The living space is small for the number of bedrooms. I guess the downstairs bedroom could be a snug TV room. Shame there's no bathroom on the lower level

Yes not adding a bathroom to the lower level was a strange and unnecessary omission - I'd have framed out a small half bath in the laundry area since plumbing was already there and would have cost virtually nothing while likely adding considerable equity.

I agreed. Too bad there isn't one. It would be very inconvenient for the people downstairs to have to come up to use the bathroom every time.

Amazing job, Elisa. I think the biggest impact here were the outside areas. What a huge, huge difference to see the ugly lot transformed into something really special. Also, the basement went from creepy to beautiful. This house offers a lot of usable space and that view of the Bay! Wow. Great job. I've been waiting on this one! That is a huge backyard! Beautifully Don, as always. A bath was needed in the basement area to facilitate the two bedroom down there.

Lacks a third bathroom in the basement. Also, the dining area shows a rather small layout for a four to five bedroom property.

I like thqt you retained the architectural panel located between the two front windows. It honors the heritage of the house but doesn't anchor it completely to the past.

While I think the horizontal railings are a great choice aesthetically, they are a climbing hazard to small kids, which could rule out many potential buyers.

I noted that either a gopher or ground squirrel has already started causing problems in the backyard. Not sure what can be done to mitigate this issue … currently dealing with squirrels in the East Bay that have done so much burrowing that our pergola is starting to lean. 🤦‍♀️

Nice job really! What a transformation!! Only question I have is why not add a bathroom in the laundry area? Does it not make economic sense from ROI perspective?

The backyard is like a cherry on top of this amazing flip. Very much enjoyed this video. But yeah, the basement should have a bathroom for the 2 bedrooms (3 if the office is converted into a bedroom). And the bloopers never fail to make me 😅

How many languages do you speak?

I am fluent in two languages and understand French, some Russian, and a couple others. It is rather important to pronounce as best possible since a mispronunciation can mean something totally different in another language. Bins and beans are a great example.

A really pretty house!!! I really apprechiate that you kept the trees. The backyards seemed to be well designed in the past, but got neglegted for quite some years, but it looks really nice again!!! The only thing I didn't like is the closed storage room under the stairs... the room is so small and you need soom "walkway space" inside, so in total you can't use most of the space. Some build-ins would have been very nice here: fully use of the space as store while using the hallway as "walkway" to exess it. Not the budget friendliest option tho.
