This was so informative. Kim has a wealth of information to share and relatable to today’s home style. I was able to take notes and now get to work on creating! Thank you☺️
I was staging my father’s house and he wouldn’t speak to me for four days when I wanted to take down the family pictures. I thought I had prepared him. I reminded him that we weren’t selling his home these weren’t guests coming they were buyers of a house. We weren’t selling our beautiful family, we were selling his largest asset and staging would help him with that and with letting go. It helped..
Often older folks have lived within their home for so long that it is near and dear. They are used to that environment and haven't made any decor changes for DECADES, thinking that it would be up to the buyer to make those choices and changes. BUT taking him around to a few well staged houses (ask your realtor to recommend and show you a few), you can ask him, does he see family photos? Religious pictures or statues? Political signs? Taxidermy? NO?? Why does he think this is? How does the lack of them make him feel -- can he imagine his own belongings in this depersonalized house? Ask him how his feeling about the house would differ if he saw a whole wall of family photos that weren't his own family? Religious pix that were not his own faith, etc? I think he will start to understand and see that depersonalizing his home will help buyers to imagine where their OWN furniture and artwork would go. This allows ppl to linger rather than taking quick looks and rushing to leave because the house still seems so occupied by other people they don't know.
I have a friend who was selling her house during a downturn in the market and I (because I watched a lot of HGTV) offered to help her repaint and update some rooms. She had a very taste specific paint and wallpaper borders. She refused. I also asked if she was going to remove her family pictures, but she said, “No, they’re my kids.” It took a couple of years for her house to sell. She blamed it on the market, bit I’m convinced it would have sold much faster if she’d taken the advice of experts. So many people think they’re the exception.
The higher the K the cooler the light color. Warm light is yellow; cool light is more bluish. I think you got that backward. Also the light fixtures are light fixtures, not light "bulbs".
True! I'm a photographer the lower the number on the kelvin scale the cooler the color, the higher the number the warmer it is. I think the scale she showed is backwards. warm light bulbs are yellow light and cool are blue.
I had to resend to make sure as well. Warm is yellow, cool is blue. I like both depending on the room. Bathrooms should be cool, and relaxing areas like the living room should be warm.
I love ur videos. Thank u 4 using split screen b4 and after comparisons. U r the ONLY stageer/interior designer 2 use that feature. Makes it a whole lot easier 2 c the differences.
I had a realtor use a commercial office chair I had from working in a govt office, no wheels, make it look like it was deliberate and exciting! I had offered it to remove it. She also made the old olefin avocado recliner look perfect too. The house was modern architecture.
Enjoyed spending time and gaining tip and tricks for home decor. I have a large kitchen and my kitchen cabinets are cherry 42”, my floors throughout my home are cherry wood. I recently updated my kitchen floors to white tile w/ light gray veining, should I paint my cabinets a dark gray? Leave some cabinets cherry? Paint the bottom of my island gray? My walls are painted a light gray. Happy Holidays
So many great tips. Showing people how *they* can live really resignated with me and has given me ideas of what I should change before putting my house in the market.
Great job. Question: if you remove drapes for a more neutral look, do you remove the curtain rods -- black, brass, white, wood; or let them up but empty? I am super tired of gray floors, walls, etc. It is gloomy.
In feng shui, if your home faces South, a red door typically aligns with the fire element. HOWEVER, If you want to be accurate about whether Red (or any other color) would actually be auspicious for your entry or not, you would need to have a feng shui master / consultant to do quick Flying Stars analysis of your home which takes into account the Construction Era as well as the orientation measured with compass reading. These days the compass reading can be done virtually by satellite. This is not the 90s psuedo Black Hat feng shui practitioner but a real Chinese Compass style feng shui practitioner. It can be very helpful not only for selling but for living in the home as well. :)
I have a question on the window covering. We have Plantation shutters throughout the house. is that considered to take it out? or keep it's an asset? Thank you!
A reply from a house hunter. Leave the plantation shutters. People can always remove them, but they relieve the buyer of having to immediately pay money to cover the windows. And we know they were expensive so we know you cared about your home.
What are you suggestions for a craft room? I’m a card maker so I have a lot of card stock, ink pads, markers, pens stamps and dies as well as punches, I have cabinets and organizers that I try to keep things in but it may still look like too much to take in
The before and after through the kitchen were taken at different angles making the before look worse with the windows not seen and a sofa sticking out. In fact the extra window doesn’t seem to be in both rooms.
My hairdresser and his partner would really like this. They would probably argue over who wants to be the male and who wants to be the female. But it would be kind of fun
Carol, the real estate market is definitely competitive right now! If you ever want to know how to win a bidding war, check out this blog: blog.churchillmortgage.com/win-a-bidding-war?campaign=RU-vid
I would like to see the photo composition of the before and after the same. The before in yours is closer and off the optimal center and depth. Aside from this, I take away much from your advice in staging.
White cabinets are ideal but...if someone paints over wood without excellent preparation, in no time cabinets will chip & look awful! I recommend cleaning the existing wood cabinets. Likewise with a quick painting of woodwork. Previous owners painted over old paint with awful “rubbery” paint that was impossible to remove. They did me no favors!
I just discovered you! You are so knowledgeable and helpful with your home staging info! Your video was really helpful and informative. Thanks so much.
Totally wrong information on Kelvin scale. It has NOTHING to do with old wattages. Kelvin is simply a measure of the COLOR TEMPERATURE of the light (how yellow or blue) She also has the colors backwards! Lower numbers are more yellow, higher numbers are more blue. Lumens tells HOW MUCH light is produced. Wattage (before and still) tells how much ENERGY is used to produce the light. Light bulbs using more energy typically also produce more lumens vs a similar type of bulb (LED vs LED, halogen vs halogen, etc).
Have to 100% agree on removing political stuff. Your [insert name] for president flag will turn off literally 50% of your potential buyers right now. Not a good look. That is the one thing that gets my hackles up more than anything right now as I'm looking to buy.
Not if they are in glass! And I wouldn’t put them there living there either as I’d be putting them in while the tub was filling and they are easier to reach higher !
Had to stop watching after you did the make side of the bathroom. Why would you put the soap on the left , towel on the right, and the colognes and stuff in front of the towel? You will be dripping water over the cologne tray trying to get to the towel. And why woukd you film with a smoke detector obnoxiously beeping .
I used to buy Holler towels and I have since seen the whites. White towels are so easy to take care of -you can put a little bleach in the wash and make them sparkle.
White cabinets are cheap, that is why the are timeless. Kind of like particle board with laminate. Yuck. Any painter or or veneer is on the cheap side.
HGTV builds a world of false expectations for potential buyers and sellers. It's the old "one person's style is another person's poison" at work. People slavishly try to emulate what's on HGTV, when in reality every person and family has a unique style that's their own. Not everyone wants an island in the kitchen; not everyone can afford a million dollar home; not everyone likes the staging in a home for sale; and not everyone listens or follows through with HGTV----they want you to constantly remodel; they want you to spend money on decor; they want to convince you that you won't sell your home without a stager; and they want you to use their color choices, their design styles, and more. After all, YOU don't have a brain to figure out what you like, what works for you, and what's going to make you and your family happy.
I wouldn't change a thing in my house for any American president, certainly not the one in office at the time of this video! I wouldn't even allow him on my property. It's not a good idea to bring politics into this subject matter; it really colors my view of this person and this channel. Big mistake. Who I would deep clean for is prospective buyers of my house, the most important visitor to ever visit any of my houses.
