Hey man, just found your channel and it’s great. I also invest in real estate. Some buy and hold, some flips, some short term rentals. I know if you keep putting out this great content you will pass 100k subs in no time. Just wanted offer a couple tips. First, make sure your are taking some chips off they table. Real estate is great, but there will be bad seasons and if you have everything in play it can be a bad situation. Second tip, once you use a whole seller to buy property and you close, you now know the sellers. They typically have other properties. Build those relationships and you won’t need to pay the middle man. Just food for thought.

In my primary, just to upgrade 1500 sq ft from tile & carpet and remodeling a 10X5 restroom is costing me $18K+ material i.e. approx $30K-40K. These properties have 10 times the work. Even if you get basic material, how do you find these contractors who can do for 65K's and 40K's? How often do you run cost over runs! Especially your comps have a very good upgrades.

Found your channel yesterday and plan to watch all your content. Amazing value you’re bringing. It’s refreshing to see the challenges you face as an investor. You know there’s a RU-vid channel called Stud Pack. They're a father son contractor team. They bought a house to tear down and build new somewhere outside of Houston I believe. When they started their project they found they had to replace a massive amount of soil because what was there was not solid enough to support what they are building. Actually the backyard was a soggy mess. Watching you walk this place I can’t help but wonder if it’s a Texas thing that old foundations just shift over time because the soil wasn’t up to a certain standard or has changed over time?

My biggest pivot in flipping is finding my own deal. Wholesaler have a fee that eats on profit

alot of times as long as the walls are not cracking bad you can level quick floors and put a floating floor system to correct the problem, i am not from houston so i dont know the land but in AZ it desert and that is an easy fix. unless you are on a dairy farm which can cause problems, but easy to hide, but id rather not sale a lemon id like to be upfront with all and any future problems

JEEZ! The average American lives pay check to pay check and are about $500 a way from going bankrupt. YET.....these home investors are expected from contractors to EASILY spend TENS of THOUSANDS of DOLLARS to fix these properties. Holy Sht. SMH!! Yet these contractors speak to home investors like they have unlimited funds and are ATM machines.
