Finding the perfect whitetail parcel to buy or lease isn't easy. If you desire to capture your whitetail dreams, then you may need to think outside the box of traditional deer land ingredients. After scouting nearly 700 parcels in 25 states since 2005, here are 20 deer parcel qualities I have experienced, you should consider.

Great timing on this article/video as we're considering putting an offer on a 50 acre piece. The property checks off the majority of this list. Further validation that we need to pull the trigger!

Had a great opportunity here in northern michigan. Buying a 133 acre parcel small creek, some lowlands, mix of pine,wild cherry,beach, maples, conifers,cedar, food plots put in by retired dnr officer. Love your videos. I am by no means a expert hunter but love the outdoors and looking forward to spending more time on the property. Thanks for the great videos you put out.

I bought my 30ac in Clare County last October. It covers a majority of your points expect I need to put in the work of food plots and switch grass...and my neighbors only gun hunt! It’s very productive during bow and even better when my neighbors come up nov 13th to run bait

You only doubled your video estimate, not bad. You have a lot of passion so that's understandable. I bought a piece of land late last year that was timbered several years ago but has trees surrounding the perimeter. It is very close to an extremely large public forest and has a farm right across the road from my place. My land is basically a 60 acre hill, several hundred feet in elevation above the farm across the road surrounded on three sides with land that falls of rather quickly. While there last December, I noticed a lot to deer trails, with some large tracks crisscrossing across the property. As the land has regenerated after binging timbered, a lot of tall vegetation has grown in. I have only seen it during the winter so everything was brown. It looks like a monster deer bedding area. Going over your video, I feel like I can check the box for a lot of the items you highlighted as having a very good potential to grow a large deer herd. Sorry, but saying a "large deer herd" is something that I thought would ever happen in my lifetime but could be possible given the guidance you provide. Thank You.

I would love for you to see the topo to my land 22 acres . Already as you mentioned a hub , nothing for me to see 10 plus deer a sit with multiple doe families. Very terrain with creek oaks with bottom area .

A video on what to when deer already bed and frequently visit your land. Seems like all I can do is hunt the perimeter. Maybe a private message with the over view of my land?

Chilcote Forestry Steve, definitely when it is shared, but not when it is reposted as a new video. Shared is a good thing...being embedded on a website is great too. You can actually download and repost as your own though, which is bad because it turns into duplicate content. Wasn't sure which you were referring to? Same with blogs. Sharing the same blog and even giving credit to the writer is viewed as duplicate content, which dings both in the rankings. I believe that is the same with RU-vid, but I honestly only use single source content on my channel or website. I do share links sometimes as further support, to a sponsor product, etc

Great informative video as usual! I was wondering if you had the ability to do a aerial overview of your property or a made up property and actually show the funnels, pinch points, saddles, benches etc. you look for using aerial images. I have a good idea of what I’m looking for but to have your expertise would be awesome. Thank you

JAMB thank you! I sometimes use various forms of aerial or drone photos to illustrate in videos and/or blogs. One in the recent rut scouting video, another in last year's precision buck hunting system and then combination stand strategies, with stand locations. There are others going back further than that...Hill country whitetails is an ok'd blog that had one in. Another one where I had Hunterra mapping team up, is something like "Top 10 buck bedding locations". If you search on Google you can find most of those blogs...or going back in my videos here too. I hope that helps a little!

which direction is the wind usually coming from in north east Michigan? the reason I ask is I put in a trail down the whole west on the property line to access my tree stands.

You stable, 35% winds are Southerly. A great way to check it out is by using the desktop version of weather underground...historical weather data

Yes, all contacts go thru info@whitetailhabitatsolutions.com. But I only work through direct contact for hunters who hire me to design their lands, in site. Just no time...other than the thousands of questions I answer on social media. I design about 70-75 client parcels per year, so there is typically a time to fit you in if you are located in the right area. I hope that helps!

Greetings, I am so passionate about wildlife deer's that I find laying on the side of the road. With construction building, the deer's are loosing their habitat. They have no safe haven. I want to purchase some land and build a safe haven for them to live. How do I start? I thought about a go fund me to purchase the land. I can build shelters on that land, and build water feeds throughout the land.
