Decades-long plan to build homes at Concord Naval Weapons Station falls through

The City of Concord has spent years trying to find someone to develop the land of the former Concord Naval Weapons Station. But last week, negotiations broke down with the current master developer and now the whole process must begin again. John Ramos reports.

What good is building another 10,000 homes when many of them will be bought up by investors from out of the country and never lived in?

This should be the fastest way to discover unexploded ordinances. Maybe a Geiger counter for each home,too.

Probably some dangerous chemicals buried in there too. Shouldn't be any extra radiation unless they exploded ordinances containing depleted uranium, which is possible. Site can made very safe assuming the developer doesn't cheap out and cut corners. My view is they should leave the land mostly undeveloped. Convert into public space and nature preserve.

@@ronbennett7885 A lot of the chemicals will be cleared out when the undetonated bombs go off💥. But I think their naming the development "Chernobyl Estates" is something of a tip off.

New homes are starting to use less grass and more desert plants, bark and rocks to decorate the yards. They also seem to be building new homes in CA with solar panels to reduce the draw on the grid… but yes, of course these things are still obviously a concern, especially for what.. 40k additional homes?

Obviously build on the land. We need to bring the pricing down for new home buyers. The only way to do it safely is increasing the supply to the what the demand is. It's also great for the local economy by increasing the local population. Then the increased tax revenue with the new housing. It would help the area so much and this bureaucracy that is holding it up is fucking outrageous.

I agree with your comment and the benefits of building homes. That brings up a question.... If you had a product that has a price through the roof, why would you deliberately make less of it? Seems contrary to the rules of capitalism, doesn't it?

Since he mentioned the increased tax revenue… one house plot worth 2mil brings in 20K+ in property taxes a year. Increase supply and lower demand, you bring the house prices down and create a competitive market. Now it will take multiple house plots to create that same tax revenue. More land to create the same revenue. Higher income households also spend more money for food, restaurants, furniture, shopping, cars, more local investments, income tax, etc. Higher income households can afford to keep their house/yard manicured which further increases property value. Increasing the population definitely does not increase the economy. India is by far one of the most populous countries, yet they are also one of the poorest.. by population. Indonesia, Pakistan, Nigeria.. all at the top of the list in population… yet they have sh!t economies.

@Hi It's Me i think you have some good points but i think you are thinking very near time and not about future planning also are missing geological context of the area. I think we need to house more people in general. That is more important then not building. Someone like myself have lived in the area my whole life and will have no chance to buy a house if nothing is done. I think that having more housing will help people like myself. As for the higher income people, this will not displace them from their normal locations like San ramon, Dublin, Rockridge, and other rich areas. This would mostly benefit people like myself and my fiance. We both make a decent living but we can not afford a 3 bedroom house for a half million. Like it's possible, but not the most economical for us and many like ourselves. We are basically stuck to the renters class spending 2200 for a 620 square feet apartment. Just simply increasing the supply will help people like myself move out of an apartment, obtain a potential investment vehicle while freeing up more space in apartment to help drop the pricing for others around me or free up some space for a under generation of people just trying to make it. For your tax argument I think you are mostly right Yes it would maybe lower the amount of property tax for the area, but the amount of income tax and sales tax and then the new property tax will mostly be beneficial. Yes you did bring up those countries, but what they are missing is the infrastructure to be able to have an successful economy. We are in one of the most boastful and richest economies in the world. (Yes, I know about the tech layoffs, but this is temporary) we have the work for the population and most of the local infrastructure. Not building houses will be a determent to the future of the area. Building housing is all around benefit to our growing generation instead of keeping the status quo.

Wow. Very careful planning considering all stakeholders is a negative? This is a once in life time evolution for 40,000 people in a most desirable and very wealthy region in the richest state. Most likely its a dangerous polluted perhaps littered with all kinds of NAVY malfeasance. No doubt much has been done with ordnance and super fund like issues. Complex is putting mildly band given the dismal record of government and corporations and developers an record low approvals of all the aforementioned, this should proceed with care and suspicion. See Hunters Point See Simi Valley Rocketdyne. See Nuke waste dumping off the Farallon Island nature reserves and how all levels of state city county and fed covered that up and your favorite Democrat politicians all kick it down the road and minimize severity with BS beyond belief. Recall the horrific most deadly explosive Port Costa event nearby Concord -near Port Chicago by Martinez. Napa newspaper did excellent work. A Navy survivor did the most and wrote a book. When early nuke testing was going on near Vegas, nuke flash visible from LA, that bomb test for two Japanese cities, did damage and exploded with the description, like a "Port Costa Event. Sustainable on what metric? If you’re talking about carbon emissions, then forcing 40,000 people to live even further away simply makes the carbon emissions issue worse. Sustainable in terms of conservation? We have a gigantic land use here that is not being used for nature or agriculture. If you don’t build anything here, then they will build by tearing down natural and agricultural space instead. Seriously, tell us what you actually mean by “sustainability”, because it sounds like you’re just throwing a word out there without actually putting any thought into it.

Good job Concord. Seeno Homes are terrible and should not be involved in any way in a project of this magnitude. Vice Mayor Edi Birsan could care less about the involvement of Seeno and you have to question his motivation.
