I finally closed on a condo on 8/11/23 after searching for 10mths and had a disaster with one property and the deal had to end. I think my new place is better; however i wished i was able to negotiate a little better, but it was a short time frame and we didn't do an addendum in time and so the seller's weren't going to budge! There is normal wear and tear(needs a good paint job and floor tiles done). As long as they left the washer and dryer I'm content!🙌🏾

Hello. Watching video and you mentioned someone could get financing on ssd or long term disability. I got approved for mortgage and I'm on SSD for the rest of my life and get Long Term Disability until 2035. Located in Wisconsin. Also got a $10000 grant and a loan that is forgivable after 5 years. I had no closing costs. There is help through Wheda for disabled and Fha.

It depends on the program and if you are listed on the title/deed of the home. Ask a lender for the first time buyer program you are considering.

I have a question. A mortgage company told me if i get a FHA loan with my credit score I would not be abled to get help with the down payment. Is this true?

I don't encourage or discourage, I am neutral. This may work for some people looking for affordability. Just be mindful to get a traditional mortgage you will have to have the home permanently affixed to the land.

As the lender sends loan estimate updates, shouldn't the interest rate section also be updated to reflect current rates (have not locked anything yet). Is that something thats my responsibility to request?

When they initially send the estimate it is typically the market rate on the day that they publish the estimate. Rates change daily and sometime a few times a day, so if you want an updated estimate you can ask for one.

Glad to see you back. My question : I payed my 1st morgage payment and got only a email from a another unknow company informing me my loan was sold to them. Im a first time home buyer and feel unseased about the procress . The closing lender i reached out to said it was normal because they only open loans and they turn around to sell them. Now question how long before i can refinance with a know company after my loan has been sold? Thank you Mrs. Hill for coming back .

You can refinance as soon as your deed is recorded with another company, if you try to refinance with your current mortgage company, they will likely make you wait a few months. Hi. If a lender tells me what I need to be approved for a home loan, such as clear off my certain debts and or reduce my credit card debt, once I do that, should I instantly call the lender and let them know I've done what they've said or wait some time before? How long should I wait until I contact the lender once debts are paid or reduced?

As soon as it is reflected on your credit report and your score adjusts you should be able to reapply.

A lender may be able to do a "rapid rescore" of your credit to consider any new changes that have not yet been reflected on your credit report.

If you put less than 20% down on most loans lenders will make you pay mortgage insurance since you don't have much equity. So an extra fee you pay to the lender.

If you want to walk away from the deal that is still an option. You need to speak to your agent and an attorney to see if you will face any penalties if you terminate before closing.

Interested in townhome but some issues with cosmetics. They added wood flooring that was really messing and incomplete. The kitchen looks like a 13 yo installed it. One drawer only opens partially because dishwasher is blocking it. The cabinet door is shorter that the other and have to pull out the drawer to open the door. Nail holes in cabinet door where they started to put the handles but realized it was on the wrong side. Parts of the counter is lose from wall. Bathroom floor has a slight hill and requires new tile and tub. I was approved and property was approved, for USDA. Do you know of any monies available to help with repairs and renovating? If not, do you know of any grants/monies available? Thanks.

My credit is very good, My high score is over 800 and my mid score is about 789 or something. I can't recall the exact number but all 3 were either approaching 800 or over 800. That was over a month ago. Credit and NO money lol!

@@ShaheedahHill Seller willing to sell property for less due to cosmetic issues. Bathrooms (2.5) and kitchen definitely needs repairs. I asked USDA if they could work out numbers of what I could qualify for if I applied for 203K. It's my understanding that the DTI must stay a below certain numbers. This is their response: "The certificate of eligibility is the maximum amount we are willing to lend you. Stay within the parameters." Property is selling for $55000 less than COE. Every decent property that I want has 2 or more competing against. One even offered 10k above asking price and if appraisal comes in low they are willing to pay the 10k OOP. They are giving me until December 2023 to find something. Not much time considering the holidays in November and December. What can I do? Can I complain to someone higher up? I feel as though they want me to pick just anything and be happy.
