Front entrance add double glass doors to either room it becomes a home office...the other side is a formal living room 😇 This HOME looks perfect! Mudroom separate from utility room 🔥🔥🔥😇 Master bath🔥 CLAIM Y'ALL HOUSE!!

The first home was too "rough" to tell what it would look like. 2nd home, though beautiful, was full of upgrades, and i didn't understand that looong, skinny closet? They also had 3 eating areas? The model homes can be staged beautifully, but make sure it's useful space for what you need. Also, be willing to eliminate items on your list. I forfeited a large front porch for a patio and HUGE master closet. Choose wisely - you don't want to be stressing each month because it's "time to make the house payment". God's blessings to you both. Have fun!

Great advice about making sure you get useful space when purchasing a home. I’m looking to purchase a home as well and a large formal dining room is useless for my family.

That last house was absolutely beautiful!I just kept seeing get togethers with family and friends there. It was decorated immaculately! Love the walls in media room and the wall on landing. The second house was my favorite out of this tour, I love everything about it the style & layout. The two rooms in the front of the house looks like a formal living room to your right & a study/library room on your left just without the doors, because that's an upgrade, most homes call those type of rooms a flex room, because you can turn it into whatever you want. Tell your husband in that first house, the room with a door & closet in the entry way upstairs is actually a bedroom, it is a secondary master or inlaw suite as they are usually called. Besides media rooms DO NOT have windows!!

Pay the model houses little attention. They are designed to make you want upgrades and finishes you can add later. I know MI has floorplans on their website.. look at the floorplan as you walk the house if you can. Sometimes they add extra rooms in the model and don't disclose it. I don't recommend looking at homes where the starting price is the top of your budget, you will 100% go over. Give yourself cushion. Also, most of the upgrades are over priced. You can always change something later, especially things like door handles, cabinet colors , faucet designs, light fixtures. Focus money on things that are harder to switch out like counter tops, electrical, plumbing, and floor plan. You'd be surprised how many things are easily switched out. (like carpet, i say go for the non upgrade flooring unless it's very expensive) Also décor takes a while to "finish" so don't sweat it. Don't rush to fill your house up with things because as life changes so will your tastes and you don't want to spend thousands on stuff you don't like 2 years from now. ok.. thats all lol

It’s easier to picture a home when it’s staged. As a first time homebuyer, it’s a beautiful but tedious process (for me and hubby) since we had to foresee what our needs are for our lifestyle; don’t forget storage storage storage. We picked our house in the plastering stage, focused on the layout, was able to make changes to suit. I don’t regret a thing, we’re in our dream home. Mary and hubby just enjoy the process the many highs, the lows everything let God in on it, the right advisers and God show you the one. Blessings 🙏🏾

Love the second house! My advice to you is: 1) don't do any upgrades until you've lived in your home. You'd be surprised how your mind or style may change a year or two from move-in day. 2) if you do upgrade, don't use the same company who built the house. There's a good chance you can find other vendors to do the exact same job but cheaper (and maybe even better!)

The second home that You all touredWas gorgeous and if all possible if you can fit some of those main upgrades such as flooring ,Venthood,Wall towelsInto your budget and make that payment right up front within your mortgage it will be worth it because you don’t have to go back later on and try to upgrade some of those major things. Think about it!🤔😀

I work in Architecture and have worked with several Home Builders. Be smart with your upgrades. Remember that there are things that you can do later on down the line and at a much cheaper price! It’s depending on your budget, but I would first focus on structural options as they will cost the most to do later. Structural options consist of things like Media Room, added bedrooms, covered porches, etc. anything that add on to the structure of the home. If your budget extends further than that, them focus on the kitchen and master bath upgrades and flooring.

Have fun during your home buying journey. Also, please be aware that overlooks are gorgeous but sound carries into the bedroom areas upstairs. When your future kids are small, it my be a pain to have to be quiet in the family room so that the kids can stay asleep upstairs. Again, have fun looking!

Your husband is right they have a price tag for ALLL the upgrades hahaha even the technology y'all don't see that's in the walls, like even light switches hahah when I found that out I was like WAHHH!?🤪. BUT this house is beautiful. Some upgrades I learned can be put in after the fact ( like fixtures or lights/pendents, even faucets, but sometimes ya what it now hahah). So much learning comes with having a home, building or even getting a spec house. But, I just LOVE hearing your excitement, it's a beautiful thing! 💕

Some homes have a master upstairs and down. In the first home, the room with “no door” (😂), Mary you’re right. It can serve as the upstairs masters or in-law suite. But the beauty in home ownership, you can make the rooms whatever you want! Girl that room can be your whole closet if you decided!! Lol

That house was fav, luv it. Gerard is a mess, luv u anyway "Bubba.". My prayers r with you all during this process. I remember that time for us, as I was just about to throw in the towel, God made his decision. It is the most amazing thing I had seen in a long time. 1st house, upstairs. Is like a master bedroom. 2nd house upon entry to to left, is like a meeting room to the right a sitting room. I love #2!!! That's the one!!!!!

2nd house shown ideas Open rooms to the left and right Close it by adding a 4th wall and door. One side office other side gym. I know realtor suggested a gym in garage but this is Texas. It is HOT 75% of the time. The garage is the same temperature as whatever it is outside. Balcony views looking downstairs may look pretty but consider that because that is open any noise (from upstairs and downstairs will be heard on both ends). It will be competing noise. And when baby are toddlers, elementary, (even middle school) it is nerve racking safety concern. Although there are plenty of people who have with kids. I'm too nervous. Lol. Long skinny closet Back: holiday decorations Front: stroller (that way your not lugging it up and down stair and garage is actually used for cars) and high chair. Remember it's your home that you own and you can make any room what you want it to be. You don't have to use it as it was marketed.

The prices are definitely better. My husband used to live in New Jersey and work in New York. We knew that area wouldn’t be a great place for us to raise a family. The cost of living is too expensive 😅

I haven’t lived in NY in 14 years, born and raised Bronx girl and I would never go back. Especially because the military got me spoiled to other states. I’m moving to Dallas and starting my journey of buying my home once I graduate nursing school here in South Carolina.

I have to agree the second house was bomb.com! But your husband is right. The builders are showing you all the upgrades because they know the potential homeowner will fall in love with everything and have all the upgrades and they will give you all the bells and whistles. But keep your budget in mind, you said at the beginning you didn't want to go too much over your budget. I know God will provide you with the home of your dreams. I wish you the best.

Nice house! Looks like you have a home with two masters, one up and one down. It has a bath and closet which constitutes a bedroom. It can be what ever you would like. We have that as well. Could be an in-law bedroom. We used it for my mommy. Finding a new home is so much fun and getting to build it is fun. If you do please go every day and keep on them. Take pictures of everything especially before they close up the walls so you know where everything in. We did that for our current home and it came in handy! Jesus can do it. I bought a new construction home 2 yrs ago with the sink in the island that I was excited about but after living and using my kitchen, I would prefer to have a sink-less island for more counter space & my guests won’t see what’s in my sink and it’s aesthetically pleasing for holiday decor, etc

I think that odd upstairs room could really be considered like an in-laws suite. And if that downstairs room off the entrance has a closet then lost builders would call that a bed room. BUT the great thing about having your own space is that you can make these rooms what YOU want them to be and change it around as seasons of life and needs change: for example, that downstairs room could be an office now, small playroom later for future children. Upstairs "suite"? Could be a media room/game room now, and then later maybe half media room half office , or home gym, or a crafting/editing space. It's so large that with the right furniture placement it could be like a multipurpose room 🙂. I've learned after having a few houses ( we moved a few times) that the sellers may call a room something they see it to be but YOU get to use it how it works best for your family. These are some beautiful homes for sure and I'm excited to see what y'all are blessed with as the journey continues and y'all make a house into your home! 💕

Don’t be overwhelmed at the design center... do it yourself and add your own personal touches. That will definitely increase your bottom line if you go with builder upgrades.

This home looks like it checks all your boxes....and it's so open yet modern. Now you know that's got a ton of space for children!!!! I just want to know why Jared is so quiet...lol! LOL... in the 1st lay out. There is a master suite on both floors, either can be considered a guest suite. So its up to the home owner which one you would choose to actually be your master!

It's a bedroom in the first house. When I bought my first home, I got the standard and upgraded one room at a time and it cost alot less than what the upgrade would have cost in the beginning.
