Buying a home is not same as buying a flat. resale Flat will never appreciate. after 30 years, flat need to be reconstructed. Buying flat means giving your money to nexus of builders( in the backend politicians) , banks and govt.
but we need some real estate to live be it home on own land or flat. These days it is almost impossible to buy land in Tier-1 cities (Delhi, Mumbai, Bengaluru, Hyderabad, Chennai) due to sky high prices. Even flats are not affordable in Delhi & Mumbai.

Guruji, although rental yield is 3% only and it will be 3% always but the returns on a property should be capital appreciation + rental yield. For example if a property almost doubles every 6 years, then it has a cagr of 12%, but the total returns on that property will be 15% (which includes 3% rental for every year).

I enjoy your video too. I didn't have single penny but I managed agood house of 260sq yrd by taking loans of our office means spouse.And then from the bank too. Frieds discooraged about the interest. We thougt when we have no capital then why should worry about interest. If we pay house rent and HRA is deducted too in staff quarters. Taking loan and construsted house all the interst become counter balanced by HR and HRA. Within 5 years we r free by all types of loan, though home expenditures were deduced on those days. If we count capital and interest at that time we couldn't get our own house.

at any stage of your life when you have clarity of your longterm living requirement and when your EMI paying capability has become good you should go ahead and buy house for self.... usually that age is betn 35-40.....i started of with 1bhk when i was 32, booked a 2bhk, sold and ended up with a good location/amenities 3bhk when i was 38....now at 40 i feel i should have a 3.5bhk ....so your req and clarity comes later..

Not buying a house is the best financial decision of life . 1. You don't know where you have to shift for job purpose. 2. After buying house you have the liability of paying EMI ,which you can't stop or alter ,in case of rent you have the freedom to shift . 3. Staying at rent saves lot of money ,and freedom to move anywhere. 4. Don't fall in trap of buying home ,due to this unnecessary buying real estate prices have gone up .,don't buy home at young age ,buy when you are 50+ ,this will stop unnecessary rise in demand . 5. The problem in buying a house/flat is that when you want to sell it then no one wants to buy old flat that too at high price . everyone wants to buy new flat . So your investment is blocked ,and if you can't sell it you can't realise the profit. 6. All boys should not undergo pressure created by girls family for flat ,it is a trap ,if girls have to marry a person who is having flat than it is a red flag (she is a gold digger). If the girls family has so much concern,than they should buy flat on her name and give the couple as a gift to stay 😅. 6. What is the use of such a wife who can't stay with you if you don't have a flat ,it means she is loving flat more than you ( a big red flag )😅,stay away from such things . 7.
