I loved how it looked like people actually lived here. The decor everyone is calling dated really appealed to me. The only thing I didn't like was the dark kitchen cabinets, they made the space feel too closed in. Phil is just perfect, I loved him in a full suit and tie in a previous video, but his more relaxed look here works as well. He actually knows the apartment and its history. I'm impressed that he has taken the time to answer questions here in the comments. He is a true professional. if I were rich and selling a place, I would definitely hire him as my realtor. But I'll just have to settle for watching him here.

I love, love, LOVE, that wood flooring!!! I'm a sucker for a good and solid wood floor. I loved the teak wooding throughout too. Okay... my question? Why is this so cheap? (Keep in mind folks it's all relative) This is BEAUTIFUL! All of this for just $2.5M? We've seen smaller and more expensive right here on this channel and while I might have liked those properties, I'd take this one over many of those others! This is a great location, on a nice floor level, with large rooms... It's just gorgeous! The only thing that I "might" redo are the bathrooms. They reminded me too much of hotel bathrooms. But, other than that... I really like this property and it's always good to tour with Phil. He is very good at what he does!

Hello on a Sunday morning. I agree, Phil is so good at this. We've been along with some of the other realtors & when asked questions, many times the answer was I don't know. Phil not only knows the basics but he knows in depth about what ever unit he's showing. He does it all without being condescending & with humor thrown in.👌

The burning question....why is it so cheap? Altho if you look at other sites for units in the building, yes & no. Maybe they think there will be multiple offers to jack up the price. I saw on 1 that you need a 50% down-payment. That's definitely not chump change. Surprised that Phil didn't talk much about the amenities & additional costs. For some reason there is never any mention of monthly carrying costs either. The 1 place in the apartment I want crazy about was the kitchen. While it did have space it was still narrow & dark IMO. Maybe bcuz of the dark wood cabinets & countertops. I did like the amount of storage that didn't look obtrusive (like in other places where it was just wall upon wall of closets) in nitpicking now but that was not a "private" landing if there was another apartment on the floor. I do like when Phil shows apartments l. He's so knowledgeable but definitely not stuffy & rolls with Cash's humor

Cool apartment for sure, but the style is pretty awful for sure. I assume a buyer would spend a good chunk to have it refurbished. Swapping out furniture will help a lot as well.

Actually, I found your climbing monkey joke to be quite funny and spot on! lol I lived in a 3000 sq. foot place when I was growing up so I understand what it feels like. I also visited friends in 5000 sq. foot places. When it comes right down to it I feel that 1500 sq. feet is an enjoyable size space for one or two people. The views are spectacular in this place. The owners have a sense of style unlike so many who live in multi-million dollar homes. It's not exactly my style but I can appreciate the fact that it's nice. I do like some of their paintings and sculptures. They seem to have an appreciation for art, and as an artist I can appreciate it:-) 🧚‍♀

Cash- WOW! Outstanding architecture. Beautiful finishes. You and Phil complement one another. The episode was outstanding from start to finish. It moved so well I was disappointed there wasn’t more. That’s pretty unusual for this chick. Your background music led us through each cut perfectly. BTW- I just read about a ton of apartments being rehabbed in Manhattan…and some of them are being set aside for the 9/11 survivors…and for low income and it will be the first new housing for all incomes with amenities shared by all. I can see you and Phil getting that deal- Alex and Charles should be in on it too. It’s going to be big. Go for it. You are ready Cash. Keep going!☮️👏👏👏👏

Freddie Mercury had a place there when he visited New York for his debauched nights on the town. It was on the 43rd floor because he loved the views. It was sold in 1992.

If three people shared this place, it would average out to only a little over $800,000 apiece, though whoever had the maid's room would pay less. (Reinstate the shower and move the laundry machines elsewhere.) A one-bedroom apartment in that neighborhood with those views would cost as much and not be nearly as spacious and elegant.

Yes, but I saw the Shark Tank lady who owned her " apartment", for about the same price, and her "maintenance fees" were $10,000 a month. So it may be more expensive per person than you think. (what in the world do you get for that $10,000 anyway? That is $120,000 a year.

It’s huge and well thought out with 3 Full Baths & 2 Powder rooms... Great for entertaining! *8:31 that’s not an “Emergency Exit” it’s the Service/Servant’s entrance, I’m surprised Phil didn’t correct you. I have to wonder why it’s so underpriced? Neighbors from Hell? Was someone murdered in the apartment? Is it haunted? How long has it been on the market?

My good friend lives in this building - I've spent a lot of time there. Great building and staff. Maintenance expenses are high. Most of the apartments are very nice size. Many of the views have been dramatically altered as the tallest building on Upper East Side -- Sutton Tower was just built right in front of the bldg. On an apartment like the one shown maintenance fee alone is 5k+ a month. Freddy Mercury used to live in the building and Don Jr. as well until his divorce. Prices are generally good for the size apartment. Architecture of the building though is an out of scale monstrosity compared to the surrounding neighborhood and it's typical bland brick construction that was common in the 1970's.

Usually, $2.5M apartments look like museums/shopping mall/office complexes, but this one actually feels like actual people live here. And it's weird to say this.. but it's kind of a bargain at $2.5M... But I watch this and think "why would I need all that space???" I'd be rattling around in most empty rooms. :) Still, if I won the lotto... yeah...

Beautiful condo. I have to say, all of the properties that Phil showcases are truly tasteful and right in my wheelhouse. They aren’t gaudy like some of the opulent place that Jaymin (I think that is the guys name) chooses to highlight. Yeah, if I had the income to afford this place, I would scoop it up. Those nighttime views must be out of this world.

Phil is such a classy professional. What is the monthly? HOA and RE taxes. I'm sure it would be as breathtaking as the views. Got to get the sliding balcony door fixed before I would buy.

Thanks Ryan! The building staff has already fixed it and now it's much smoother -- I didn't want to have to lean on it like that for all the showings. The monthly Maintenance (which includes RE taxes) is $6,535, or roughly $2.32/SF/Month which is in the usual range for Sutton place (~$2.00--$2.50/SF). Higher floors tend to have higher maintenance, as well as units with outdoor space. In the city we use "Maintenance" for Co-ops and Condos have the usual common charges plus taxes.

It’s definitely an older apartment. Kitchen and bathrooms definitely needs updating particularly kitchen appliances and fixtures. I’d definitely add all updated white appliances since I’m not a fan of stainless steel which is just a pain in the ass to keep finger print free lols🤣Definitely that butler/bar area needs that overhead cabinet with drink glasses in it torn down or replaced with a shorter overhead cabinet. And new paint in the whole apartment. I’m sorry I’m thinking out loud with my vision for this place. Thanks Cash and Phil, I appreciated Phil’s history on the building.
