Random Observation: Your hair is FIRE in this video. Back to business: such amazing tips, thank you... especially love the filtering process for making decisions on how to be marketable and competitive.
I'm new to Furnished Finder and thank you for this insight. I'm not planning to renew it has not connected me to any one even after communicating with the announced new subscribers.
You are welcome. I also declined to renew... for two reasons: 1) I'm not getting any leads from there/nor are any of my clients; and 2) Furnished Finder acts like they could care less about their hosts or guests. They up the prices while not making any major changes to the site. They come across as entitled and lazy and I think that's a bad look for the business.
Erin thanks for your content as always. My unit for this couple weeks in Bay Area has 14 plus requests. I believe it is summer time and a lot of intern in my market. All requests are from FF. 😊
Great tip on the filter! Getting my first rental since my neighbor is moving out and decided to sell to us. Looking into MTR and getting ready to open for business in June!
I also learn that 1/1 is the best floor plan for traveler in my area. I ended up locked up 1 bedroom and marketing it as a 1/1 instead of 2/1. Because nurse doesn’t want to share. 😅
Yes, I think some tenants are driven by privacy and others are driven by cost. Cost will be okay sharing, but will be negotiating the rate, etc. Privacy tenants will pay more for the luxury of having their own unit. Thank you for your feedback and for watching!
@@midtermrentalconsulting in fact question, can you do a clip regarding traveler who is foreigner doesn’t have SSN and which means can’t run background check? I have one travel nurse who is Canadian who only ITN number and Avail still can run the credit report???
@@bdelight5422 just verify RN license & verify travel contract via paperwork from employer. RNs don’t have criminal backgrounds they have it run with drug screen per contract & aren’t trying to rent beyond work assignment. If you’re not renting to a travel RN or MD then that’s different 😊
I hope I can ask a question. I have a house that has a great layout for midterm rentals. The house can be rented in full to one family. It can be rented as 2 units 1 upper and one lower. It can be rented as 2 rooms in the upper and the basement studio. I want to market it all ways and whichever sells first I will run with at that time. My question is should I do 1 listing of like the basement studio and then do add-ons of each different unit or do each unit seperate at the $149 price each? I’m just trying to figure out what the benefits are to doing the separate or all together.
I would avoid doing rent by the room. If it's possible to do 2 separate units with their own private entrances, kitchens, etc- I'd go that route. Rent by the room only works if it is fully occupied and that's a hard thing to do. It also requires a ton of tenant maintenance.
@@midtermrentalconsulting ok let’s say I rent the upper and lower of the house. (One is a basement studio) and the upper is a 2 bed/2 bath house. Would you do each one separately on Furnished finders for $149 each or would you do the upper at $149 and do the basement studio as an add on for $99. Wondering if there is any benefits with either way?
@@tracy3066 The pricing structure with FF seems to be $99 for any additional listings at the same address. There is no advantage to paying the extra $50
Hey, Scouting America- A) sometimes, a website platform writes their explanation so poorly that this isn't immediately clear, and B) sometimes, the price changes. Have a great day and thank you for your input.
I saw you are in Kansas City. I'm very familiar with that market and am interested in starting my journey there. May I ask where you are in KC and what your demographic is? Occupancy rate?
The first time I used Furnished Finders, I received excellent customer service. The second time was really, really terrible. I think they are going down hill, if you ask me. They may have gotten too big for them to handle the business load, not sure. It has been really terrible.
What forum are people discussing this on? Looks like a FB group? FF is jankyyyyy and should not be increasing their prices without a major website overhaul.
Yes, I pulled these comments from Facebook. I have seen similar criticisms on Bigger Pockets. I think Furnished Finder has something, but they should be doing an overhaul to make it more user friendly and widely appealing.
Don’t limit myself to one platform? Why the hell am I paying $150 to list when I could do it elsewhere on the internet for free?! Craigslist is looking real good to me right now, compared to this fraud. Also, don’t call me dumb and tell me I have bad strategy. How rude.
I regret my word choice. I would avoid Craigslist and go for something else free though like Zillow Rental Mgr. Airbnb costs 3%, but it produces a lot of stays. Thank you for watching.
