As someone with a child, a TV in most bedrooms and the pullout chair would be so useful! Its always so nice to be able to have something for the adults on in the main room (football or just music) and then have something kid-oriented in one of the bedrooms. That way it doesnt feel like the whole house is mickey mouse clubhouse!
Everything looks beautiful!! You did a great job!! For the guest room, I would do a floating nightstand and a hanging pendant on each side. I think that would be functional and beautiful 😍

I’m team TV in every bedroom. I like decompressing with RU-vid on the tv before bed especially when I’m vacationing with other people and want some alone time.
WhT if you compromise and get the Samsung "Art TV" so it looks like art! ( in ur MB room you could still do it too and place a large mirror on the opposite facing side. It will bring additional natural light that will bounce off the large mirror, it will make the room look bigger, and it can act as ur movie screen.
I love the concrete floors! Also I'm a no TV in the bedroom person, but I think that a lot of people like having a TV in there so really you can't please everyone. Do what you think is best and people will adapt!

For the side tables, you can do a floating type shelf instead of another piece of furniture on the floor. The Sorry Girls and Alexander Gater have vids about alternate side table options. Love all the work you guys have done.
As far as TV’s in every room…I think it would be a luxury, but, for the most part, I use my phone vs. the TV when I travel. As far as the guest room bed side tables, maybe floating table like in the hotels. Looks great!
My sister in law has a "spool" and that's literally what it's called. 😆 Like it was named that way in her house listing when she bought it. It's deeper like a pool, but can be hot or cold. It also has a waterfall. It's probably 8x12 or something. Not very big at all, but very nice. ❤️

Loved the renovations! Such a beautiful house! In my opinion, i prefer a tv in every bedroom. I just got back from vacation and one of the only downsides was that i couldn’t watch tv in bed at night because my bedroom didn’t have a tv

Gorgeous with a freaking capital “G” - it looks amazing! A couple of suggestions for the guest bedroom. Drape the wall behind the bed, fully, like you’re planning in the master. Floating night tables. On the wall with the proposed tv, maybe do open shelving (more storage) and smaller tv. While I’m mostly against TV’s in bedrooms, it’s different on vacation. Your room really does become your own little home for a while, so I think a TV is great. Actually, in my guest bedroom I keep two iPads in there, with headphones, fully loaded with all the streaming apps. People love them! A note about the pull out bed chair. We bought one, and ended up donating it, because truthfully, it’s really only comfy enough for a child. I had to sleep on it one night, and it was so uncomfortable, I ended moving to our sofa! Maybe your next adventure should be an outdoor guest tent, a la, guest glamping! All in all though, you did such an incredible job!
I would put TVs with a Chromecast in each room. If you have multiple families staying at a time it's nice to be able to have private space with stuff to do. Also to put kids in a room with a TV while adults are visiting at night is always a good plan
CUTE 😍!!! Ngl I kinda liked the original door but the new one is lovely. The waterfall countertops are *chef's kiss*. So happy you kept the fireplace.... No the TV that reminds me of when my toddler went and WACKED mine with a toy 😥. Hope you find an affordable replacement. Yes to the pull out bed chair. Dream home vibes... You're giving me all these clever ideas for a forever home, whenever I get one, lol. As far as the TV question, when I'm on vacation I'm not much for watching TV; I'm usually too busy going out, or spending time with the people I'm with. So honestly, a main TV for the living room, and maybe the primary bedroom, but no more than that is needed.
Love what you’ve done the house looks great. A tv in every room is a must have, sometimes u just want a room to get away from some of the people ur vacationing with and for those that are against this it shows you’ve never traveled with children. Don’t waste ur money buying a chair or roll away for ur master nobody that goes on vacation or a get away wants a guest in the primary bedroom if it was any other room I’d say yes, would be great in ur living room. You said something about possibly having a pool and hot tub I think that would be great because when we Airbnb we always look for either a pool or hot tub your on vacay you wanna relax and be able to chill both would be great in the desert. As a pool owner I will tell you to invest in some really good door mats for your doors leading out to your pool and spa because people do not dry off and will track mud and dirt all thru ur house for that matter they will do it without a spool because people are rude and all bets are off on vacay.
Just wanted to add that I am in love with your floors, love a good concrete floor. Hope your bar cart(liquor cabinet) has a lock on it. Just wondering do y’all have a closet that you could put a lock on to store things in like your alcohol or personal items while your not there. I also wanted to say Erin you are a brave woman going for a bed frame that is white being as u plan on this being a Airbnb all I could think was someone coming in from the desert and putting dirty feet on it. (Maybe you can scotch guard it before renting).You said u we’re making a master cleaning list I’d make sure and buy myself a bissel crosswave so that u can sweep and mop your beautiful floors all at once.

@@shamrocks75 Yah! We have a couple of closets that we will keep locked and the bar cart will be free of booze if/when we allow guests to come! And I know, that bed frame was the biggest gamble of this place. Thinking about spraying it with something to protect it.

The house really looks beautiful❤. We have a house that was built in '78. The design is quite unique as the main bedroom is on one end, and the other two are on the other end. There aren't very many windows in the living area, though. It's a great, open concept, but one walk is entirely encompassed with a fireplace. There's no mantle, just a solid wall of rocks. Other than the sliding glass door, the only windows are narrow, frosted ones on each side of the front door, which we don't use.

The floors turned out SO GREAT! I mean, there are a couple of spots that I wish were different but all in all, it's much better than I thought they'd be. And I always say those windows are like "art" in the space because they are so stunning!
Love all the finishes! A note on the cloth bed frame for if you rent out to people outside your friends and family. I recently watched a video where someone got bed bugs not from the bed mattress but specifically from the bed’s cloth frame/headboard. Make sure to regularly steam the cloth frame or at least inspect it! I always check beds when staying somewhere but now I’m checking the headboards and frames too!
@@ErinRobinson I think the steam has to reach a certain temperature to kill them! But I believe as long as they’re exposed to the temperature they die fairly quickly.

The house is truly stunning and surely will continue to thrive with your design brilliance as you continue your renovations. 👍 For the TV debate, I think the bedrooms should each have one. The main living space obviously has a TV, but I know I personally like having a TV in my bedroom so if I want to wind down alone I can, watching whatever I want. Also, the roller window dressings are incredible! Those views from the windows are breathtaking.

The house looks AMAZING Erin! I say just have a TV in the main bedroom and of course the lounge area. When you're at the house, most people will go there to be on holiday, and you don't go on holiday to watch TV. You go adventuring around the area. A TV in the guest bedroom isn't necessary. Save the budget. Also, if you did get that fold out bed-chair, what if you had it in the lounge area where you placed that outdoor chair, inside? Instead of having it in the main bedroom. It ain't a sexy room if a Couple with children have to have one of their children sleep in the same bedroom. 😅 I like the rug in the main bedroom though. It looks good. I think the only way a rug can be sexy, is if maybe it was a fluffy rug. But it would get really dirty if you had that instead.

Yes! I am ironically rug shopping today with all of these fourth of July deals! Everything I like is like $5000, so it's taking me a while to find some within budget lol. We spent HOURS debating on where to put that bed, but that solid wall is like 10 inches smaller than the window wall and when you put that king sized bed in there it makes a HUGE difference trying to get into it. You'd almost have to dolphin dive into it if it were up against the wall. I'm with you, though, I hate a bed in front of a window.

LOVE everything you did. It looks great! I have a piece of advise, take it or leave it. What if you switched the beds so the lower profile bed was in the guest room so it doesn’t block the window?
I'm wondering if you have the Smartwings on the guest bedroom windows too (or at least some kind of window treatment that will block out the sun when nobody is in the room). You will want something to keep that material (rattan, reeds, bamboo - can't remember what you said it was) from getting too dried out from the hot sun there. Maybe it has already been treated so that it's fire retardant, because you don't want it to become kindling in the guest room. The renovations that you have made do look really nice!
WOAH! I HAVEN'T EVEN THOUGHT OF THIS!!!! I was going to seal that bed with some sort of polyurethane to keep it from shedding but I truly hadn't thought about it being a fire hazard. I really should add Smartwings in there so that I can control it from my app to make sure that doesn't happen
There are houses close by but they're on the other side of the "views" side of the house, and we bought all the land that makes up those views so it's kind of the best of both worlds. You're in civilization but it doesn't look like it when you're inside the house

Love these questions! So, it's complicated because I can't really say much for now but the primary bedroom will be used for a specific purpose. So, we were more specific about that bed frame being in the primary for that. I also like the idea of the pull out going in the living room but need to do some measuring to see if that works size wise!
I would put 1 more TV in a bedroom. I think a TV is good incase someone is sleeping in the living room and they don’t want to watch TV. Some downtime options are nice
Wondering if you install a pool there, won't all the dirt from the wind push dirt into the pool? Even if you have a pool cover, it dust and dirt can still squeeze through it or is there a different concept design in mind?
Yes, this is a concern we have too. We will have an electric pool cover for this reason. It is quite the splurge to do that but it's better than having to fence the entire thing for permitting and I do think it will help keep the sand out quite a bit
Looks wonderful. My first thought with the big mirror waa a memory of a guy at my university set his dorm room on fire. Apparently the sun reflected off his mirror and started a fire on his window sil. It wasn't a big fire because he walked in and called 911.
Honestly you guys have done an incredible job with the house, obviously. I can't believe it is all done! It's like an end of an era lol, I'm in awe and disbelief, I can't even imagine how you guys are feeling right now. My only, and I *hate* to use this word but I can't think of a different one, "complaint" about this, would be the music. I love that you brought us along for this but I just found the music very distracting.. I dunno, MAYBE it's just me, it could just be me. But since you did say you still have things you have to get done around the house, like the doors being replaced, if you ever do a follow up tour, I'd much prefer it to be more like a "tour" around the place, where you go around and show us everything and Matt just follows you around as opposed to the walk-over the pre-recorded footage. Again, I Completely understand why you did it this way but I think I'd be more enjoyable that way, or maybe that's just me I dunno, ignore me if that's the case lol. I think the “pullout chair” should be in the living room instead of the outdoor chair you have in there! Use the outdoor chair in the corner of the bedroom.

How is this all going to work legally? Who owns the house? How do you guys work out who stays when? If you list it in airbnb, how will you split the profit and cost?
I feel like I should do a video about this! Truthfully, we're working on a larger project that might be bigger than the house and there's a chance we won't ever airbnb it. If we do airbnb it, we have a business plan for how we split proceeds and then I will manage it so I will likely get a separate payout for that. We all own the house and it's in an LLC!
