared for.

I am automating the bottom/intermittent blowdown valves (2). How fast/slow should the stroke time be? Both my valves are slow-opening valves (>5 360 deg turn per stroke), but no where does it relate to the stroke time.

Oh, like those tank less water heaters, you turn the cold water on a little bit in the shower first then you turn on the hot water all the way, so the cold water in the pipes start to move and the hot water heats up at the same time, makeing a nice hot to warm shower faster to happen.

Blow down lowers TDS (total dissolved solids ) that attach to boiler tubes and creates havoc to boilers. Softeners using salt is a chemical reaction that causes the collective products of hard water like calcium and iron to be collected and released using salt water solution regeneration cycle. These solids are rinsed and drained to the sewer. And the timed process starts over again.

Hi I`m a elementary school custodian and newly appointed Head Custodian. With that said I`m familiar with all types of Boilers and their operation. Question ; I may be required to shut of the Main water supply in an emergency, is there a procedure for this? should I shut off Boiler then pumps before water is shut off? Thank you

Absolutely. Shut the main header valves off to maintain heat and water level, then shut the boiler off. Next shut down the pumps before shutting off the water supply. Simply reverse this procedure when you turn the main water supply back on. Let the boiler get back up to operating pressure before slowly opening the main header valves and then resume normal operation. Hopefully that helps. I live in an apartment bullding 12 floors I live on the 12 the boiler room is one floor above me I am getting a smell of antifreeze? at least I think it is and for a while I have been getting the sound that a refrigerator does when it is about to break down that has stopped now I am hearing a vibration noise very loud we have been telling our apartment manager about this.fir weeks nothing ever gets done should this be a cause for concern

Marie Blackmore they are using glycol for the hot water loop to heat your building. There’s probably a leak and you should notify the property management.
