Some of us might like to go back to our homeland or invest in properties in India as that is the place they want to settle their future. Canada is only a place to make money for them. 2. For others, they want to start slow and get to their dream home after many years. In this case, what you mentioned is correct. First home equity always helps. But in this case, what we tend to oversee is that the equity of the first home may only be a small amount when compared to the equity of your dream home. Obviously the dream home will be of higher price and value than your first home. So we might need to take a loan (perhaps for a smaller amount) based on the purchase price of the dream home. It is a good idea if you are buying a home in other provinces like Alberta or Atlantic provinces. But if you are considering GTA/Toronto/Ontario - where the real estate prices are going crazy, a house of 8 lakhs (CAD) would be 10 lakhs (CAD) in 1 years time.
