Thanks for the great video. I'm investigating an old bungalow that has a musty smell. I've had time and discovered the damp readings on hygrometers can improve but go right back up again with wet weather. I've just bought a pointless moisture meter and found all wooden window sills and other wood is damp at the lower joins. I'm still investigating as I can't afford to chuck money at tradesmen making the wrong diagnosis. The plumbing and the roof has been checked. The eaves were re done there was loose lime/cement. I'll be checking all your videos for tips thanks.

Thank you - great video your a star. I had/have the same issue in my rented flat - I am not a builder so no one listens to me when I suggested that just perhaps the rain was getting into ( and damaging the gas boiler it serves ) via this flue. It took 3 visits before action was taken to resolve the issue - waiting now for the blocked guttering to be sorted.

Very good. As you say damp has many causes and often there is more than one cause so its good to see you taking a logical approach and eliminating potential problem areas in the first instance. Your gesture regarding the so called damp proof "specialist" is spot on as, generally speaking, these people are sales based and not interested/capable of actually tracking down the source of excess moisture - which takes knowledge, patience and a systematic approach as you have demonstrated.

Getting to the bottom of a problem can be a complex procedure - but quite often, a common sense approach, together with a willingness to solve the problem in the first place is the way. Sometimes, tradespeople are more concerned with 'getting' the job rather than what the job actually entails. And the customer suffers the consequence. Just goes to show you need to check everywhere. I've just bought a house that was built in 1902 and we've had people out to check where our damp areas are coming from and still don't know. It's in the upstairs rooms,stairwell and kitchen. Don't need a damp meter in my house, it's soaking 🙄

If you call out a company selling damp proof membranes / lining, it's funny how every damp problem (even those high up a wall) can be solved by installing a damp-proof membrane. ;)

Brilliant. The application of science. Water runs down. So true. Got a quick question for you. We have an interior damp wall under a first floor bay window. Theres no signs of damp on the walls to the sides of the bay window or on the roof above. There's a radiator attached to the wall. The wall is a single layer of brick so is always really cold in winter. We've always had condensation on the windows and moisture on the cill in winter. Could the moisture be dripping off the cill and into the wall below?

Hi there. Thank you for your question. If you have a single skin wall, it will certainly be prone to condensation, so yes, it could be dripping down. Massive respect to you for this vid. Using your logical approach, I believe I was able to locate the source of my damp problem. Obviously time will tell if I was successful, but given the suspected entry points were all musty and damp I'm sure I've sussed it out. Cheers man

was looking at some "damp" in a friends house at the wall/ceiling junction that has cause wall paper to peel down about 6 inches, few black mould spots on plaster and discoloring on ceiling.The wall backs onto a chimney flue in the adjacent room which has an open gas "coals"fire vented up the old brick flue. she paid for 2 new gas cowls but that hasnt sorted it. Chimney breast only seems to be in one room and a bedroom above . wondering if breast has been removed from back room and back bedroom above. Next step is a look in loft, they are internal walls. Stack looks ok from ground.

Well done lad, great editing and hair cut, how did you fix the sulphate contamination of the plaster where the water had run down the flue ? Bit more than a bit of tickle to stop sulphate salt contamination 👍

Are you a fan of Wash & Go as well, Sam? It definitely seems to work! 🤣 Thanks again for watching. In order to stop the sulphate contamination, we would have had to start removing the plasterboards. However, the client didn't want us to do this, he just wanted us to stop the water coming in.

is a protimeter actually accurate cos it only detects moisture in timber. Yet on house surveys its is used against all types of walls

This is a really good question and one we get asked quite a lot. The crucial thing to remember here is that a damp meter is only used as a guide. It's only meant to give an indication of damp. It is then down to the knowledge and expertise of the builder to determine exactly what's going on and find the cause. We've had a lot of criticism for using a damp meter for the reason that you've highlighted. But we don't use it to diagnose. It's John's extensive knowledge and experience that gives the diagnosis and determines what's causing the damp, not the meter itself. Hope that helps. Great video, thanks. I've just discovered damp in the corner of one of my rooms, ground floor flat. The old laminate flooring in that corner feels spongey and has swollen up to open up a crack in the joins, and this has also pushed all the other laminate joins in that room to compress and start sitting proud at their seams. The drywall (dot and dab walls) is damp at least up to the bottom of the radiator, bottom 6-8inches or so. Radiator on that wall. My guess is it's either an issue with the DPC in that corner of the property, or a leaky pipe on that radiator. Is my best course of action to just get busy cutting out the sodden drywall so I can get a good look at what might be the problem? Management company deal with buildings insurance and I'm expecting them to be completely unhelpful in getting any of this investigated.

Hi there, thanks for watching and sending us a message. Unfortunately, without seeing the problem, we wouldn't be able to diagnose the problem. As you're no doubt aware, damp can have any number of causes - so yes, we would definitely recommend delving a little deeper to identify the source of the problem if at all possible. We tend to find that when things aren't immediately apparent, it's usually a case of applying a bit of logic and a process of elimination. Hope you get to the bottom of it 🙂 Very best wishes. It could easily be a 'condensation' problem in the cold corner of the room being fed by moist air from the sub-floor area. Any sub-floor rot will also attract and hold moisture (just like moss does). So check the solum (the soil underfloor) is 'dry' (if not, need to find out why). Also that the airbricks that feed under that corner are not too close to ground level (rain splash feeds dampness into the sub-floor and looks like rising damp). Check the air bricks aren't too 'open' to the cavity (lacking correct sleeving) as it just makes the inner wall cold and prone to interior condensation. (don't ask how I now 'know' ;-). And get a dehumidifier to reduce and eliminate condensation as a potential cause; and they dry clothes really well!

Great elimination and a brilliant find. I have moved into a house that has had a damp course ☹️, The living room chimney has been blocked and no fire, my sofa is against the chimney breast. When I moved my sofa the fire insert and bottom along the wall has black mould spots. I looked outside on the other side of the wall and there is air bricks, 1 high up and 3 low down by the floor. Sounds like the wall may have been boarded over and plastered. Iam getting a log burner do you think this might solve the problem ?

So the log burner would certainly help to warm the living room. And, therefore, help prevent mould in certain places.

@@ratclifferob Our tried and tested method is a bit of bleach in warm water. Once you've removed the mould, you can - if you think it's necessary - paint over it with mould resistant paint. Hi Jose. Thanks for leaving us your comment. This would boil down to the gas safety regulations for flu's as to the different sealing methods/materials that can be used. John has opted for cement because it's easily removed if the flu needs changing. In this instance, he was confident it wouldn't let in any more water. Thanks again for watching, Jose. Not much steam from a modern condensing boiler, hence a condensate pipe for water run off - but a bone dry boiler without leaks could be causing condensation from hot cold cycling -air needs to loose water vapour as it cools and will condense on a cold wall nearest. I think maybe more than the dodgy flue seal .

Hi there. I've discovered a few damp patches and fluid filled bubbles on the paint on 2 sides of the walls in the living room (wall facing the outside and the wall in between the living room and kitchen) damp company saying I need damp proofing when it already has those hole things on the outside. I've no idea what to do because I'm an idiot. Just need some advice please😄 House was built around 1900

@@HYPEBuilding Some are located on the lower middle of the wall and some are just above the skirting boards. Cheers! I think one wall it's plaster board underneath the paint. But the other wall is a solid wall (living room/kitchen) wall

Hi @@MrBillybob359 If it's on the lower part of the wall, it could be rising damp - which can spread up to 1.5m high. This can be due to a breach of the damp course-or no damp course at all. Either way, we recommend you seek professional help and get a damp specialist to take a look at this for you. Hope that helps a little, mate. And we hope you can get the problem sorted soon. You don't need anyone else, Kieran, you just need a 'John' 😂 Failing that, you can look for a damp surveyor or a damp specialist. When choosing a damp specialist, you should look for someone who is a Certificated Surveyor in Remedial Treatments (CSRT), a Certificated Surveyor in Structural Waterproofing (CSSW) and also has Construction Skills Certification Scheme (CSCS) accreditation. If there's nothing else wrong with the house, you like the area and you're confident you can address the damp issue, then we would probably say yes. @@HYPEBuilding Thank you for the reply, we ended up going for it as the current owners have warranty covering some recent damp treatment and works as well which helps a bit. In our budget we'd never find a new enough home that is damp free I don't think, just one of those things. Definitely something to keep on top of though! Thanks for sharing such useful info

Protimeter are one of the market leaders in high quality meters like this. You can find out more about the damp meter here: www.protimeter.com/aquant.html You can purchase them from a number of outlets such as Merlin Lazer (www.merlinlazer.com) or Moisture Meter Direct (www.moisture-meter-direct.co.uk) or even the likes of Amazon. They're not cheap. But, for our line of work, they're essential - and Protimeter is a good reliable brand.
