Congratulations on your new house. We had to fully rennovate our house 1970 house. Your bedroo cabinates could get a lick of pain. New handles. Foid filler if needed. We moved into a 1930 house in my 50s, we gutted it, hard work. We absolutely love it, worth every bit of blood, sweet and tears. We took old boiler, water tank and cylinder out and put in a combi boiler. More economical and will give you more room. All the best, will follow with interest

I would be tempted to have the wall between the kitchen and dining room removed if possible. Definitely replace the garage so it adjoins the house and keep the door for access between the garage and house. No more cold, wet journeys between garage n house.

Hhhmmm another thought. Why not put a doorway in the lounge near the formal entry. Then fill the kitchen door into the little hallway next to the stairs. Then put the toilet room beside the stairs. The toilet door opens into the formal foyer then. That way you still have a pathway from the garage into the kitchen, through the dining room, lounge room, into the foyer and up the stairs.
@cheryllifeat50
@cheryllifeat50 8 дней назад
Hi Kylie, yes I like that idea, its on the cards as an option although Mike has mentioned some regulations about the the distance between a wall and its handrail which would make the loo look a bit odd. Will probably explain that better when we get in and show it 😁❤️❤️

I’d suggest just one wall of wardrobes in the main room .you have a lot of work ,have you paid the extra for the through survey because you never know what you will uncover,did you go up the attic to check the loft and the roof especially around the chimney.It’s a lot of work for you to take on but good luck
@cheryllifeat50
@cheryllifeat50 9 дней назад
I know, I did a big GULP when we started opening wardrobe doors. I would like more space in the main bedroom as it feels very closed in with all those wardrobes. The second bedroom is going to be my dressing room so if I can get rid of that big ugly boiler and put some new wardrobes in we could probably get away with our bedroom just being a bed and nights stands, maybe chester drawers. Theres the weird thin chimney breast but I could maybe do something with that. The roof is good as is the chimney and we plan to board out the attic for storage. Mike used to do loft conversions in his younger years so we have the know how but its going to be a long term project. Thank you so much for your comments and good luck wishes, were going to need it 😬😂❤️❤️

Just some thoughts as you asked for suggestions - if you can avoid it, you don’t want to carry your shopping through the lounge to the kitchen. Also unless you are set on having baths a modification of the walk in shower would suit you both into the next 20 years. We moved into a similar house set up but it already had a lobby from the house with a downstairs toilet and and through further into an attached garage with a door to the back garden.
@cheryllifeat50
@cheryllifeat50 13 дней назад
Thanks Jill, I never thought about shopping! thats a point 🫤 Mike reckons toilet in hall wont work anyway and we are even now debating if we should have a loo downstairs - as much as we would like one- its causing too many problems. Mike does like a bath as it helps his hips but its not essential. ❤️❤️❤️

Definitely keep the kitchen door into the new attached garage. In fact make the garage longer too to accommodate all the tools. just add another door to the backyard in the garage. In fact, whilst your at it build the toilet in the garage too. You will help it resell later on. Some single auto enthusiast or carpenter would love the set up.

For me a downstairs loo is an absolute must, but having a separate loo upstairs is a bonus in this case. Can’t stand the vertical blinds in houses they belong in dentists, doctors or solicitors offices! The wider wooden Venetian blinds are a doddle to clean, close up one way and vacuum, close the other way and vacuum- job done. A garage is essential for us as we are doers and makers, but cars stay outside. Love the shape of the front door, very pretty. I would prefer a kitchen/diner myself and with the addition of the conservatory would make a lovely family dining kitchen space. Generous tlc will make it a lovely home.
@cheryllifeat50
@cheryllifeat50 11 дней назад
thanks Lin, I agree - blinds are awful. I have lovely wooden venetians in my apartment so will go for that again when we get in and settled. We felt garage essential because we have a classic car but we will probaby go for a carport now as the room is very tight. 😍 I think we've done same in thinking about 5 times now as to whether we block it up or keep the door, if toilet is going elsewhere then I either keep door or block up for bigger kitchen, its a bit of a dilemma. @cheryllifeat50 hhhmmm. Well putting the toilet in the garage is a real option to consider. Here in Western Australia our laundry is the room next to the kitchen and also includes the water closet aka toilet room. The garage is usually nearby if not next to in this arrangement. So to my thinking having your ground floor toilet (water closet) in the garage isn't at all peculiar.

Then your bedroom I'd knock all those wardrobes down and put some pax units in ,I just think it looks very claustrophobic. Having said that I'm really looking forward to your renovations. Regulations regarding loo location & kitchens. 2 doors are needed I believe. Keep the door to garden.- dont brick it up!!! Site the garage in front of the step & move garage further forward. You have plenty of space at thefront. Cut next doors tree back hard! Leave the plastic grass at the front as it keeps it always looking good. Just put pots of flowers around. Rrplace grass at back for the dog. Loads if room for a big shed to putgardening & other stuff in.

Garage wise again you are kinda on track with what we chatted through today but we were thinking a shorter garage or even a carport instead 😍❤️❤️xx

If you didnt need a garage, get rid and put a carport up. If you do need one you need to attach it to the house but keep the kitchen door as a way to get into the house from the garage. I'd also get rid of that tree, keep the patio outside the conservatory but lawn the rest either in real grass or fake, it will make it look bigger.

Hi Cheryl & Mike. First of all you need to put forward a new lower offer, there’s so much needs doing. All those polystyrene tiles have to come off the ceilings, they’re a fire hazard and totally illegal these days. The boiler needs replacing for a Combi then you don’t need a header tank at all. The new boiler could go in the new garage, keeping Grace warm too 😂 plus the downstairs loo can go in the garage, thus creating much needed space in the kitchen. I had a bathroom and toilet combo like this one, (1930’s house) we knocked into one large bathroom, bringing the wall out onto the landing incorporating the loo, in other words squaring it off, this bathroom would then have two windows (how nice) our new bathroom was brilliant and SO spacious. The dividing wall isn’t usually load bearing, but check in the loft to make sure. The radiators need upgrading to doubles. A new kitchen is needed , bathroom upgrade; All in all a much lower offer needs to be put forward (you’re in a great bargaining position) once this house has been dragged into the 21st century, you’ll have a beautiful home in a good area. What’s the saying: buy the worst house on the best street… Ker-ching 😂😂😂 I wish you all the luck in the world. 🫶🏻❤️xx

@cheryllifeat50 13 дней назад
Thank you so much Brooklyn. they accepted our lower offer yay😃 plus they reduced it a huge amount too so we have a bargain and it makes us feel better about the work we need to pay for. The water tank was a bit of a shock lol. what a huge space it takes up! Oh I hate the radiators 😬 first contractor will be a plumber thats for sure. New kitchen is a must I agree, already started designing that so Im quite excited, will be small but Im no Nigella 🤣 so although I love the look of a big range cooker, Id rarely use it for us two. It is most certainly the worst house on the best street! and at a bargain price too, whoop! Thank you lovely xxx ❤️❤️xxx

@Brooklyn19-k3s 13 дней назад
@@cheryllifeat50 so relieved you’ve got a bargain, it makes the whole renovation process that much easier. None of us like radiators, maybe (if funds allow) the ground floor could have underfloor heating, how wonderful,to have warm tootsies all through the winter, my guess is, Willow would LOVE it. Re Mikes surgery, I’d rather be in my old house with everything more or less tidy, than have to recover in utter turmoil and knowing Mike, he’d want to get started asap, but he’s going to have rest as per Doctors instructions, it may be keyhole surgery, but it’s still surgery…. 🥂 chin chin xx

It looks as if you have discovered a few nasty surprises? Would you suggest a more detailed inspection before you exchange ? Your hubby seems very experienced but it’s a big job for him if he’s not too well. I have everything crossed that you both have a beautiful home tailored to both your needs very soon. The first thing I always brought to a new home was a brand new toilet seat !

Why can’t the garage be set back towards the conservatory?
@cheryllifeat50
@cheryllifeat50 13 дней назад
We measured it out, its because the shape of the boundary takes it into a triangle wedge and that s the line the garage is on so it gets too narrow to allow for garage and access. We are thinking now about a carport instead but will be better when we have moved so we can plan it properly 😊
