Correction brother. 3250 monthly payment on a 800k property, you are looking at atleast 500 CAD per month for property taxes. Plus you will be paying utilities for a larger house. Trust me this will sum up to around 4000 CAD a month easily. I am a home owner so I know.

I'm sure the realtor didn't tell you what happens if you don't want the house after a year and decide not to take delivery. There is a scenario where you might not want to close on the house, and then the builder could take your deposit. They don't mention this, and many people are currently facing this issue. So, you need to be 100% prepared to close. Pre-construction houses have a premium built in, and you don't get much in return, as the builder has the flexibility to keep extending the closing date. Secondly 3200 on 800,000 is very unlikely as it most likely will be around 3500 given todays rate environment.

And if the house price goes down, which is an unlikely scenario given that prices have already decreased, but if it does happen, the builder will not only take the 10% deposit but could also sue you for their losses in case if you don’t want to close or not able to. So, just make sure to read all the points before signing on the dotted line.
