It can't keep going up like this. Historically, when rates go down, economy is in a pretty bad place and home prices go down as well. Thinking that this time will be different is usually not a good idea.

It depends. In times of high inflation, history shows that real estate is the best investment. With the Canadian dollar dropping in value, cash becoming worth less, and high immigration, it’s hard to beat. Not good for our economy but good personally - the land owners get richer while the renters get poorer.

Came to say this, the logic in this video assumes we don’t see a much needed and highly likely correction. Only idiots believe you can’t lose in real estate

It depends on if the market can go up at the rate as it has in the past few years. Many people that I know have this concern that we’ve reach the peak and the market will either be still or go down. But it’s going to be pain in the ass if we live a life with numbers in head constantly. Nothing is better than having a peaceful mind, this works for me at least ❤😊😊😊

Another thing to consider is it’s a pain in the ass to move or store your stuff lol. Also costs something as well :)

Yep...leverage baby. In this context, home ownership is like a huge margin loan investment in a non-registered brokerage account.

Another thing to consider… if you sell and invest the equity from your primary residence into non-registered investments will be the taxes payable from any interest or gains earned on that investment. This will of course reduce your expected ROI. If you do not have to sell immediately leave the equity in your primary residence and ride the increased value of your home, until selling suits your life choices. As in almost all cases there is no tax payable on the sale and equity of your primary residence.

Good point. Realistically, if you put your family going through this sell-rent-buy hell, you lose the meaning of buying a new home. Home is meant to be enjoyable. Think this way. If your target home price goes up, your property value likely goes up. If your target home prices down, your property value likely goes down too.

Yes. We are thinking the same. 😅. My concern is tax! I read somewhere that when you sell your primary property you need to buy within 1 years otherwise you pay capital gains. Do you perhaps know if there is any truth to that?

I thought you pay capital gains on any property if you sell within the first year of purchase. Anyways, consider the $15-$30k selling costs and mortgage penalty

This is exactly what I've just done. I sold my condo TODAY (literally an hour ago) and I'm about to invest the proceeds of the sale into some high-return investments that I plan on not touching until about 2029/2030. I fall into that small bracket of individuals where this choice makes the most sense so none of the downside of this decision bothers me in the slightest. Additionally going from paying a mortgage + condo fees + property taxes to paying rent saves me a significant amount of money every month. Would be happy to chat.

Can you share more details on high-return investments, please? We purchased an apartment in Vancouver and... looking at the cost of living, we will sell it as we don't see it being an investment. I would prefer to use the money I get back from it to through in some sort of high-return investments that will use in the future to buy a house in Calgary or Okotoks.

@@alexandrucovaliov8989 Sure, the high-return investments are Bitcoin, Microstrategy and Bitcoin Miner stocks. Note, Bitcoin only, not crypto, and that's very important to say. I have a specifically targeted portfolio in this area and it's entirely Bitcoin focused. All I can say is, study Bitcoin and understand it before making any decisions because it's the maths class you never had, the history class you never had, the finance class you never had, the physics/energy class you never had and the economics class you never had. I have been involved in Bitcoin since 2014, I have spent over a decade and well over 10,000 hours studying, understanding and experimenting with it. And after ten years and over 10,000 hours of study....my conclusion is that it's the only thing that ultimately wins. Not even real estate. My goal is to let these assets appreciate in value and re-evaluate in 2029/2030, and only at that time, buy a home outright. Renting until then. Good luck.
