Denver rent prices have risen steadily over the past, oh, decade or so. Finally, within the past year, there have been a handful of months in which prices stayed flat or slightly declined.
In the most recent data, the average rent in Denver went down month over month AND year over year, which may be signaling cooling rental demand at the same time we're seeing an uptick in supply.

I've never seen so many people who are disconnected from reality, like the people in Denver. They'll literally sell you a dump for the price of a 5-star luxury suite, then expect you to kiss their a$$ because they did you such a huge favor.

$1400/mo for a 300 sq ft apartment. I was paying $2k for 700 sq ft. I just want to go back home to Winter Park but they aren’t building apartments in the mountains. So I stay trapped and completely depressed af in Denver. I refuse to even date because I don’t want a man or children trapping me here for them rest my life lol. Denver Metro was never a good place to live, my friends and I got trapped here because of the college lie

We can thank the transplants like this guy for that. Denver is nothing like it used to be. Mainly cause Denver is starting to look like LA.

@@ayyyejesterdazed As long as you continue to pay it, they'll continue to charge it. Your right, it's called Rent-Trap. If I can keep you Rent poor, you'll never ever have enough to move. Your mindset is making the rent that's it. Then Rent is raised just enough to keep you there, but doesn't force you to leave. Even charge for a parking space i know your going have to fight the neighbors, or amenities your never going to use. You get it. It's all a trap. The purposely homeless have already figured this out.

Hi. Good information. I live in the Albuquerque metro (if you can call it that) and we are getting a mass influx of people moving here from Texas, which is keeping prices high high high... never seen it this uninvestably high down here before. Are you seeing that with the single family stuff up there too?

In short, yes. Migration to Denver has slowed since about 2019, but we still see positive population growth every year, and that's keeping home prices (both for sale and for rent) high. There are actually tremendous buyer opportunities with condos and multifamily properties, but single family properties are at a premium. Kind of like Grace Property Management said in the blog post I mentioned, there's a crazy big chasm between attached and detached properties right now.

Interesting. In albuquerque I'd say there's high demand and low supply of small houses. I guess this does make sense to me because ultimately people want primacy. I tell people this all day long.... that's why I design my house in a way that is more private. It's also the reasons you stated but a major factor also is privacy. So if you design the house with privacy(not easy) you can succeed. Also apartments can be built with privacy too which would make them valuable. It's applies to every single type of housing and even commercial property for businesses and such. I really say privacy is the key but essentially no one builds in a way that is quiet. Also not energy efficient or durable or secure/safe buildings😢

Its HELL ON EARTH in Denver. Im a Denver native, the BLUE politics have been soft on crime and homelessness. Pair that with the massive influx of illegal migration… its a BEAUTIFUL place to live but these fake politicians that act like they care about the environment, have let trash accumulate on the sides of all the roadways, theres no DOW officers checking for ppl fishing or hunting illegally. Crime will absolutely skyrocket in the next 5 years. Oh, not to mention, they are only building apartments and not houses

Don't it's full. And the natives are hostile. And we aren't afraid to let you know how we feel. Also fun fact, our mountain parks use to not be littered with beer cans and trash. The trails where actually respected and people stayed on them. For the past 6 years it has been starting to look like trashy parts of the midwest....

colorado landlords have a nasty decline coming. Denver just has it sooner than the rest because of the migrants.

This guy lies so much. Due to property tax adjustments, renters are paying more for rent not less. Also, with that being said, all around denver new taxes are constantly increasing the cost of living.

​@@DataRae-AIEngineerout of the US. The more I think about it makes sense for some high earning people with remote jobs to leave the country altogether. They probably go to places where the dollar can afford them alot. Me? I would think of getting a job at sea. I would live and eat on the ship. No gas, no utilities. No where and nothing to spend money for. I can only save.

I moved to Colorado from New York City in 2020. I was paying around $2081 for a large one bedroom apartment in New York City when I was apartment shopping in Denver, the rents were comparable to New York City, which I thought was insane. It’s nothing like New York City but they want to charge New York City prices. The place shuts down at 9 PM. Also $2081 included water and heat. My transportation was $125.00 a month for an unlimited metro pass.

@@DenverLivingwithSam Sunny Side, Queens off the 7 train. Residents tend to stay longer in NYC because rent is stabilized, so I don’t bother getting to know other tenants here. In my old building the residents were older a lot of them were retired they had been there for 20-30 years. There was a community people went to community meetings.

Someone from New York can compare. Colorado elected officials do a good job of keeping your comparison quiet. Even the newly built apartments are NY prices. No one reason to relocate to Denver unless you like shoveling snow.

@@Dfgbuiiyyyybb In Colorado Legislation is afraid to stabilize Rent in fear developers will leave. Coloradp hard-pressed for any type of business Legislation doesn't work. So Rent is what it is. Take it or leave.
