@@kuexiong4961 The immediate difference is the amount of offers that are coming in. In the past we would have about 10+ offers in less than 3 days. Buyers would also offer above asking and not contingent on appraisal (doesn't matter what the bank says they'll pay the price stated). We're not seeing that as much. Also, properties are staying on the market for a longer period of time. If you're priced right and in a highly desirable area, you're going to get offers quick. The feds raised the interest rate and everything stopped for a second. I think people assessed to see what would happen, but then they realized they still needed to buy so they moved forward with purchasing at a higher interest rate. Then, in my opinion, the feds lowered the rates a bit to prevent the market from coming to a complete stop. The rates have been going up and down now. But getting 30k over asking is no longer something I'm seeing. The market is correcting itself and sellers are pricing according to value not wishful thinking.
