And in this case, the IDs deserved to be paid such amount or more as they've delivered such sterling expertise of their services.
money can't buy class but without it there's no chance at all haha. I won't go googaa over IDs, they serve a purpose for the clueless yes, but it is not that difficult especially if it is just out fitting a fixed space.@@azreyevans1843
Absolutely beautiful, I'll probably do the same design for my future house, but will probably go for platform bed instead with inbuilt lighting underneath those steps, love the flooring too.

Is this a 2 room flexi type 1 floor plan? It looks different from what was usually seen, the kitchen is facing the room, great looking 🫶🏼 Overall very nice esp. the overlay tiles in toilet and the wall papers in room, nice👍🏼 Renovation kinda too expensive for a 2 room though😅😅

Tastefully furnished flat indeed! I really like the layout of this flat, with the bedroom, hall and kitchen all next to each other, and each with large windows - makes the entire space feel more seamless and bright. Noticed that the bedroom has an additional small window and there is so much space between the bed and the huge 4-door wardrobe - is it because the bedroom can be configured as a bedroom + study/helper's room?
Thanks for your comments. Yes this model had an extra small window and the area for the bedroom is slightly larger than earlier versions. It has a larger 48 sq mtr area but a slightly narrower hall. That's an interesting point about it being a possible study/helper's room. Could well be possible.
Yes, on top of the bigger size I think HDB has tweaked the dimensions, like narrowing some areas and broadening some areas for a more useful living area.
It is indeed very nicely and tastefully renovated. Nonetheless, I think renovation cost of $39K is a bit steep for a 2-room flat. Anyway, enjoy the space!
The bathroom is pretty classy! Love it! The bedroom is cosy, love the wallpaper feature wall. Also, I believe there should be a wall between the bedroom and that helper's room as a divider? What happened to it? The living room also looks cosy. I thought it could only fit a 2-seater sofa. But that 3-seater looked ideal. How many inch is the TV if u don't mind me asking? Thank you for your comments. Actually there was never any wall in the bedroom. What you see is totally unaltered. If you watch the beginning of the video where I showed the unrenovated flat, you can see this. I think the TV was 55”, I’ll have to confirm with my friend.
As for this particular flat, the Queen size would be the safest . It’s best to check the exact dimensions of the flat that you will be getting.They do tend to change dimensions as time goes along.
Usually the bedroom and hall is separated by a type of fibre board and is relatively easy to hack. You have to study the exact floor plan of your new flat.
At the time there was no study room involved just 1 bedroom. The owner did not hack anything down. Later versions of the 2 room flat should include the extra study (the area which was obtained by having a narrower hall and slightly smaller bedroom) and will probably be seen year end in my opinion.
Nowadays you can choose 48sqm with two bedrooms, with the smaller one having a single small window. I suspect the owner knocked down the partition between 2 bedrroms and thus you have extra small window? I could be wrong on this unit which alreadys has extra windows in the original single bedroom. Opening up the kitchen is the best way to expand the space, bring in more air and natural light and thus feel less uptight.
Thank you for your comments. However, at the point this flat was released there was no option for a second bedroom. Hence there was no knocking down. You would probably see the flats that you mentioned late this year or the next. HDB does take a while to deliver the flats.

Hi, is one air-con enough to cool down both living room and bedroom? I saw that there is only one air-con installed at the living area near the entrance and no air-con in the bedroom. Also, as the kitchen is not enclosed, it means the air-con has to cool down living room, bedroom and kitchen.
Hi, no, one air con is not enough for the whole flat. This flat has 2 aircon. The one in the bedroom is above the door and couldn’t be seen from my camera view.

Thank you. The tv here is 65”. It’s best to confirm the wall size behind the TV as some 2 room units have narrower walls and that would affect how the TV looks. It could well be that a 55” may fit.

Actually I am not concerned with the width of the wall behind the TV, but rather whether whether a 55" would be overwhelmingly huge for the viewing distance from the sofa. Since that is a 65", then definitely no issue with a 55". I ask because my current TV is only a 42" 😉. Thanks again and best regards.😊
Which ID are you using Oliver? It’s pretty tastefully done for a 2-room. But my only concern is the living room whereby the TV console seems so near to the sofa...... When I’m at HDB showroom, a lot of people commented that the 37sq living roo. is actually more spacious than the 47sq.....What do you think? Need some opinion from existing owners cos I’m also thinking of getting a 2room bto
Hi, Oliver used My Design Interiors Pte Ltd for the ID. I think you have to be careful when making comparisons between the 37 and 47 sq mtr. A visual look can be tricky. It's best to compare actual dimensions that HDB would provide to you if you are successful in being selected. Once an apartment is furnished the furniture, fittings chosen can make an apartment look small or big.
Yes, HDB reduced the living room width to carve out a "spare bedroom", thus the narrow living room for the new layout for 2 room Type 2. I find this new layout awkard, to say the least. For the smaller Type 1, do not be fooled by the showroom in HDB, which is quite an optimal layout. Look at the HDB BTO brochures and you will realise that the internal passage way (area bounded by main door and bomb shelter) can often occupy a disproportionately amount of area. So study the layout very carefully.
Hi, I noticed the toilet flooring had been laid in the “before” but not the bedroom/living room, does it mean you didn’t opt for the flooring offered by HDB but chose to do your own bedroom/living room flooring?
First thing is, I used a wide angle lens to make sure a large area is covered. This tends to make spaces bigger than normal. On a practical point, use light colours and be sure to get furniture that is as small as possible.

Actually the bedroom didn't have a partition wall at all. If you watch the beginning of the video, you can see the original condition of the flat before any renovations were done.

So far what I've observed is that the design of the 2rm is the same for the smaller estates like those in the Old Airport/Kallang area. They could be different for larger estates.
Good question. There is a shallow "cupboard" usually near the front door which contains your circuit breaker. There is space there for the router and as well as a broom or small ladder. 😊

so in total the 2Rm BTO is $282,750? at that price one could purchase a 3 Rm HDB and have more flexibility and potential capital gain and even rental income. Just thinking aloud@@DonGurugay

The cost of the Venetian blinds was incorporated into the total $39K costs. For cleaning the Venetian blinds places like Daiso and Japan Home sell brushes for these blinds from time to time.
Unfortunately, so far , that’s the only size flat I’ve able to find. If you know anyone who is willing to show their 3 or 4 room flat I’ll be more than happy to video it for free.
The price for this 2rm flexi can get a better and bigger apartment or landed property in Malaysia either in Penang or JB (they will provided the renovation is free).
@@DonGurugay Security in Singapore is better than other countries buying a 48sqm 2 room flat is just nice for 1 person, at least look like a house . Mine is a 38sqm 2 room flat, it is so small that the whole house look more like a room, really is not worth buying it but what to do, when only smaller 38sqm 2 room BTO units left for me.
