One of the good things about living in an older Phoenix neighborhood is that they don't all look the same!! And probably no HOA fees. I hate the "sameness" of all the newer developements. Great video, by the way.

I really like this house, but like you said, it really needs ceiling fans. I'm surprised with that sq. footage there's not 3 bathrooms. No creepy crawlers, no squatters...what's not to like? Thanks for sharing this one!! Sure hope you can get that RE license soon!👍

Ceiling fans are only meant to distribute the air that has been cooled.. 3.5 ton 14 seer AC unit american standard cools the home!

Generally, when you rent on the west side the tenant has to pay for landscaping maintenance. That'll probably be between $200 - $250 per month. That doesn't include weed removal which can be between $100 - $200 when it's needed (about 3 times a year). It's a big house in a good neighborhood. You'll have to provide your own washer and dryer. And when you move out and rent again, most likely the new place will come with a set and you'll have to sell yours. And like others have stated in the comments, the traffic going downtown is bad so keep that in mind. It's an excellent place to rent if you work from home. Also, the electric bill will be about $400 a month between May through September so keep that in mind.

AZ is a no go for me I'm priced out never thought I would look forward to a recession so I could afford a place 😒...and this is on the cheap end... disability will get me a cardboard box and an igloo cooler 👀

I watch all the videos all the way through because I like looking at homes and I love the authentic commentary you give about each home! That a nice home and a nice price! I'm glad it looks like the landlord presented it well for showings. That true about the tree roots. Sometimes tree roots can damage the foundation of a house too. Thanks for the great content!

I visited a lady friend in Phnx a few months back. During summer. Y’all radio host said “today’s gonna be a cool day it’s 94 degrees outside.” I cut the radio off, grabbed my bag and went back in the house. I couldn’t believe it lol. I’m from Miami. Actual Miami. City limits. We don’t claim everything y’all tourists call Miami. I gotta say I went on a tour of phnx with her and everywhere was peaceful. Even the bad areas. Of course one week ain’t enough but it was really just that standard west coast temperament. I been to Vegas and The Bay Area before. Ik there’s nuances between all those places but there’s a foundational west coast vibe. She been to Miami several times both where tourists call Miami, and then visiting Miami to see me. She said in phnx they don’t have names for every neighborhood like we do here, and people aren’t rude. And the bad areas don’t look rundown the way they do in Miami. In phnx y’all pretty much go with “north side, south side, etc” the standard city breakdown. In Miami that don’t exist. We don’t got nor do that “north side, south side” thing here. It’s all about neighborhoods. “I’m in da city” = You’re in Liberty City. “I’m from Town” = I’m from Overtown. “She in Haiti” = She is in Lil Haiti. Stuff like that.

I have gathered from the videos Super puts out that he might be a little leary of giving the exact locations. I know the location of this one, Palm Valley Phase 1 right off palm Valley Blvd between Litchfield and McDowell built approximately 1996. The elementary school is Palm Valley Elementary and it is A rated. The golf course is the Palm Valley Country Club golf course zip code 85395.

I think it's about $2,300 per month. Keep in mind when they were building the buyer has the option for fans and upgrades for the cabinets and countertops it can get costly so if it's to be an investor for a rental they usually won't upgrade.

That home is really really nice compared to most other homes you have shared with us that were rentals. I'm astounded that it will rent for less than $1/sq ft. Good scoop Big Super !!! That layout is very close to my home in Goodyear, but I'm buying mine and paying much less than what they are asking and I have a pool and solar and no gravel in the backyard. Im amazed at the deals you find over and over. You must have some primo connections. Thanks Bunches and Stay Healthy in this HEAT my Brother. God Bless

Goodyear is a City. Not a neighborhood in phoenix. This subdivision, is actually Palm Valley located in the city of Goodyear in Maricopa County

I won’t be giving even hints of a price from now on. I think that home is a steal for where it is. I would want to at the very least rent to own. I would have the tree guy there the day that I moved in to stop all the Karen’s Loved the layout, the garage. But the back yard needs serious landscaping to keep up with the neighbors if I was owning the gravel would have to go. And get redesigned like a home with a pool down the street is like. Or make it into a putting area with 9 holes in your own backyard

You crazy about north of 10 Goodyear, it’s older houses, older people, golf courses and short term rentals. Also you are closer to Luke Air Base noise and they are filling up every empty spot with condos and apartments.

The Home was not too Bad looking, Their were some contents that were out of place. LikeThe 2 Toilets behind the Bathroom Doors and that Old Fashion School Kitchen, Is Out of Style. Price is pretty steeped for me, Like the Video 😀😀 😀😀😀😀😀😀

It is true i am not knowledgable enough literature wise to get the students into harvard yale princeton but i am quick. Ill focus on literature for a month ten prepare the students for a foreign language. Spanish german. I dont know but i am a quick learner Thats my style. Simple but honest.
