Beware Wyndham timeshare scam. Warning for anyone thinking of buying a timeshare at Wyndham. Do not take my word for it. Look them up on BBB or anywhere else. Please do your due diligence so you don't end up in the boat as me.

Sad to say, this scam is still going on. Yesterday my wife and I were approached in a Florida theme park with an offer for a free vacation if we took a Wyndham tour and sat for a presentation in 2 weeks. Today I spent all day in shock watching videos and reading countless horror stories about this evil scam. We will never do business with these money-grabbing liars.

I truly feel sorry for her. Similar things happened to us where we were completely lied into signing a contract only to find out we were fooled. People go to these presentation expect some honestly and morality from people. But sales people at wyndham are like vultures. They take advantage of your trust and basic decency, fool you and trap you so that they can make a buck. I hope all those who got scammed can have a class action law suit against these unethical and deceptive practices to make them rethink their sales practices.

They almost got me 😫 luckily when I returned home I RU-vid timeshare and saw everyone complaining I immediately send the cancelation letter (priority express) I was 8 days in the 10 days cancelation window 🙏🏾

All a timeshare is, the hotel owners use your money to pay for the upkeep on their hotels. Just another example of how rich people take advantage of the poor. Timeshares should be illegal. Such a scam!

I sat through a Hilton time share song and dance.....I think my salesman knew I wasn't going to sign for a thing....so I got my 2 free nights but they did all the tricks to try to get me

We went as a family to Vegas last year and sat in on a Whyndam time share presentation to get free tickets to an aquarium attraction..... we had 3 kids under 6 and they provided a daycare...that was our first dumb move...then we went and listened to the presentation along with like 100 other people all at their own tables with their own presenters....The guy seemed nice and we got somewhat excited but we kept saying that it’s just too much money. He said things like “Your little boy deserves to have nice places to go and vacation” he was 2 and sitting at the table at the time (which helped with distraction so if you have little kids take them with you haha) I honestly though “he’s 2 he doesn’t deserve that at all haha” He gave us a tour of a room we would likely stay in...it was SO nice! Then he asked how much we could pay if we were willing to pay...we said like $100 $150 a month... so he took us back down to the presentation area and went and “talked with his manager” he put the price at $150...down from like $800 when he started....that was a big turn off bc if obvious sells for more to whoever takes the bate....he, by the Grace of God or angels or guilt....told us we could have a moment to talk...which was the first breath taken by any of us...and as soon as we locked eyes we were like “what the heck are we doing” we told him no and 6 HOURS LATER left on our merry way with free tickets haha!!!! So we signed up for a second one and was out in the promised 1 hr and 30 min...especially bc we had our kids STAY with us this time and got more free tickets haha! So lesson learned: no timeshares in dark lit rooms or ever and get free tickets to things by scamming them out of their scam with kids as a distraction and NO as the answer to everything!

I only gave these guys the time of day because I was told I'd be paid 100 bucks to do the tour. I admit they are very good sales men but i was able to peep the strategies they were trying to use on me. Anytime anyone says an offer is "only available now" is a red flag. It means they don't want you to go home to research or think about it because they know you won't come back . Just like buying a car. If the dealer wont let u go home to think about it is cuz something is wrong.

Yeah, it was the same for me and my wife. They pulled us out of the buffet line at the Flamingo in Vegas and promised us about $150 worth of free stuff (two $25 dinner vouchers and $100 in free slot play for my wife). I can tell you, we got the freebies, but it wasn't worth the three hours of torture. You're right though, they really insist you sign on right there on the spot, which is a HUGE red flag. I had no intention of signing up anyway, but my wife (who is a soft touch) was interested, and I promised her I'd at least consider it. So I explained to the guy that I'm not someone who will spend $20K on a whim, and that I needed to run the numbers. So I asked him if I could take some literature with me and go over the figures. He said they had no literature. So I asked if there was a website I could go to where I could find all the details. Nope, no website. It was either sign up then and there or don't. So we took a pass. A few weeks later I was driving home from work and got call from them on my cell. This time they were trying to sell me something else - a travel package of some kind, where supposedly you got a few free international flights for signing up. Again, I asked if there was a website I could visit or if they could send me some info. Nope. No info. They wanted me to give them a credit card number right then and there. At that point I hung up. It is amazing to me how many people do sign up (I read somewhere that 1 person in 6 signs up). I guess I shouldn't be surprised though. They're relentless, and I know that if I wasn't there they could have talked my wife into it. Like I say, she's very trusting, and no match for snakes like these guys.

@@daviddionne8296 It’s usually 3-4 nights free stay + $150 Visa card for me. I don’t sell myself short. I always ask how big is my free room and if I can upgrade it. I had a two bedroom cabin with jacuzzi in the mountains last time.

Me and my wife sat threw one of the time share events for a 100 dollar gift card to local restaurants since we were staying at a Wyndham threw air BnB. Long story short they wasted 3 hours of our time and ever time we tried to leave they'd send some one else to talk to us...it got so bad I told them if they didn't let us walk out I'd call the cops. These people are scum and I will never do a time share with them ..

The pressure to make that huge financial decision on a spot is a huge red flag. They don't want you to go home, think about it, talk to family, Google, etc. I would bet that the vast amount of people who buy these timeshares are almost forced into it at the initial demonstration.

We had a very similar experience during our trip to Wyndham Grand Desert in Las Vegas. You will not be able to say “no,” they will do everything in their power to reel you in. But thank goodness I was able to get out of my contract. Here’s what you can do. If you feel you have been swindled, do not waste your time. They have a cancellation policy of 5-10 days (I guess depending on the location) where you can rescind the contract. Write a rescission letter immediately, before the 5-day window passes. Then mail the letter via postal mail and remember to use certified mail with return receipt so you have proof that you sent it in within that time period. Or you can call Wyndham (where you signed up) and ask for the fax number and fax the rescission letter right away. They will usually honor it especially if you feel you have been treated fraudulently. If nothing happens, file a complaint with the Better Business Bureau or send a complaint form to the Attorney General of the state where you signed up. That will usually get their attention. I even tried contacting the consumer complaint section in the news media but around that time Wyndham has already responded to my request. Pull every strings you can and they will honor your request.

Thanks so much ! I just signed up Wednesday and today is Saturday trying to get out of this thing! I sat through this thing with my wife and 3 kids and these idiots didn’t care 2 craps that I was on vacation! So okay if I follow this theirs a chance that I can get out?!?

Yes, the safest timeframe for rescission is 5 days since the contract was signed. Call them to make sure you are sending a rescission request/letter. And have a copy handy just in case they want it faxed to expedite the request. And if you’re mailing it make sure you get certified mail so you have proper receipts. Good luck!

It's the same BS when you buy an new car and they add all the extra BS. Be sure to flip over the contract and read the fine print about cancelling. Go home and send a registered letter cancelling the maintenance contract and all other BS they loaded on.

Putting Wyndham aside for a moment, timeshares in general are a terrible investment. I've known several people who've purchased them over the years and they all regret it. If you doubt for a moment that buying a timeshare is a mistake, just look online at sites like eBay. There you'll find scores of people who are willing to sell their timeshares for practically nothing, just to get out from under them. Or listen to the radio and notice how many companies are springing up whose sole business is getting people out of their timeshare commitments. There's a reason so many people are trying to dump their timeshares. These timeshares sound great, but they're not so great a few years down the line when your monthly maintenance fees have gone through the roof. It ends up being cheaper to simply pay full price for your vacation every year. And what's more, you're not locked in to a particular time or place. As for Wyndham, my wife and I got roped into going to one of their presentations when we were out in Vegas a few years ago. It was the longest three hours of my life. They make a great pitch, and make it sound like a good deal, but you know it's a scam because they refuse to give you any time to think it over. In my case, I explained to them that I'm not the type of person who spends thousands of dollars on a whim, and so I asked if I could get some literature explaining all the costs and conditions in detail, so that I could take it home and run the numbers. They said they had no such literature. So i asked if there was a website where I could go and get the info. Again, they said no. We had to sign up right then and there or it was no deal. I said, "fine, then my answer is no". The salesman, who had been so nauseatingly friendly, broke into a scowl and got up and walked away without so much as a handshake or a 'thank you'. Though he did send one more guy over, a finance guy, to take one last run at us. These people are scum. I'm frankly amazed that so many people sign on to these things under these conditions.

Like I say, there are plenty of services now (they call themselves 'timeshare exit companies' or something similar) that profess to be able to help people get out of their timeshare contracts. Of course, as with the timeshares themselves, I would imagine that some of these services are good while others may also be scams. I would suggest you read some online reviews of different timeshare exit firms and make sure they're legit.

Great thorough review. Thank you for explaining and exposing your experience. My boyfriend and I are on vacation and we went to a presentation for what we thought was an overview of our Whyndham membership and were told we would receive a free trip to Costa Rica only to find out it was to purchase a timeshare. Total fraud! We didn't buy it and only received a $125- prepaid American Express card to use.

I am an Australian who went to Las Vegas and got talked into buying a timeshare with Wyndham. We had it for 6 years and was desperate to get rid of it. Monthly fees was in US dollars, so US $100 was AUS $150 per month in strata fees.we sold it back to Wyndam in 2019 through an exit program Wyndham run and they gave us US $4.000. Look into this, we are so relieved it's now gone, as none of our adult children wanted it either. There is a way out if you don't owe them any money. We paid $23k for it, upfront from our retirement funds.

A common thread I’m seeing in all these exposure videos is how many time ppl get sucked in bc they don’t want to be rude or seem disrespectful by saying NO. You owe these salesman NOTHING. WALK OUT. IF you’re there for freebies, be a damn statue- no emotions. If they tell you their mom died, the response should be “wow. Thank you for sharing this. DO NOT ENGAGE bc they don’t care about you. OP is politely saying “Mr. X” “Mrs. Y” said this or that. Call them by their first name. This is not personal, it’s a predatory business transaction. Also, if it’s not in the contract it never happened no matter how much they promised you. Complaints after the fact will get you nowhere.

Great video. I was almost roped (duped) into buying a Wyndham timeshare. Luckily, I took a moment to reflect and went to the bathroom. I decided against it snd just got my free gift and left. Best decision I've ever made. They are a bunch of crooks.

We got discounted tickets at Pigeon Forge to sit through this time share. However they wanted $20,000 for 105,000 points which could not even get you a one week vacation down there. What a scam! I looked the salesman right in the eye and told him NO. He looked sick after I did that. What a rip off.

That salesman died the following week from gastroenteritis and diverticulitis. Wyndham did not even pay for his funeral.

Thanks for taking the time to share your story. I've been told that misery loves company, even if its bad company. I purchased in Disney with Shartton Resorts in 2016 and my story sounds the same. I just wished I had put it in my name instead of my wife's because I don't care about my credit or score. I'm a cash a carry person. I feel really sorry for people who are taken advantage of in hopes for a better future. I feel your pain. Tim.

I worked for Wyndham Head Office from 2010 to 2012 in Australia. EVERYTHING this lady says is true. The product is just a money vacuum. There is no service unless you are willing to pay more money. The culture in the office is toxic. Customers are loathed unless they want an upgrade. Complaints are literally filed in the shredder. I'm not proud that I stayed for 2 years but I had to eat.

They own several brands like Days Inn, La Quinta and many more. I sat through their presentation and they said they're portfolio is bigger than Hilton and Marriott combined.

Was my first thought too. I've been to a Wyndham/Westgate hustle, I mean "presentation". I can tell you this. There is absolutely NO reason for me to understand someone falling for the ridiculous nonsense that they peddled. Especially not anyone over, let's say, 25?

While there several problems, the main problem with the whole vacation Points system is over-saturation of point sold compared to rooms available, that is why you can never find rooms available. The "Old" way of buying weeks, atleast assure you that the place will be available for those weeks, and that they can never oversell weeks, (they can't sell weeks that are owned by someone else). Point are not linked to Rooms. While the number of rooms a company may have is limited, the number of points they can sell for access to those rooms are unlimited. This results in the problem of Selling many more points than could ever be accommodated in actual room use, because there are simply not enough rooms. That why every single person who has always has problems booking rooms. The other problem, is that because you pay for the timeshare up front and there is no clause for guaranteed availability in the contract, the company has absolutely no obligation to fix any of these problems, because they already have your money. And since they rent out places to people who haven't already given them their money, they are much more likely to give them preferential treatment over their "owners".

Whenever I get a phone call to a sales pitch, I say I'm not interested on a Timeshare. That pisses them off. Nowadays they use the words Vacation Club as some kind of euphemism.

Oh my god, my job used to be to send people to these 90 minute slam-sessions, backed by the promise of a pre-paid vacations; Back when Wyndham was still Trendwest. I'm ashamed at the likely annoyance I caused all those people.

Before Wyndham purchased Worldmark, the sales tactics weren't as strong-arm and there was availability when you wanted to vacation. I miss those days! They also didn't force you to schedule a presentation in order to get your parking pass. I was happy with our purchase in the Trendwest days because it forced us to take trips we otherwise probably wouldn't have. With Wyndham, it has become a millstone around the neck... :(

I am sorry about your experience. I worked for many timeshares as sales person in the U.S., Canada, Mexico and the Caribbean Islands. I got fired from two resorts because I asked management why they were allowing their sales people to lie. I applied for Wyndham in Las Vegas, but when I learned that the top sales people were "competitive," I knew that I didn't want to work with them. I have learned that 50% of timeshare business are "owner upgrades." $9 billion. Therefore, I wrote a book, Everything about Timeshares. - Amazon" I actually wrote everything that I knew from working in the industry for over 15 years. It is a "tell all" book. D. Easterling so I called customer service and they gave me three ways to cancel: email, fax and a P.O. Box. I cancelled all three ways with the P.O. Box being sent certified mail. I have yet to hear a response but I did it within 1-2 days so I shouldn’t have an issue. I took and put the customer service employee name and Id number in my letter as well. I’ll let you know if I hear anything but I was told it takes them 10 days before they actually get the contract info so I should hear something by next week!

I looked up that SC law and I have 5 days to cancel but I’m so uneasy about this and the more I think about it, the madder I get so I plan on making a scene up there and waste 5 hours of their time just to complain!

I've been offered several 3 day two night FREE vacations. BUT think about it, on the first day check in is 4:00 PM and that's your first day! Next day go to the sales pitch, in by 10:00 out buy 4:30 PM, second day shot to hell. Third day check out is 10:00 AM get the F%^k out! That's a vacation??

AAhh, yes. We've been at Disney over the years; this last year we were approached twice by a DVC time share person. I'm a single Mom; do you really think I can afford anything??? They were a little aggressive THey just keep talking to you. I'm glad I said NO. My parents warned me about these timeshares.

One timeshare sales guy told me that some people attend timeshare presentations with a closed mind and will never buy anything. Others are open minded and may see the benefits. Time wasters just go for the free gifts. I've had lots of free gifts.Electronic gadgets, Resort accommodation, Theme park tickets, Restaurant meals, Car rental. With a couple of exceptions most reps were nice enough. Some clearly understood it was a ripoff aimed at the naive. Others believed their own script until I put them right. I never spent more than two hours listening to the bull. On holiday, sitting by a pool in the sun, drinking their coffee and orange juice. As an analogy I put forward that you wouldn't go on holiday and sign up for a deal at a car showroom to 'own' a car there for one week a year. Just a couple of thousand up front and an annual servicing charge of two hundred a year. A timeshare apartment is ten thousand up front and maybe eight hundred a year. They say they 'sell' fifty weeks, keeping two back for painting/decorating. So fifty ten thousands equals half a million for an apartment worth no more than 200.000. The fifty suckers- sorry, owners each pays 800 for their week in the apartment giving the timeshare outfit a rental income of forty thousand a year. You can rent an apartment for less than the annual charge, go wherever you like and without putting ten grand up front.

Yellow Book fraudulently added an item to my contract after I left. Even after I produced my carbon copy proving it was added afterwards, clearly fraud, they said "yes, but we have your signature on OUR copy". The corporate office backed up their employees to my surprise. I finally told them I'd handle it in court, with my carbon copy (bluff, I'm poor). About 20 minutes later, they called to inform me they dropped the remaining payments, but they never refunded the money I was already charged for that fraudulent contract.

Intelligent people would ask for the contract, analyze it and make a decision. Emotional people say yes, yes, yes...I owned at Westgate but cancelled it...now I am a Disney Vacation Club member...Awesome! I go to sales pitches annually for their $200 certificate and the same sales manager remembers me but doesn't know from where, lol.

Why would you sign a loan and not know the full amount financed and the APR? If they are telling you right away to get it refinanced after you sign that's a huge red flag. I knew this when I was in my early 20's buying my first new car.

It's NOT an investment unless you are able to turn a profit on the property. A timeshare is the opposite of an investment. It's a full 100% liability. Maintenance costs on top of that. SCAM SCAM SCAM!

My husband and I were bullied for 6 hours when friends gave us a weekend away for our 25th anniversary because we couldn't afford to go anywhere. Told we couldn't leave the table until we told them how much we could afford and my husband caved and said $200 a month. That's how it all began and thank God when we went to Pigeon Forge and were bullied into buying more points or we wouldn't be able to use our vacation, he came home and rescinded the whole thing in writing and it went through. But now we are stuck with only 200 plus points a year and we can't use it at all :-(. I just want out of this stupid timeshare! It has become a horrible debt and we cannot afford it. Tried to contact Wesley Financial, just to find out they lied to us too.

The Vacation Village Colonies at Williamsburg, VA saleswoman Jackie gave us "I'm not supposed to tell you this information" but if we were to hire her close, real estate, friend at Vacation Services International, he could easily sell our other timeshare with Westgate to pay for our purchase at Colonies. She said he could also sell our "bonus week" we would receive with a Colonies purchase to take care of the bill and the maintenance fee. We believed her. When confronting Colonies on these illegal practices, Colonies argues we had seven days to back out. They also argue that if we had informed the Closer that Jackie told us we could sell our Westgate easily, the Closer would have stopped the sale. Really? These people have broken Virginia law which forbids bait and switch tactics as well as fraud for profit tactics to make a sale.

I'm desperate to attend one of these sales presentations. But i'm single with no kids so they know i'm useless to them. I'd love to sit in on one of these and ask the sales person to explain how much they expect the maintenance fees to increase year over year and a detailed explanation of at least the special assessments over the last ten years. I'm guessing they'll be kicking me out soon after that.

Time Share Exit Team has helped many with getting out of timeshares. The buzzword is “Misrepresentation”. Lawyer up, have them send a demand letter citing Misrepresentation (list a few examples), and you’ll be free before you know it :)

In my state, we are not allowed to say invest. Also Wyndham and a lot of others do not ever give up their property. It's a right to use. A club. A membership. They give you a "deed" to the club. Not a deed to the land.
