If a property is already advertised as a HMO, is the rent likely already maximized, leaving little room for a rent-to-rent operator to add their markup?

If a hmo has been empty for 4 months straight wouldn’t that be a bad investment? What would you personally do different to get tenants in?

Great content Simon! If I target student HMO's that missed an academic year at this time of year (November/December) and they're in a student area, What tenant pool should I target? Will students still need these properties or should I instead target working professionals etc? Is it worth taking on a student property that missed an academic year if the main tenant pool is students? Any advice would be appreciated cheers.

Hey! Great question. Make sure you subscribe... You can take student properties on and keep them as students. You can flip them to professional house shares.. You can even flip them into short stay accommodation for businesses... Key thing is acquiring high quality property, adding value and putting them back onto the market.... Make sense?

@@SimonSmithOnline Already have :) Definitely makes sense. Some landlords of student properties that have missed the year are still not open to letting it out to anyone other than students. Crazy. Appreciate the help!

I was wondering , I think one video that would provide great value is if you do a similar video but for showing a tutorial for analysing a property and calculating costs , I believe that this is a grey area for a lot of people , and would really help people in knowing what a good deal is and what isn’t 🙏
