Home inspector said some roof repairs needed. It needs a full replacement! What's your thoughts?

Inspecting a roof that someone wanted to get a roofing repair done on. After speaking to them further, the home is being sold, and the buyer's home inspection found some small roof issues that he recommended be repaired. The roof is actually in really bad shape and needs to be replaced. Including the second layer that he missed.

Crap roofing by "roofers" who don't give a whip about what they are doing to a fellow human being's home is rampant where I'm at. Central valley, Ca. It irritates me to no end to think that "roofers" are getting away with somebody's good hard earned money with no consequence. I've been roofing for 27 yrs, taught by my father, a contractor. He told me to treat every customers home like you would your own. That policy hasn't failed me yet. It is truly unbelievable what some of these hacks call "roofing". I call it robbery. People who take pride in their work are a dying breed, I'm one. I appreciate someone who it's not just "money in the bank" to. I feel your pain. Salutations! To the few, the proud, the real roofers! Same thing here in PA just had a roof put on in June local guy he's been in business for over 30 years highly recommended by many people. He cut every corner possible, does the roof leak? No but I see so many things that were done half ass. I pointed out what I saw wrong and all I got was excuses and that doesn't matter. I know there is true professionals out there but how do you find them? can't ask for references because most people don't know what they looking at anyway but tell you what a nice guy he is.

You gotta be one of the best and most particular Roofers I've ever watched! Love it. I never hire anyone to do my work . But i would most definitely hire you to do my house. Keep up the great Craftsmanship! Its in short supply these days.

Home inspectors are not trained to discuss life expectancy, when defects are found they should have referred the client to a licensed roofer to evaluate the roof. I have recently inspected 2 roofs that were roof overs and was obvious the all the flashings that was improperly installed over the shingles vs properly layered under the shingles on the high side. I recommend most roof over jobs be reinspected by a roofer. This roof you just showed was an easy referral to a roofer.

Yes an inspector did the same thing to me on my first home . Told me it needed “repairs” yeah right I had to get a whole new roof .

Yeah, my experience with a home inspector was much the same. He called out things that were NOT a problem (e.g., the breakers in the house panel ARE UL listed for one or two wires per terminal, so some being "double-tapped" is NOT a code violation). He completely missed other things that were issues, like a bad septic system drain field and evidence of multiple roof leaks. Didn't help that the previous people lied about the leaks being fixed, but still...

I’m in Dallas, Tx and i can’t say that there’s a lot roofers as bad as I’ve seen in your videos. I have yet to see anything close to this roof in Dallas

I think strict licensing is a good thing for all trades. Here in Florida the process to get licensed to do roofing is NO JOKE!! We also have inspections by the county during Reroofs.

except that county inspectors are FORBIDDEN from wing a roof, so there is NOTHING they can see. I used to run roofing crews in CA. There are some good roofers in FL there are a lot more that are just plain criminal in my opinion.

The inspectors here in Florida get on the roofs during dry-in and final inspections of the roof.

12:32 my best guess is that you find the worst roofs in working class neighborhoods, where people just don't have the finances to afford the cost of a roof done right, so they either go with the cheapest contractor or do it themselves or maybe pay their bar buddy that "used to do roofing."

i got some years before i can afford the cost of a new roof. It is in definite need of one! 30 years plus! I live more up north. There is no doubt that I will be using Brian when the time is near!

The ONLY roof that I WILL EVER put on my house is METAL. My wife and I did ours ourself for less than the cost of a composition roof about 5 years ago. No point in composition roofs at all.

Wow that roof, that's uhhh... not how I woulda done that... 😁 It's no better with the inspectors here in B.C., I did some work for a lady who bought a house after paying for a roof inspection. The inspector told her the shingles were brand new, no problems! Well, he was right, they were brand new. Turns out the previous homeowner did the roof himself to sell the house. Well, the entire roof was falling off, literally huge chunks of it just sliding off, on a 4/12 pitch. Ouch. The first sign to me was that all the rows were installed a half inch too high, on purpose, and crooked as all hell. My co worker lifted up the edge of a shingle and about 7 shingles came right up with it. The reason she actually called was because it was leaking all in behind the gutters, no drip edge, no ice shield, no shingle overhang. It actually looked something like this one you're showing here in this video 😆 Look I always say, a home owner is welcome to do to their own house whatever they want, I don't hold it against them because it's their own damn house. I just give them the bill to fix it. But when you hire a 'professional inspector' to look it over and they walk around the roof, scratch their ass and sign off on it, there's a problem. The lady I was just talking about said she never would have bought the house if the inspector had told her about the problems with the roof. I mean come on. The one you're showing here so blatantly, cleeeearly needs to be replaced, how could anyone just look at that and say it's fine?

Not sure how long ago this was, HOWEVER, if the seller did the work himself and did not get permits and inspections and advertised a new roof; If the roof was overlayed over multiple old roofs and exceeded the code in old roofs, this is called: FRAUD IN THE INDUCEMENT. It is a CRIMINAL ACT. In fact the real estate agent who LISTED the PROPERTY has ERRORS and OMISSIONS Insurance that may actually cover the agent's advertising of the fraudulent claim. If this has been less than three years ago, I would go talk to that homeowner and tell them they should go sue the listing agent and the last owner. This was CRIMINAL.

Seems to have been done looking for curb appeal IE what the homeowner doesnt know can be gotten away with. Curious to know if the roofer who did that job were confronted what would they say? Super blessed to have come across your channel!

You should try to come out to Seattle to check out the roofs here. They don't believe in drip edges and water seeping in. They love to double and triple layer roofs here.

Always get a roof before you get a roof... Did you say "racked-in"? Is that a roofing term for lining up joints in alternate courses? What about the lack of plumbing or other vents? Mystery? Happy New Year!

RACK ROOFING, didn’t know it wasn’t excepted, I use to shingle that way when I started roofing 40 years ago , I did it because we were still using 3 tab , it was a way to keep rain tabs straight, it was also a way to stay of the shingles when it got hot out , we were all self taught back then , not saying it’s right , just what we did back then, then it carried over to architect shingles, for a while

The only indication that they did more than look from the ground is the chimney top cracks. Maybe a drone.

Good observation, yes, it appears he did walk the roof based on the photos in the report. I screenshot a couple pictures. I'll post them in just a minute. Note at the bottom of one he notes it's one layer of roofing. In one of the other screenshots, he has several pictures close up looking at the missing shingle, showing the second layer of three tab.

@@GrandRoofingInc Having run roofing crews, I can tell you there is NO WAY to know how many roofs are on a house. We checked the drip edges and found one, we found 2 in exposed areas. When we removed the roof we found FOUR!

You didn't even mention the crooked rows or the uneven exposures. Even if everything else had looked OK, those two things say low quality.

@@theallaroundguy2399 actually he is fairly accurate. You do not have to have worked in the construction trades, you do not have to have a degree in construction materials and methods. You are taught to follow exacting instructions on what NOT TO DO AND NOT TO SAY so that you can not be sued. You are told to include statements such as "visual observation", "condition at time of inspection", and a host of other excuses regarding anything said. Then there are the issues like "double tapped" breakers. Hell many breakers are designed and labelled to BE DOUBLE TAPPED on purpose. Then the old panels. Telling people that it is illegal and dangerous to have a certain brand panel and they must be replaced. Well, INsurance sure wants them replaced, but they are and were to CODE. No inspector can name the RECALL NOTICE for any of those panels. Same with CLOTH COVERED WIRING! totally safe and legal. Yet most inspectors call it as "must be replaced". Having been in Construction from Roofing to Plumbing and from electrical to general contracting, Most of the rejections I have seen were Bull Pucky, and many serious issues were never found or addressed by any inspector. If you want a good inspection, hire a Septic Contractor to pump and inspect your septic before purchase. Hire an ELECTRICAL CONTRACTOR to inspect the electrical, A roofing Contractor to inspect your roof and a Plumbing contractor to inspect your plumbing. There are some contracting companies that have ALL those licenses and will inspect your property. Do not forget FOUNDATION and structural inspection. At least with LICENSED professionals Contractors you have a CHANCE at finding the truth, vs with a person who was a used car salesman and decided to become a home inspector, took some classes and passed a test.

@@theallaroundguy2399 It seems to be true for a lot of them. I have seen the reports on houses that various family and friends were contemplating purchasing over the past few decades. Not a single inspector found all the serious problems I saw, and I am far from being an expert and undoubtedly missed many problems myself. When I was looking for a home, I found one that looked good. The seller hired an inspector, the VA another and I hired a third. When comparing the reports, you wouldn't know that the three were all talking about the same house - all three missed major issues.

You can say what you want about a home inspector, but I can tell you first hand, the roofing trade has the trashiest tradesmen and the company owners are usually some of the slimiest people around. A slimy used car salesman has nothing on a slimy roofing company owner

When there is an issue or question of any kind regarding any system in the home, the inspector is supposed to tell the person to HIRE a LICENSED (enter trade) CONTRACTOR or ENGINEER. The inspector by definition, unless he holds the contractor license for the trade involved is supposed to make his comments such that there is "indication" or "might be" or "evidence of", or "NO EVIDENCE OF". In other words, the inspector is NOT Qualified to actually determine anything, only to point out the obvious.
