If this was to be our first large business, what is the max we should pay for a lease monthly, say on a 3000sq location?

Hi, was wondering what you thought or know about some leases that would include tenant improvement allowance.. I don't see them very often but occasionally I do.. I saw one that was 3,000 ft shell that said $40 pSF tenant improvement allowance.. that would be $120,000 towards the build out.. it's $15 pSF/year or $3750 a mo. Triple net. Term negotiable.. Would love to know your thoughts on this! Thanks for great content!

Hey Snoop, what is the average utility bill on a 3000 sqft salon suite? In another one of your videos you estimated it to 1700$. Is that correct?
