Any and everybody active in Black Chicago Real Estate knows the participants in the various weekend bootcamps centered around flips, and they know that most flips are NOT feasible when using realistic pricing. I pulblished a report in 2023 and a follow-up in Q12024 which reveals that approximately 85% of "flipped" SFH's in predominantly Black Neighborhoods were illegal with respect to the City of Chicago Adminstrative Provisions of the Building Code. There is an entire financial ecosystem that thrives off illegal rehabs, weekend bootcamps, and uninformed stakeholders in Chicago, and there are not enough people willing to do much about it. Very unfortunately situation...just the tip of the iceberg.

Let me be clear! We were never to sit back and they do all the work. Many of us had flipped before. This was the terms of the joint venture agreement. We honored ours!!!

Where they went wrong was wanting to invest in something solely off the basis that they could sit back relax and turn a profit without ascertaining the flipping business itself, you have to read and understand what you are signing. I lol when she said "who can't Trust family" . Uh, show of hands for all the people in the comment section that learned the hard way that family will do you the dirtiest....

The worst phrase in real estate was to start using "Flipping". It's bullshit. Houses are bricks and mortar, they need to be maintained or renovated, permits are needed for extensions, the more you change the house the more it costs, you could find a roach, rat or asbestos problem, you or your workers could get injured and put back development for days or weeks, you could run out of cash for materials and labour or find what you were using was not good enough, you're not doing things by local codes, etc. It can be a nightmare! It's not just smashing walls with a sledge hammer and a few licks of paint. Those TV shows are LYING TO YOU. They squeeze 3 months into a 1 hour episode 🤦‍♂️

Always always!!! hire your own attorney, or they could have even paid another attorney a small fee simply to review the contract. Not reading is what got them here

Anyone selling a course is a scammer.

If any business says, we will sponsor you, we will be your trustee, we will be your power of attorney, we will help you get financed, we will be in your loan, RUN RUN RUN. More so, if they say "we have to help our people" RUN RUN RUN. Never ever ever ever sign any blank documents and ALWAYS have someone else who is qualified to go through ALL your contracts before Signing. Might cost you $300 to have a contract reviewed BUT if that will save you $200,000 get your own Contracts Lawyer. Your "own people" and often your "own family" will cheat you more often than a stranger. Too many instances such as this has been happing past few years. Hope everyone alerts all their elderly folks to not sign anything if these people go door to door or they have these gatherings in the Church or at Bingo hall.

If I can't understand the terms then nothing is happening. None of this made any sense to me. Flipping homes should NEVER be in "boot camp" style. Too much money is on the line for a weekend clinic. I am more upset at the ppl that got took than the actual scammers. All of the women involved with investing in iFLIP Chicago are educated, have access to the internet, and an attorney on retainer. NONE of this should've happened if they took a beat and did their research first!

Lesson Learned: Always retain an attorney your own before you sign a contract. Flipping old properties is a Bad Idea. Its best to build new with solar and sell. Fk
