I was just thinking that was wasted space...I like these folks BUT I AM a tub person ol vintage style with gooseneck shower n piping...and dang if I'd spend 135 thous and have zero tub and windows must ALL open not a picture window was in the days they thought too much air was bad OH WOW kinda like 2.5 years ago ....hahaha. thank you

@@SharonUK - Was that a verbal statement on video that the lots are for ownership? It's possible that was changed. They've changed a lot of their terms and conditions over the years. The title of the above video does mention "$300 Rent" so the $30,000 is probably "key money".

And this makes it impossible to evaluate the products of ITH, because you cannot see reviews from the purchasers.
It is really kind of sad for me. I am a long, LONG time viewer and was seriously considering buying one of the ITH products for a part-time living situation. Not in my wildest dreams did I think that such a clause would be put in their contracts.
@@american_woman I even entered the drawing for a free home for the first 100,000 subscribers. I sent my card in a Priority Mail envelope to make sure it got there and was not lost.
@@american_woman I think that clause may be in their contracts to purchase the homes that they build, but I am not sure. All potential purchasers should have all the papers that they have to sign reviewed by a real estate attorney.
Its a lovely home. But for the price I would rather have 2 incred a boxes or cottages put together. You get more space. Might not look as pretty. But you can add shutters and plants a deck etc...

Could someone at ITH please do video on the breakdown on the Birmingham prices. Other models would help too. Please include the lots, initial lot fees, & lot amounts. Is customs still available?
There are no bullies here because we would be here supporting them if we weren’t supporting them. It ok to take corrective criticism and ask questions about the financial end and the building in and the move in! There is absolutely no reason why someone can’t say “Yes I think it is a great deal for me to pay &30,000 to hold my lot and $300 a month to lease the lot!” There is nothing wrong with having a different opinion about pricing , lots, building issues or ideas to make a model look better or improve!

I've learned a lot from people's comments and questions and welcome reading them. People are on a sales promotion comment section attached to a video and shopping for expensive mostly once or twice in a lifetime purchases. Observations and questions, negative or postitive, is part of the vetting process.
Sell the lots.I would feel more comfortable spending more money and owning the lot. If local ordinances don't allow for it, well I would like to know the reasons why.
@@John-zi4ii People have every right to ask questions when they are considering buying a tiny home and trying to get the right information in regards to if you own or are renting the lot before you purchase the tiny home! Because it would become a messy situation if someone signed on the dotted line thinking they own their lot when they only rent the lot plus the monthly fees.
The price for the Birmingham on the website is $104,900. If you add the $30,000 key money it would be $134,900. But for Father’s Day special you can have it for $135,000??? WHAT??? How’s that a special deal? Shame on you Randy.

I want to sell my house and get out from under the burden of upkeep, maintenance and repair of an older home. I’ve been looking at ITH and one in NC. I like RJ, but ITH is making me feel uneasy. I can’t keep up with the constant changes. The low monthly rent is great, but you’ve forked out the watchamacallit fee. I’d rather not pay the fee and pay a little higher monthly. Plus, I’m not signing any agreement telling me to keep my mouth shut if I have a problem with something. 😂
What a shame the flooring does not match the timber in the rest of the tiny home. The colour disparity is awful. The shower should have taken up the whole space in the bathroom.
I really like the Birmingham. I wonder if the bathroom shelf area, next to the shower, could be closed in and opened up into the kitchen area as a pantry with doors. If there isn't enough room for opening the doors, they could be sliding doors.
Yes, I thought right away that it would be great to install a pull-out pantry (toward the kitchen) in the back end of that deep space, then arrange shelves/drawers opening into the bathroom.
@@loripalmieri1205 i think the closet is 36 inches deep ...could do first 12 or 14 inches facing the bathroom, like a narrow linnen cabinet ...and the other remaining deeper 24 inches openning to the kitchen as a pantry
Much like an RV, I'm not sure they would be optimal living for someone in a wheelchair. The first problem would be rolling a wheelchair into a front door with someone in it. The second would be navigating the bathroom. I'm sure it can be done with advanced planning & building, but it would be at a much higher cost.
Randy's mom had a ramp instead of stairs I think going up to her deck. And I think the container homes would work, or the Incredi-box, they're one level.
Walked the mountain a couple times on the roads they have available and it's beautiful!! I am very excited to see what it looks like with everyones homes on their lots!

I'm going to build a hinged door that lays flat, with cork on the top (bathroom side), that I can pull closed (with a magnetic latch) when company comes over, and lower again after they leave. Cork is perfect to dampen sound, and isn't affected by moisture from shower steam.

How high is the ceiling in the bedroom? The only issue I have with lofts in tiny homes is that the area underneath them tends to not have enough height for taller folks.
Tom, who is at least 6'6" or 6'7", walks around in the bedroom of this home without a hair touching the floor support beams. It might be too short if you're 6'9" tall.
@@BUDSBEAU How tall am I? I'm 6'4". From what Jay was saying, it sounds like I would have enough headroom under that loft. Jumping jacks would be inadvisable, but at least I could stand straight up. I've seen other tiny homes where the clearance under the loft was only 6'4", meaning that just the inch or so from my shoes would make me too tall for it.

I hear you. Yes way more $ Compared to their prices for the normal Homes they build. But for this house. You are going to pay that much everywhere else for such a great well done home. The real benefit is you have a stunning place to live property for only $200 a month.
It’s more than reasonable for a never lived on lot with new Roads, Culverts, brand new infrastructure we call utilities. A Quality brand new never lived in Amish built ITH. All set up ready to move in! I think it is very reasonable. I bet it would cost 200K - 250k to hire out, pull permits and do it on your own. JMHO.
Not so high compared to other tint home builders for a 10 by 34 tiny else where can be up to $200k so $134k it's not so bad plus $30k is for sewer up in lot of the mountain. The Birmingham is 104k only its a great deal compare to other tiny home builders.
@Ted Crucs ...Currently not but if the dimensions of your lot are not given in either your lot rental contract or in a key money legal document showing you paid for the right to rent that lot then what is stop the adding of Tiny Homes in the empty spaces next to your home later down the line? Not saying they will do that but there would be huge profit to ITH if they did that in upcoming years. Get in writing all promises made. Have an attorney explain to you your rights and responsibilities and ITH's rights and responsibilities. What you have in writing is what will count.
This is actually a great deal. Seems a lot of folks love the idea of a tiny house, with a tiny house price, but then they want all these add ons, extra storage and a place to put it thats got water, electric and sewage (plus transport, set-up and underpinning). When Randy puts all that together in one turn-key package, people gripe, but they could easily spend that much or more just on smaller tiny home, then having to pay to have all that done, AND have all the headaches of arranging for all that being done separately. People just aren't adding all that separate stuff up...they get fixated on the cheaper pricetag for just a smaller tiny home itself without any of the necessary extras. This particular deal is more of a small home, and that's a great deal for the price.
Randy is super. No denial. But you can get a custom home 12 or 10 ft x 34 38 ft for 90 to 145 thousand...so it's all a mater of what your attracted to live in as well. I like the goodness of these folks but there are things that will shift n perhaps they will do some custom builds they are just not pushing that. There is company in Mt that works with your design n doesn't charge for consultation unless u keep changing your mind on the finished blueprint tweaking is fine. Tiny House builder in NC or SC but may take a bit to get your home...and that's happening to all of these now. Good Wishes
There is no extra $30K. The higher up "The Mountain" is expensive to develop fully. Costs are more than $30K per lot there plus $300/month when your lease starts.

Hey guys just asking ---What do you do in your little communities when you have a tornado warning? Do you have sirens in your outline communities do you have a cellar community wide just asking I lived in Kansas Oklahoma and Texas and have experience many many tornadoes in my lifetime but as I get older I’d like to know I have one close by and that there’s more than one entrance to it so if the neighbors metal roof peels up like a sardine can and lands on my cellar door I have another way to get out. Got any ideas thanks so much!
A lot of people complain about the key money-$10,000. If Randy got a business loan to develop the properties perhaps the monthly rent would be @$1,000 , like many sought-after mobile home or RV parks. There is no free lunch. Pay up front (Key Money) or pay a hefty rent.
I agree rent would be more, but this is Eastern Tennessee. Low real estate taxes. With no real amenities in ITH community (but the beauty) in a small town. $1000 is crazy
@@kmwrites7456 They work four ten-hour days. It is far more efficient than 'what we've always done'; it keeps the work force fresh and happy to be there, and probably producing more than they would on a five day week.
This is a beautiful home. I have one thought... The two burner cooktop, could it be turned sideways and pushed back a little bit to where you would have room in the front and then on over to the side to the sink I feel like that would give more room...

Guessing that 300 a month helps with taxes and up keep for that land? Even if you bought your own land, you still have to pay the taxes on that land, 3600 a year is cheap. Now will it increase, maybe, even if it was 600 that’s still cheap. Most people who buy these homes I bet a paying cash for them, so it’s kind of good deal. My question is how do you get insurance on these?
Yes it's inexpensive for lot rent. (But you pay a lot upfront to find the community build. To each his own I say, but do your due diligence.) But not for taxes in Tennessee for a tiny piece of land (your lot) with no improvements. A THOW is not real estate improvement that can be taxed as so.
I don’t😂house is small, 1500 sq ft and taxes are about 4.1k , Ohio . So I guess it depends where u are moving from, if that deal is cheap or expensive.
The area under the Bay window would be nice if it was able to be used for storage. With the above lighting it's night, but seems to have a lot of wasted space, which is crucial in a Tiny House. Even as pretty as the Birmingham is and your adjusted price not sure, unsure of the room between the kitchen and bathroom. And agree with others regarding sliding door in bedroom. Tyfs 🫶
This is a nice floor plan, I really like it, but curious as one previous customer mentioned her electrical box is on the wall that backs the shower,just like this one, and was told by another builder that was real dangerous to have electrical panel that close to water ? Any thoughts ? Randy says these are built to code for tiny homes ? Do you think it’s safe ?
I don’t want to rent! I want to own my lot. People will do a lot more to enhance their own lot but they won’t want to put much work or expense into a rented space.
It would be backed in there so I’m assuming so, the bay window may not have a direct view because it’s on the end but definitely the front windows should .

A lot of new homes have them. Homes these days are constructed so airtight that they can't breath, and that results in poor air quality inside, so an air exchanger is to help your house breathe and keep the air quality healthy inside. Look it up. They are pretty cool.
There are no lots for purchase, only lease, and then you pay monthly lot rent as well, it depends on the neighborhood , right now he’s pitching Buffalo Creek, $10,000 lot/key money & 300.00 monthly lot rent
