Living in Jamestown is unlike anywhere else in the greater Hampton Roads area. I think anyone moving to Williamsburg should take a look at as many neighborhoods in this area as they can, to see if it's the right fit for them. In this video we'll take a look at 3 different neighborhoods in Jamestown along Neck-O-Land Rd, which break off of Jamestown Rd. about halfway to Jamestown Settlement.
We start in Gatehouse Farms, which is a small neighborhood of about 50 homes built between 1978 and 1985. These homes range in size from 1250 sq ft to 2200 sq ft, and most are 3 bed, 2 bath, though there are some 2 bed and 4 bed homes. The unique thing about his neighborhood is that you can purchase here for under $400,000 which is very hard to find in the Jamestown area for single family homes.
Then we head next door to Pelegs Point. This is a larger community of nearly 200 homes that started being built in 1993 and are just finishing up construction on the final builds here in mid-2023. These homes range in size from 2000 sq ft to 5000 sq ft and have been selling anywhere between $500,000 and $750,000 in the year leading up to this video. There's a very small HOA of just $15 per month with no amenities, like a pool or playgrounds in the neighborhood.
We finish our tour across the street in Powhatan Shores. This is a wonderful, waterfront neighborhood, on both the Powhatan Canals and Powhatan Creek, of just over 100 homes. In this neighborhood you'll see a variety of styles, with build years of 1976 through 1994, and sizes ranging from 1600 sq ft to 4500 sq ft. You'll also see a wide range of sales prices, between $425,000 and $750,000 due to the waterfront options here. There's a $200 per year fee to use the boat launch, but no formal HOA.
