That sure is a beautiful view Bob. I thought of the deck idea , but not a balcony. I think that idea is wonderful , to be up higher to enjoy the beauty.
Ken another outstanding garage! I am retiring at the end of this year. I have been thinking of selling my house & doing something like this in a more rural area but most likely Idaho or Montana so I won't be so far away from family in Washington state but away from all the lunacy here! Wow a building like this would be pretty good for an old couple looking to downsize from the rat race! Anyhow thanks for posting such fine content!
Well done Ken & Chad...I should think the owners would be extremely happy with this build...The stance of the garage looks correct with the additional 5.5" added above the pad giving them that extra clearance entering the garage door openings...This is probably one of the most satisfying builds I've seen so far as it closely reflects what I'm lookin for, except not as big as this beauty, lol! The possibilities for the upstairs are endless imho... Bill on the Hill... :~)

Always great work and I appreciate the insights during the build process. I did not see a rough in for plumbing and electric to the upstairs. I know it would have added to the cost, but installing those elements would save a lot in the long-run.
Ken, I love this job you just finished! Such quality! This is the very same garage I would like to have you build for us! Too bad we live so far apart! When I had one of my cranky roll-up shop doors replaced with an R-22 insulated, paneled kind, they also installed a "glue-down" threshold weather-seal for the bottom of the door to engage with. When the door fully closes it creates a weather/bug & critter-proof seal with the concrete floor. You can't even see this when the door is closed. But it has been 99% effective in keeping even rainwater from entering the garage. That 1% deviation has been due to the recent copious rainfall. A teeny-bit managed to find a path at one point. But I won't complain. It had evaporated by the afternoon. You have to make sure the bottom of the door and the threshold are free from debris. We have had this door and weather-seal for over 2-1/2 years. I had to do the wiring on this commercial-grade 10x10 door. Very happy with the installation. The weather-seal nulls even minor concrete variations. But the way you lay out your concrete, it should be "PERFECT!" This seal was well worth the extra money.

Hey Ken, I’m out in Utah. It’s fun following you. I’ve designed a couple really cool homes, our last one we’re building ourselves and almost done. 2,300sq. ft. (1150 main for my wife n I and 1150 basement apartment for our son) Using attic trusses above the master bath and bedroom we added 1000 additional living space. Which includes a 500sq. ft. studio apartment above the garage. Yours looks so much like ours. We even used the spaces behind the pony walls for storage space. Sorry for going on so much. But both apartments will make our mortgage payment. We’re kinda old I’m 72. 🙏🙏 for your fun and informative videos. 👍🏻
Ken, I admire your work and business approach. I've been a stair builder for 30 years and your staircase would be much better if you made the well opening 6" wider then the stairs. It solves the problem of the handrail running into the ceiling and having to jog into the stairs. Keep up the great work.
Ken you do great work idk why anyone in your area even up to an hour/hour & half away would hire anyone else to build for them. Love the honesty & videos, wish you all the best.

I'm really enjoying this series. Really a lot of potential for a nice home to retire. My only question is why no exterior wall sheeting before attaching the house wrap? I would think sheeting would give greater strength to the walls. Can't wait to see the next edition.

Thank You. The possible apartment idea (Studio-loft) is then also further improved in another video and equally generous area size of garage 28'x32 'perhaps? Thought then with this roof and (1-2) shed dormers (then perhaps best also on both sides) which would provide light in even in the center of the imaginary area dining room / living room and the volume in the room would give increased perceived area with useful ceiling height in front to the knee wall.
Have to say that if I was thinking apartment upstairs I would have built 8-10' wide dormers on the two sides. As always, your craftsmanship is exceptional.
If the customer has an unlimited budget, all sorts of things are possible. That appears to not be the case here, as interior finishing was not included in the project. It comes down to the maximum bang for the bucks that the customer wants to spend.
nice job. looks great. I bought a cheap butterfly net to get the birds out of my garage when they fly in. It's lightweight and doesn't hurt them. I've spent hours trying to get them out before.
Rich ... if they don't fly out during the day just wait till dark. Open the doors and turn on an outside light. They will fly towards the light. Works every time.
I am hoping to buy a little land in NM and building this kind of home. It’s just me and my dog, and a bunch of motorcycles, a truck, and a travel trailer. I want one of these with a carport on the side with rv hookups. 🤔 Awesome video!
Very nice. Did you put any plumbing thru the slab so that someone later could run supply/waste lines? All I noticed was the floor drain. Another thing couldn't the concrete under the wall have been formed and poured along with the floor, instead of how you had to add it later and mix by hand? Either way, "I'll take it!"
