A new problem has arisen in the woodland homestead and it is time for me to get into a space I have yet to explore here. There are two separate attics over this house and getting in one of them is going to help me solve this mystery leak.

I'd rip the rotten stuff out, add flashing, ice and rain shield, and then shingle it. I'd also permanently attach the tarp so it stay for the winter and fix it in warmer weather with longer daylight. In the meantime save up for it and skip the insurance because if your area is like my area no one will fix it until spring anyway.

You might want to consider tarping it all the way up to the ridge to prevent water from continuing to run under the tarp where you put the bricks. Also, avoid mentioning mold when talking to the insurance company.

SSL I have a friend that is retired, that used to be a roofer. One thing I know from him is where the two roofs meet on the bottom their should be a flashing their to redirect the water down the edge to drip edge. I did not see any flashing in your video. That could be the beginning of your whole problem.

I had a large wet spot on our kitchen ceiling. When it rained I went up in the attic and noticed water dripping from a nail. I hammered the nail up and located it on the roof. While up on the roof, I put a roof sealer around the nail and hammered it back down. That solved the leak problem. You may have a leak where the shingles hang over. You may want to try getting a roof sealer and putting a bead at the edge where it hangs over.

Water leaks are tricky . My mother lived in a house that had a back porch added years later. Water would come down the wall and be a little puddle on the floor. i put new flashing on the porch roof and sealed it with the spray on sealer..Leaked again about a month later, was too cold and wet to check it. Did not leak all winter or spring even so we had some heavy rain. Did not leak until the middle of summer when we had wind from the south. Went up in a rain and wind storm and watched like you just did. Was a loose siding board 4 inches up from the flashing, water was blowing in under the board when the wind came from the south. Water can find a crack in the most unlikely places.

I"ve made three home owners insurance claims and they have never raised my rates. The only thing I had to do was pay the $60 deductable.

My home owners insurance wouldn't fix it. If a limb fell or you had a wind storm, yes, but ordinary wear, not so much.

There isn't any flashing covering the OLD wood in the under edge space on the roof. So looks like you will be fixing some wiring in the attic. Prayers. God bless and protect. Also the wall that separates attic over garage and the area over the home should be insulated and the opening between the two needs to be closed or add alot more insulation in both areas.

It isn't clear from your video, but it appears that some of the ridge caps are missing a foot or two to the right of the flue pipe. Another thing, where the barge facia at the Dutch gable touches the roofing material and is further blocked with tar, there should be a space between the lower cut and the roof material. I suspect there was a reroof a few years ago and they failed to recut the rafter before adding the new material on top of the old roofing. A competent roofing contractor will be able to do the repairs and prevent your problem from reoccurring. Good luck!

I had the same thing happen to my roof. Right where the drip edge is had a dip in it because of all the layers of shingles. When the roof was replaced there was a small gap about a foot long at the drip edge that would collect water and leak into my kitchen area. My son took the tubes of tar. They sell at home Depot for 2.98. under the drip edge and under the shingles and pressed them down. I have not had a leak since. I also live in Michigan in lapeer county 👍

Looks like the last repairs concentrated on that corner and the way it looks, it is likely the problem. BUT, since their fix didnt work and the way the roof slopes, it may very well be further over and need better support to straighten out the whole bowed section. New roof time in a serious connection point as well as the field of the roof. Get the insurance in on this one, unless you have a lot of time to work on it.

Some of that wiring reminds me of the Farm house. Hope you bring us along when you put some of that wiring into junction boxes

HO insurance covers “sudden and accidental Loss”. With what appears to be rot or mold on bottom of osb its likely they don’t pay for the roof etc but would likely pay for the drywall replacement and paint And perhaps some insulation. Not sure its worth it depends on your deductible. Good luck ! Oh btw. That tarp should extend past the ridge otherwise rain falling above the tarp will run underneath it causing more water penetration

The home inspector should have found it. I would tare it off and start fresh. Patching it isn't the best that's the reason there is extra roofing tar up there. If possible have the whole roof redone by a roofing company so that its less time for ya do to it. My parents had their shingles replaced and found out there was layers upon layers. They did the garage a few yrs back.

When I was selling my vacant house and found roof damage, the buyer asked me to file with my insurance so he could use the funds to fix it himself. They did cover it, though I don't recall if we thought it was specifically hail damage or something like that.

Insurance adjuster here. They cover the interior damage from 1 time leak. So the insulation and plaster / drywall. They will not pay for the roof if there is no direct damage from wind etc. They will also not pay rot and deterioration from a leak over a period of time. Has to be sudden and accidentally. Your leak is either from a nail pop or from the point where those roofs meet . That's why that tar is there. Probably leaks more when directional or heavier rain. Should have ice and water shield up that ridge and my experience tells me bad flashing and poor designed. I'm guessing it was an addition at some pt? In short term caulk the crap out of that are right at top of ridge where it meet that over hang.

Insurance typically doesn’t cover normal wear and tear. If a tree limb fell and damaged the roof then it’s covered. Further, check your deductible because it typically doesn’t pay unless you have pretty costly damage. It seemed 3 ridges intersected. Lots of tar? My guess is thats your leak. Tarp that area. If it dries up that’s your answer. It seems tricky to roof that intersection with that roof return. Good luck. Roofs are tricky.

I think the other concern should be the 1 or 2 nails holding your hip rafters onto the hip ridge board. That OSB tag may have the date on it.

I had this same problem of a leak where different parts of the roof came together. I have various pitches meeting up and looking a lot like the area you have. I used rubberized roof cement to patch the area. It's not going to look pretty, but no one will see it but you when you're up on the roof. If you think the leak is entering from the edge, you may want to use the rubberized roofing starting at the high end of the pitch and smear it all the way down. Depending on how bad your leak is, you can also put a roll of meshing underneath it. I think the mesh would be good if you've got valleys that may be a leaking problem. E.T.A - Forgot to add that I would not be calling the insurance company over this leak. It's small and contained right now. Most policies have a $1,000 deductible and this repair would cost you under $100 for materials. If you can fix it, then go for it. They will increase your premiums after a claim too. Also, do you want an insurance adjuster poking around your house? No offense, but the repairs done in the past before you bought the house were funky and not up to code. An adjuster could see all that and advise to cancel your policy all together. An adjuster will see all repairs done and check if permits were ever issued and passed final inspection. For anything the adjuster sees that's not code, your insurance may refuse to honor any claims having to do with those issues or demand every "not to code" thing be fixed or they will refuse to renew your policy.

Ice and water shield is your friend. As well as flashing. Water leaks are so much fun. Ive seen the leak and the evidence of the leak be located 25 feet apart. Looks to me that the flashing in that area is all kinds of bad/missing. I struggle with similar problems on my roof. So hard to get quality help!

Home owner insurance has become much more expensive along with cost of building materials, labor etc. Personally, I would avoid involving insurance .. Hopefully, you can fix.

That is my worst nightmare roof leaks. We just got done sealing the basement last summer the windows filled up and put 4 inches of water in my basement

No flashing against the higher ridge the water drips doen the exposed rising edge that then goes right between where the lower roof meets that exposed board. I no expert by long shot but the exposed wood meeting lower roof line didnt seem right. Looks like a home owner addition. As for home owners insurance, id get bids on cost first. If its say 1500 bucks to fix and your deductible is 500 one might ask is it worth the risk of increased rate? I just had entire roof replaced by home owner insurance, we had big hail storm. I never thought they would pay entire job minus deductible, i figured at best being a 18 year old roof they might cover a portion, half if lucky. But hot damn they paid for complete new minus that deductible. So we were like heck yeah we take chance for increase cuz we knew we were coming up to big payout for new roof. 20 grand, thats 18 years of home owners insurance that paid for all those years. Very grateful for that.

Great video, and on filing a claim I think of it like this... you pay all that money for all those years and nothing happens and they keep all of it, so why not, they are getting over on us anyway, at least you will know where some of your money went.

If you have progressive for your insurance you may want to think twice about keeping them. I had over $5,000 water pipes freezing, they paid $750.

Depending on the cost to fix the problem would make a decision if insurance should be used. That’s only of course if the insurance you have covers the issue.

Let me predict the Past: Hey, there's this small patch of water damaged roof decking, we want you to spend thousands to have it professionally repaired and then we'll buy it!!! 😂 Sorry, we have moved on to the next Offer. There was alot of little things wrong with it, but I doubt any of it was a deal breaker, and in the market they bought in, it was likely pretty competitive, and there will be no being picky or they just move to the next offer. It wouldn't have mattered if they did catch it.

@suburbangardenpermaculture3117 could have been a negotiating point for a lower price. Michigan has a full disclosure law. Telling the realator about any flaws would have required it be disclosed to all buyers. Failure to notify can result in an expensive lawsuit.

@@ronyerke9250 sure. If they knew, and that's provable and all that. In the long run it's not a large issue, and was likely smaller years ago when the home was bought, so there's not gonna be a way to prove anything and it likely didn't look bad at all at time of sale.

@suburbangardenpermaculture3117 the ceiling patch is evidence that the homeowner knew before the sale, and it was their legal obligation to inform the realator. The buyer should have investigated. Being told it had been repaired ( improperly) is fraud. Realators don't like getting named in lawsuits or risking losing their licence, so that's why they tend to ask pointed questions. I don't recall the time linit, but there is one.

@@ronyerke9250 to tell them what? That they fixed the roof? We have no obligation to tell you about every little patch and thing done lol. At the time they fixed that little part... it was fixed. It wasn't leaking. It began leaking and that looks abouuuuut like 2-3 years of water damage on the new OSB so... I'm gonna say no lol. You're saying they have some obligation to inform the roof is leaking... but it wasn't 🤣. It's not a lie if you 'had it fixed' and didn't see it leak in the house again, and a year or 2 later sold the house.... that's not a failure to report anything

I mean, it's intimidating because it's on the roof, but there's not a part of this you couldn't DIY. It's popping up some shingles (more difficult or impossible in colder areas during winter, they need to be warm to flex instead of shatter) Carefully, getting to the deck material. A couple small cuts of OSB. Mark and cut out the few square ft of Rot, put you some cut peices in. Re-paper it, re-flash or flash where it wasn't flashed before (prolly got more to do wth it) and nail some shingles back on. I watched you build a goat house lol, you can certainly do this carpentry. Alternatively, don't replace any of it. Fix the leak, it'll dry out. Just don't walk up there lol. It's soft, but as long as livestock isn't walking around up there, it just feels like thinner plywood 🤷‍♀️ ever walked on a mobile home roof?? 😂 it's 'good enough' The corner with the tar looks suspect to me. and if you think water is Rolling under the shingles, lift more and see if there's paper under the Drip edge. It should be UNder it at that angle, not above the Drip edge. There SHOULD BE some kind of paper under there.... right?? 😂 let's hope!
