I agree with your suggestion. The "breakfast" room is almost a full-sized dining room, and half of it could be used to create an ensuite bath, a walk-in closet and a small laundry room. While I was at it, I'd update the 1970s kitchen cabinets!
I’d change the cabinets hardware, but like the kitchen. One dinning area is enough, where the round dinning is, you could make that laundry room bigger, to include a deep sink, small counter space to put laundry baskets on. As others have suggested, the half bath should be in the hallway, not open to the living area, and full bath in the master bedroom. Oh and less paneling. But all in all it’s a cute design.
In a small house I think having two dining tables is not a great idea. For my lifestyle, a bigger laundry room is needed and I never like a bathroom opening to the living space so I wonder if you could rearrange the space to create two bathrooms, even if they are small. One onsuite for the master and one opening to the hall. But, I really like the simple roof and compact foundation as well as the porches.
Простая архитектура, понятная планировка. Дизайн кухни необычный, очень интересно смотрится издалека. Не совсем понятен замысел дома, на схеме он не просматривается. Еще я бы сделала окно в туалете, а раковину повернула бы на ту стену, где стиралки
