Brother Kofi, is there a feasible way to have a phase which has an elevated version of these homes? In that way, the homes sit higher and give more privacy from the street level Even just 5 feet elevation would make a difference

I enjoyed this interview. Wonderful work being done. It is uttermost important to build houses that Ghanaian professionals can afford. I am happy that he recognized that 50kUSD are still our of reach for some Ghanaian professionals.

It took him 5years to sell the houses at Ayi Mensah and those were like $259k. It was there he got to know that it was expensive to a lot of the diasporans. With these units at $55K, it flew off the shelves quickly for the diasporans but not Ghanaians. Real Estate developers need to learn from this.

Wow this is a great option. Sis can you interview builders using the interlocking bricks? I understand that's another low cost saving of 25 to 30% of building cost and a quicker building option as well.

Nice community. However, I have a few questions. Does the community have an HOA? And if so what is monthly or yearly dues? Who is responsible for the upkeep of this community i.e street cleaning, street lighting and security?

The community has HOA, We have three different phases at the moment and the monthly fee for Phase one is 300 Ghc, and Phase 2 and 3 are going up to 400 due to the fact that prices of things have gone up. The service fee covers cleaning, water, Security etc.

So glad there are not buildings stacked on levels like the "projects" in the West/UK. There would become "run-down" communities eventually. Space and greenery is far better than over-crowed communities.

The history of high rise buildings in the West is completely different from Ghana. Crime don’t happen in storey buildings in Ghana compared to others. High rise buildings are luxuries in Ghana.

The Shell for the 2 bedroom is $42K and the three-bedroom is $58K. You will have to do your own fittings... only the exterior wall, windows, and two exterior doors will be done by us.

The price point is ok but I find the development a bit bland and boxy... Almost like a government built teachers', prison officers' or nurses' quarters, etc. I am just not feeling the vibe! I am also not a bungalow type person I need and upstairs but I guess this reflects the price point.

I think they should have made the structure a bit prettier and nicer , contemporary , even though they say it is “affordable “ . To me it just looks bland and giving me a township in black Soweto vibe or those quickly put together volta river or akosombo houses for their staff. Am not feeling it at all despite the price.

Additional costs involved for structural building integrity when going a floor and higher. Also a higher resource footprint if more people are there - meaning, higher waste disposal, more water tanks, tapping more borehole aquifers, building cooling. When these things add up it no longer becomes affordable for the buyer when more resource materials and time is a factor.

We have lived in flats before, and this time we want a garden area to air dry clothes, and no stairs to climb. Simple. This is two miles from me in Nsakye which is just outside the city. Diasporas don't want the feeling of the city.

I feel if you are paying materials with Ghana cedis then they should sell the houses in Ghana cedis so all of us regular folks can afford them in Ghana cedis not USD it's not fair to people who are just not Rich we are not Rich.. and even these millions dollars home don't have walk-in closet not bathtub to take a hot bubble bath.amd you are taking away the trees and grass..and last but not least no Private area for a washing machine and dryer. Like who, JayZ and Oprah? No celebrity is going to live in this $55k neighborhood. This place is for established middle-class diasporans that are fed up with the crap that is white "supremacy" and weaponized capitalism. People who own their home in the U.S./UK are looking to sell there and move to Ghana. I'm planning to sell one of my homes for $400k+. I'm coming straight to Ghana and buying some really nice and fully finished for no more than $100k The return to African means that Ghana will have a middle class. A middle class drives innovation and increases the standard of living that benefits everyone. Diasporans are bringing their wealth, job experience, education, new perspectives, and their Blackness. Blackness, as opposed to other foreign nationalities/races that don't really care or have respect for Africa and Africans.

Wow I did not meant Medicaid and Part A and part B Medicare for some poor folks like my self disabled with a spinal cord injury. Where I pay no go pays. And please do not say folks like myself should not come to Africa and stay in crazy ass violent America! How do I find the cost of the top tier Ghana monthly medical insurance which, I do not know the name but I heard that it’s possible around 700 Ghana cedis a month, is that true??????????

@@joylm9108 Thank you so much for your nasty comment. I love ❤️ it. In my life because of my injury things have changed. Before getting injured. I had a business then divorce. Then I was working 1 full job $200 a day armed security officer. 2 part time jobs security but unarmed. And 4 classes at the university where I graduated with my BA. But I had 6 tenants. Then I became injured. Still I learned how to survive. I am very proud of myself. I had no income but still survived by being creative and renting out 6 rooms in my house not for profit but giving each tenant a bill to pay, and some tenants paid taxes others paid monthly insurance. So I helped get people off the street for free. Helped them save money and move on. But they kept on my utilities until cash came from the approval from a judge. This took three years. Then I volunteer while hurt and injured with African families with many children , this allowed me to forget about my pain and disability, by putting them in private schools where others paid their tuition for free. Helped their kids play soccer. Helped the family with their English. And made sure the moms, and dads received jobs making over $15 a hour to $17 a hour. I helped three African brothers and their families with school , contacts, networking and social events. When my African friends in the states need someone to go with them to be sworn in for citizenship, I come, I have friends from the Caribbean who I helped find a place to live and get jobs. One African brother a doctor lived with me several years ago for one year because his daughter and wife die and his papers and green card taken. The point I am trying to make is I know my purpose and my path and my gift!!!!!!!! No comment or complaints can influence or make me fearful. God is in every thing I do. I can’t wait to be in Ghana and live near or in the village as a Pan African thinker. The rich care nothing about the poor even in Ghana! My plan is to adopted a local orphanage and school with supplies and start a angel network from contacts back in the states for poor smaller villages not getting government or help from tourist near bigger cities like Accra. But my infrastructure, business land, and building a home budget must be on point. I am a African centric thinker, I follow in the foot steps of my hero’s. Like Dr John H Clark, Malcolm X, Fanny Lou Hammer, Rosa Park, Harriet Tubman,Maya Angelo WEB DU Bois, Macy’s Graveyard, K Toure, Nelson Mandela and so many others. I will share 2 acres of food and water for free. While still setting up a farm business. I am a giver not a taker, sister Joy and you should 🙏 pray for thousands or millions of Twana Cisses in the world coming from the US with the right mind set and full loving ❤️ heart!!!!!!!! My health is in Gods hands. Yet, as a sick person I can do more in one year then most can do in a life time. God bless!!!!!!
