Most of these nationwide builders have a lot of the same models available in multiple states - but they usually go by a different name. Otherwise put a for sale sign in the front yard and come try out AZ! 😆

Thanks for watching. The builders are starting to feel the squeeze and have started cutting prices on their spec home inventory. Hopefully those price cuts will flow through to their custom build pricing too.

New builds can always have issues, and yes, you want to utilize a good inspector to catch as much as you can on the front end. But you need a good Realtor because most of the issues you'll run into are going to pop up after you've lived in the home for a few months, and we can help guide you through the process of working with the builder to address those issues and get them repaired.

@@ArizonaDreamin A realtor very little power when purchasing a home from these major builders. The contract is written by the builder and is non-negotiable. Once in the home you are at the mercy of the builders Customer Service department. The Customer Service departments are at the mercy of the sub-contractors that the actual sub-contractor hired by the builder uses. Everyone we experience speak little to zero English and had little more than basic skills. With our Taylor Morrison Home (Junk), I had to redo 60% of the flooring we paid significantly to upgrade. Thin set not curing, no grout color. Thin set issue was never address by TMHomes. Grout color was painted to cover up the not curing issue and would need to be repainted every year, had I not pulled it all to fix it. Master Shower... paid extra to have a walkin without a curb. It took Taylor Morrison, more than 9 missed appointment and 9 attended appointments and its still not fixed. That's my next project. I will not call these pathetically incompetent people for another repair, because they don't know how to build it in the first place, and I am tired of fixing their band aide repairs. Crooked walls where your $50,000 cabinet/appliance upgrade sticks out. Windows off center. Not a single faucet tightened (which means there never was a pressure check of the homes water supply-by Taylor Morrison anyway. Pick it apart people, or you will get burned by this builder.

@Maj Gray The right agent can actually be quite helpful. Everything is negotiable and a good agent can help resolve problems after the home is built and occupied. I've had to help several of my clients when the builder was not willing to offer much assistance at first - and each time we were successful in getting everything resolved. Good representation is everything in this process.
