Being in this high-value area, most popular first-time homes are selling in the $750k-$1.3M range (and the values in the area are much higher than that), so this is good to keep in mind. Honestly, most of my clients have made too much to qualify, when looking into a program or two, even though they didn’t have the 20% to put down, and looking to avoid PMI.
Question... If you receive a "free grant" from let's say....a city/ county program, are you obligated to have that program as your lender? For example, can you get a grant from Program A, and then decide to get the rest of your loan from anther bank?... because the bank has a lower interest rate

if your licensed in 48 states you should know or have guidelines for proof for people talk to a lender your self and you will need a high credit score plus a big down payment i know i tried it !!!
Everybody does not need a high credit score and a big down payment. Credit score would be determined by the loan program. There’s loans like FHA where you can have quite a low credit score. Also down payment, a large one, would only be needed if your debt income was high or you were doing a jumbo loan. But this is a great point that everybody’s situation is unique, which is why it’s always good to talk to a lender and do the math.
