My aunt used to do this as a top realtor in the 1980s/1990s. Often times, she used things from her own home but also she had great relationships with local small furniture stores, antique shops, etc. and they would lend her items for free in exchange for leaving advertising materials on site for perspective home buyers. Other realtors thought she was nuts because it's a lot of work to prep but my aunt's listings always sold quickly and at higher price points. Some of the buyers would then hire her to decorate their new homes. She never had any formal training either. She's just one of the lucky people with a great eye and tons of imagination

Anna Gray You can’t charge him for the improvements unless he agreed to let you do them in the first place. I’m not sure why you would spend money like that on a home you don’t own. I’m sure it looks gorgeous, but folks like you are why I am getting out of the landlord game. People misunderstand what “rental” means. I let you stay in my house for a fee...it’s not really YOURS to do as you see fit, unless I agree.

Investing $1,500 for a fake Meredith is steep. I would recommend you save your money and get in contact with your local university that has a school of design and get a college student to do it for free! Schedule some interviews with students, take a look at their portfolios, and hire based off of what you like best. The student gets to pad their portfolio for future use and you get a free staging. Partner with a local furniture store where you use their furniture and they can advertise in the home for free. Everyone wins!

Go to the library and look through some home decor magazines, come up with a plan, rent furniture by the week or month, buy accessory's "keep receipts and don't go over the 30 day limit on returns" use things from your home, family and friends and stage the home yourself. If you get help don't forget to take out for drinks after the sale, best of luck.

I sold an empty house in 2 days with multiple great offers. It really matters where your house is located. Perhaps in less desirable neighborhoods or a saturated market you may need this service. It would not have made any difference in my case and I would have lost money on staging fees. Definitely not realistic for many home owners.
@SmidBeach

A lot of clients who hire home stagers are in a time crunch. And some houses emanate a "dated" feel. Whether it's worth the investment depends on the house and how much time you have to do your own research and make your own changes.

+Jennifer Wilson. I disagree with you. Many of the houses featured in this video were high-end. And you can't be certain you wouldn't have received a higher offer for your house if you had invested in staging it. To say it wouldn't have made a difference is stubborn thinking. Fact is you don't know.

I am a realtor in North Carolina and ran into one home that was staged. Nicely done but it didn't work as for a quick sell. It took just as long to sell as the an unstage home. Maybe it works for larger cities but it didn't work down south in my hometown.

Making a judgment after only seeing one house that was stage is not a fair way to determine if staging is of value. How long have you been in the business?

I'm sure in her early days it was a lot of physical labor. I never got into interior design because when starting out on lower budgets you got to make things, paint things , fix things ect. Moving furniture in and out of hot trucks, heavy lifting into narrow doorways, up stairs, is so exhausting. Then to try to come up with a design that's cohesive and manage your crew as it grows, this is no easy feat.

CBS Sunday Morning did a segment on ‘house staging’, in case you don’t know what that is, its were an empty house is dressed for sale by making it appear, lived in. Very much like what television viewers experience when watching a newscast, the producers take ordinary plain looking Janes and Joes, make them appear exciting, by adding facial make-up, hair dye, give them news copy, stage them before televison cameras, on a news room set, then tell them to read the copy, and if necessary, to act like a journalist…and if convincing, with increased viewer numbers, pay them a million bucks…

Is it simpler to hire a stager than an interior designer just to update my own home?
@SmidBeach
@SmidBeach 5 лет назад
I'm sure there are stagers with backgrounds in design, but making a home inviting to guests or comfortable to live in is different from attracting buyers. The amount of room and storage space needs to be clearly visible, and personal photos need to be removed because the object is to help the prospective buyers imagine their own families living there. A stager brings in their own inventory and often a seller who still lives there puts some things in storage. Stagers are temporarily furnishing the space, and what I know from interviewing a home stager is that lots of clients have limited time. Interior designers are there to please you and create a space that reflects your personality, whereas a home stager I met warns her clients who are staging before they move out, "You're not going to like our changes."

What makes this woman so worthy of a TV news spot? Obviously, it’s that someone knew someone who knew someone, etc. But I don’t see any of those spaces as that much better than a lot of people can do for themselves. There are RU-vidrs who can do as well. I didn’t fall in love with any of those homes. That is what you get when you have a correspondent who knows nothing about design but feels incompetent and has a home that needs a LOT of attention. I agree that you don’t really need formal courses.
