Hey Pace, I'm looking to buy a home with zero down, and the seller is gifting the down payment. I need some advice on how this process works and whether a Subject-To (SUBTO) deal might be a better option. I'm not entirely sure what I'm getting into, but I'm fully committed and dedicated to making this happen. My plan is to buy and hold the property. I'll be living downstairs, with the main floor already rented out to an existing tenant. I'll also be renting the top floor to my father and his kids. I'm exploring every possible way to get into real estate, and I’m determined to see this through.

I spoke with one of your "directors" last Saturday and he basically said if I couldn't pay $9,900 for the lower tier and $19,900 for the higher, then he couldn't help me. I told him your whole sales pitch was no money, no credit or banks. His first question were about how much cash I have, what is my credit score and limit. It's either that wasn't your team, or it was your team and you're lying. I was very taken back by the whole interaction, meanwhile I have money I want to be a Gator with, and am extremely motivated to own apartment buildings and farms.

I think there is a lot of really eye opening content in this vid. But, I got a lot out of college. I don't think you can learn math easily on your own - especially higher math. Anything is possible if you are motivated I guess. But college, if it's not too expensive, is valuable because it gets you close to a lot of smart, mature people who help you learn how to grow into an educated adult. And, I have done a lot of interesting tech stuff in my life. So for me, it was worth it. Having said that, if you could be slamming it like Pace, would you still want to be Einstein?

Cause if it’s 10% interest for one year and u pay it in 6 months n still give the 2 k interest , you’re at 6+k per month for 12 months or 3+k for 6 months … so help me … this property I buy needs to cashflow that much and it’s impossible so how do I work around this please… thanks for your help…
