The thing that gets me about chasing design trends is the sheer waste, especially when doing things like ripping out granite countertops or dumping perfectly functional cabinets or appliances because their look isn’t current. The house we bought a few years ago has a kitchen that isn’t completely up to date aesthetically, and not what I’d choose if I was starting from scratch, but everything is very high end, beautiful, and functional. I could never bring myself to trash it just to make my kitchen look more modern, ie give it a look that will in turn be dated in 15-20 years. HGTV has destroyed peoples’ ability to just leave their homes alone, cosmetically, and live with what they have, assuming it’s nice and well done. And ripping out quality “dated” materials to replace them with cheap trendy crap is shameful.

Yep. I still have a 25 year refrigator and all I care about is that is works. People waste so much money on this crap then when they cannot afford retirement or have no real savings.

I’m a millennial and it pisses me off how much my friends want what’s considered a “turn key” house. Put some work in. Painting isnt too hard and updating yourself gets you the house you want. Plus, HGTV homes are no better than flipped homes and fall apart in a few years. Ask those people the horror stories. Meaning, no work for you the buyer- you just have to turn the key after you buy it and move in. We have gotten such great deals on houses that needed a little bit of work . The house we bought seven years ago, the flipper bought it made some great updates, but he ignored some areas he shouldn’t have. I’m just glad he didn’t remove the cabinetry that goes all the way to the ceiling and just painted it-albeit the paint job was very poor and it’s then coming off since the second year we moved here. A lot of the upstairs they ran out of money to fix up so we have the original bathtub and showers and fixtures or cheap updates. They definitely painted over wallpaper and did not use killz as a primer over the oil paint before painting with latex…. So with kids in the house, of course, all of that is peeling…. The other complaints are that they did not update the windows and just painted over literal rotting sections that we’re not caught in inspection; the deck was installed wrong, rotting and no one caught that it was leaking until it was too late; The carpet and materials were all very bottom tier cheap… they used flat paint everywhere, including the kitchen and bathrooms and now it’s stained from oil and food and such or puckering and peeling from moisture… I think next time we would rather buy a house cheaper and take out a renovation loan and contract the work ourselves, buy our own materials (I know where to find quality materials and bargain- it’s not Costco like the flipper did)… We realize that’s what we should’ve done to our first house in Tennessee out in the country … we did still make money on it from our repairs but we could’ve made more. Had we finished the master bedroom and the half basement. We have no plans to move anytime soon … and Covid really hit our finances pretty bad. We were literally at the point where we were doing well and start working on the house. We are finally digging out now and pray nothing else happens so we can start focusing on the things we want and need to do the house . we have no plans on moving because we really love our house and it’s hard to find the same quality and size house on acreage in the country.

Well I painted my cabinets myself for the price of a gallon of paint and some primer. They look fabulous, everyone who sees them comments on how great they look. So whereas I would not have spent hundreds or thousands to have them painted, I am so happy I did them myself.

I painted my cheap laminate cabinets with good primer and B&Moore paint they look so much better,everyone thinks they look awesome & I was really happy with the outcome.

Agreed, painting them a neutral or white or off-white/cream color with a good quality paint is an economical manner to update/refresh old cabinets, without the expense.

I am a realtor and there are times that painting the kitchen cabinets, especially painted by a professional can make a big difference and will help the house sell quicker and for a higher price. As you stated you have to look at the whole house and make decisions what updates will make the biggest impact on the sales price.

I thinking in many ways she is talking about home that sell for $500k or more. When you sell a home priced $300k or less the buyer main concern is that everything works, the roof is in good shape, the furnace and air conditioner works, no plumbing leaks and that the place is clean and basically moved in ready. Changing out bathrooms can be there choice but most people are not that picky on kitchen cabinets unless they are spending over $1/2 million or more for a home. Meanwhile there are so many of these huge homes aroumd and most people really do not need 4 to 6 bedrooms and there are just to many of these big homes. They are so wasteful also. We really need a lot more 3 bedroom 1500 sq ft homes with nice large 2 car garages.

Those cabinets are beautiful. I would update with new counters and backsplash. I love wood and would cringe to see painted cabinets when we were in the market for a home.

I inherited my parents home, they were the third owners, the first owner had stained kitchen cabinets, the second owner painted over them, when my parents had the funds they had then stripped and restained. I live in the country and love the country look.

The counter tops are pretty bad. The wood cabinets are nice and very functional. There are a lot of things that should have been done before the kitchen was touched.

Oh me too. That wood is a beautiful color. Just changing the hardware will change the look completely. And the style is simple and timeless; not the 70s or 80s version of colonial like so many houses have. The only wood cabinets I don't like are the orange oak ones. Because orange.

I painted my cabinets in my old house. They were old, mail order Sears Cabinets and not good quality. Made a massive difference. Our new house has solid oak cabinets. Top of the line. Have seen other solid oak cabinets from the same time period which have been painted. They look good, but I figure mine will be back in fashion someday.

My mom was a Realtor. I assisted her. During private house tours or open houses I often saw buyers with zero imagination. If something needed to be redone, they couldn’t be bothered to do it. Even painting. Anything that was old or outdated was a deal breaker. I can see how tempting it would be to go for “surface shine.” Some buyers are very frustrating like that!

We had a general contractor over to help with putting a cast iron shower base in and he asked who we hired to do all the painting in our house - he was in disbelief when I told him I did it all - he asked me if I was for hire - lol - if I had it all to do all over again - I would be a painter/finisher by trade - I love it - and I believe like really good cooking - it has to be done with love. We have custom built all our furniture and it's our passion. My husband hates painting - as do all my friends - but I love doing drywall, finishing it, painting - all the fine details that will stand up to close inspection. I do have to admit - I do secretly notice poor finish work everywhere I go - even stores and offices. I could never not finish and paint a wall that will be behind the baseboards and we always tile all the way under cabinets to the walls...you always have to think of future buyers - if they take out a cabinet - and want either a smaller one or none at all - they will at least not have to redo the floor if there is no tile there.

I'm sorry but you lost me at "I couldn't live in that house with that tile". That house is gorgeous and as someone who's trying to buy a home and having to settle for 1980-90s style homes I can't really relate to you anymore. No ill will but it's obvious we are on 2 different ends of the spectrum when it comes to remodeling

When we were looking for a home 14 years ago, we saw so many 'Surface Shine' homes. It was clear that certain items had been neglected for a long time, but they had new kitchens and paint (often done cheaply). We avoided those homes like the plague. We settled on an older home that was about 35 years old. Nothing fancy, but the original owners had taken good care of it throughout the years.

My folks 1965 rancher sold well. It needed a new kitchen and baths. The mechanicals, roof, windows and siding all new or well maintained. I pulled the carpet off the pristine oak floors, removed wallpaper and painted the near empty house shades of white. Yep, cleaned, cleaned and cleaned and painted the ugly green basement walls white. Sold as is, with curtesy inspection, the flipped was thrilled there were not faults. He's glamming it up. Got more than many Realtors thought.

When I sold my house a couple of years ago, I left my 35 year old oak cabinets unpainted. They were in good condition, good polish, new hardware. i had newish green granite counters, maple floors and it was, altogether, good enough. Super clean and staged and projects finished and I got top price, one weekend on the market. Fine mechanicals- newish roof, heating, windows etc. When I bought it- and my new house- they both had good foundations but no staging at all and poor colors and/or furnishings. I got excellent deals on both. They were both unpolished potential. Being able to see past the staging, colors etc. The last one I did have a painter do the most difficult/important parts before I moved in.

If it were my decision I would pick the tiles over the new flooring. This is an area where opinion and personal taste are huge.

I decided I won’t paint my dark cabinets (cherry spice) but spend money on functionality, such as adding soft-close hinges, pull-outs in cabinets and full-extensions to top drawers. Oh…and updated pulls.

The brown wood kitchen is gorgeous! The sterile white kitchen that looks like a 1920s creepy hospital would have me running out the door and onto the next home viewing. I also love the tile floors. Just goes to show that you never know who will buy your home and what they want. Don’t ever think you know what the buyer wants. After all, if you’re selling you aren’t the new buyer. Let them decide what they want and let people make their own decisions. So tired of realtors trying to decide what the buyer should want in a home. Too invasive.

Yep, that Pleasantville kitchen is simply hideous. I much prefer the original home design to her upgrade. Sellers remodel homes like buying a new pair of shoes. No thanks.

Agreed. I hate white kitchens/cabinets. I might just skip that house altogether because painting cabinets is a huge chore! It seems that painting wood cabinets might be a risky move, lots of people like the wood, and it's exponentially harder to "unpaint" them than it is to paint them.

I agree with everything you’re saying 👍🏻we do kitchen installs and everybody and I mean everybody is getting WHITE OR GRAY CABINET 😡it reminds me in the 1970s when everybody did the lemon yellow walls and the appliances to match in everybody’s house looked exactly the same it’s exactly the same way now🤭

As an Interior Designer and Home Stager I thank you for this breakdown. Too many people try to flip a house with that lip stick on a pig realtor friends see the Shoddy work and refer me for good reason. The staging sometimes needs to draw attention away from the negatives. If it had good bones in the first place, minor staging or editing of their own stuff would do. Flippers make the mistake of having the cheapest investment added and think they are going to get the highest return just because stuff is new. I’ve had flippers allow the contractor to make the design decisions, which they just choose. What’s cheapest because the labor is the labor and they have an agreement as to what they are getting if they include materials, the contractor wins. If the right decisions aren’t made it doesn’t matter if the bathroom or kitchen is new if it does not current & beautiful. I cringe when I see a brand new bathroom and the execution is garbage even if what they picked is nice. I’m sure you know the type pick something that looks nice and classic and then had a friend of a friend slap it in there. Your content reminds me of myself

I repainted my lower cabinets myself in Behr’s Carbon black in high gloss. Upper cabinets are still cream. Such an upgrade for a rental!

I would buy an “unpolished potential” versus “surface shine” any day. You won’t fake out buyers with a through home inspection.

That tile looks a lot like the house I bought in Florida. I bought the house because I liked the tile! The kitchen from the house you bought I thought was beautiful! Everyone has different taste. I don't think that house didn't sell right away just because of the tile. I personally don't like the modern look and don't think that a 7-year-old kitchen is dated. I appreciate your advice, but everyone is different .

Thanks for your comment Judy. The house actually didn’t sell because the price was too high for the condition it’s in. It’s always about price in the end and no one wanted to deal with this style. The world of selling your home is much different than your personal taste or design style. So while I make generalization here it’s only because I have buyers who are telling me this type of thing. Like I said, my husband loved the tile!

I liked the tile, too. Kinda sad that it all got ripped out. To me the real problem was all that white (so much white!) combined with the tiles made it look too sterile. Could another solution have been to paint the walls a warmer (maybe still a neutral) color and the woodwork a warmer white? That's a LOT of woodwork though, so maybe not 😄. Are there other solutions that could have kept the tile? Curious because I'd be so happy to find a house with tile floors, we're currently house hunting and I'm genuinely tired of the laminate flooring we're seeing in so many houses in our search. I've lived with it for the past seven years, and I'm over it.

@@suzicq The new flooring is actually wood. It's fantastic. Very durable and washable. It's an engineered undermount. So it's installed in a way that doesn't allow for humidity to get into the wood. I LOVE wood floors, but this is really just as good and I feel more durable. No scratching of the floors from my dog either.

@@suzicq So they are wood on top and engineered on the base. I had never seen floors like this in Chicago. They are a way you can have actual wood in Florida that is resistant to humidity. They wipe up really clean and are actual wood. Solid. As a renter, I live in a Concealable Condition house. But I’m not planning on moving any time soon, and the previous tenant neglected the house for almost a decade. One unit was built in 1944. The other in 1973. My landlord helped painting the exterior and is redoing the roof. This is important for renters to keep in mind how much to invest in a place you still have to live in. The most I do is surface. I paint and detail the appliances. Clean. I’m fixing up the backyard. Under $500 is my budget for this. But I love being back there. As a renter I know I won’t “get it back.” It’s for me to enjoy. Plus, I got a $1300 credit. So, I figure if I keep it under that, I should be fine. I did paint my kitchen cabinets myself. But I did a professional job, taking them off the cabinets, preparing and painting them carefully. I also did the bathroom cabinets. I painted almost every room in the house. But the previous paint was a decade old. My husband jokes that we live in a million dollar home now. And that’s _just_ with paint.

About the backyard investment, I'm with you on that. People think about money and that you won't get the money back, but you're paying for the quality of life you deserve at this moment. Every minute of good quality of life is what it counts. Life's too short to only think about money back.

A relative painted their cabinets black and the buyers backed out because of the smell that emanated from the house. The roof was another issue and they should have had a house inspection BEFORE they sold so they can front run it. The air was polluted because of the kitchen cabinets. Talking about a $1,000,000 house.

I love natural wood. If someone want to ruin the natural wood then they can paint them themselves. Basically you should not do things like this to please a buyer because every buyer like something different. You should do because you like it. It is better to give them like $10k discount for them to do minor up grade. I have never changed out anything like cabinets or anything like that when I sell my home. Most upgrades do not pay for themselves so I just make sure everything works and everything is clean. I always put new carpet, floors if needed, and anything to be replaced. But I am not spending $10k to change out solid wood cabinet 50 years old made out of real wood. My wall are always paint a soft white. I never had a home be on the market for more then 90 days. Everything is about price and location. In fact most of the places in MN are not even move in ready let alone look brand new. When I move up here I saw so many home where the house owner had crap everywhere on the floor and the people were still living in the house. Laundry on the floor. Kitchen sinks full of dishes. One home looked and smelled like all they made was fried chicken for every meal. Also style changes. What is the modern look for today will be out of style in a few years, so why bother. However higher price homes are a lot harder to sell then home that sell for like $300k of less. The higher the cost the more picky the people. Which is one reason why we have so many home worth $10 million or more are setting. If you have that kind of money you want to make your own custom home.

I'm really enjoying your videos and learning plenty, thank you. Our home was Restoration Required in 2001 and we've done nearly all the work and got burned out but have kept up with maintenance. I'm trying to plan thoughtful future updates to keep it comfortable and modernized just enough for us though in our market, it would still be considered Restoration Required because we haven't removed the wall between the kitchen and living room to make it 'open concept'. We don't want to live that way. So new cabinets and high end countertops would be money wasted if we unexpectedly needed to sell sooner than later. I've downloaded your e-book and appreciate all the knowledge you are sharing.

That house is really beautiful. I do agree, however that the kitchen and tile were both dated. The tile is the biggest issue, however because it looks as though it’s throughout the whole first floor. That’s a huge problem because the house would always look dated with that tile. I’ve only sold a house once, but it sold in a weekend. Honestly we did not do a lot of updating to finishes when we lived there. We replaced carpet, we replaced windows, we replaced the furnace, we upgraded trim and gutters and downspouts outside and we did all new landscaping and a new fence. Everything was functional, but not everything was new.

Thank you! The tile was throughout the entire first floor, even in the primary bedroom (eek). Not everything needs to be updated but meticulously updated things are important. It seems you updated big ticket items that buyers appreciate like the furnace and windows. I appreciate your comment!

My daughter is a new realtor in TX and sent the name of your Utube channel to her. I hope she will take the time to watch it. Having bought and sold 8 homes I do understand the importance of everything you have pointed out. When we bought and sold each house, and lived there for 6-8 years, my ex refused to do any updating of systems and griped when I had yearly service done to the HVAC units. He never updated any of the interior. I did repaint the last home we bought from top to bottom as we had 3 teenage daughters who “decorated” their rooms. I painted every house we lived in, from top to bottom, so I am quite proficient at painting. He just listed the home that we built in 1999 and he did very little to update and/or maintain it. Over those 20+ years the price of the home, based on comps, increased in value by 150,000. I hope he can get that much for it. The previous houses brought us zero equity because they needed updating and new mechanics so badly. There is even an issue with the property line and his response is that it will be sold as is. 🙄

Thank you so much for watching! Routine maintenance and some updating is necessary to get top dollar. Although buyers may be okay with no updating, it is likely that they will find issues in an inspection and pull out of the deal because of too many issues. Maintenance is so important to make sure you are living safely and future owners are living safely.

I think the house your purchased was absolutely stunning exactly the way it was. Those gorgeous, high, coffered ceilings! Those windows! The glass in the doors! That incredible staircase! The wainscoting and fabulous moulding! Even the tile floor matched the style of the house (and frankly, I don't think it was terrible at all; it had a lot of character compared to the run-of-the-mill flooring that's there now). I'm flabbergasted that it took 8 months to sell. You are obviously in a completely different market than me; here, that house would've sold on the first day with multiple offers and probably a major bidding war.

Exactly. My kitchen has original cabinets from 1965 that have been painted several times in different colors. And the paint is flaking off. How can a strip down to bare wood and a careful re-paint NOT add value at this point?

One easy, inexpensive thing I did to refresh my kitchen was I took down a few cabinet doors two at a time. Strip, sand and restain them in a nicer color. I then painted the frames which I did not have to take down and could be easily changed. I then replaced all of the hardware and only had to rehang the doors. Everyone who sees them tells me good idea! Decluttering, new rugs and updated accent pieces are good things too. Just don't get too personal or trendy. 😊

Yeah. Not quite stylish... The cabinets are a good quality for sure. The kitchen is solid. It's a bit small... so we'd like to take down one of the walls and open it up. But for quality.. the kitchen works well.

I bought a fully remodeled but there were issues to fix. The owners had to do major electrical and minor roof damage. The foundation was fixed already abd had a warranty. The kitchen bathrooms were remodeled the rest fully painted. And everything was good but electric and roof.

I would love that kitchen! We moved into our home almost four years ago. The people who lived here before us painted just the boxes on the kitchen cabinets Black! They left the doors wood. We thought about painting them all off white but have decided to save and replace with new wood cabinets in the next year or so.

In my area, tile floors are very popular. Obviously, some tile is more attractive than other tile, and tile sizes and layouts change with the trends. What I find off putting is a mixture of tiles, especially in the living room (that is, where carpet installed by the builder has been removed and the owner can’t find matching tile). Where something as costly as tile is concerned, choose timeless rather than trendy.

@@alli992it’s actually wood on top of its engineered below it because of the humidity. But it is basically wood. Theres some quality LVP out there though. Really high quality. Make sure it’s installed correctly

Im using different salvaged cabinets and cupboards from prior fix and flips into my personal home, and they are all different types of wood and stained differently, so I have to paint them. I have so much beautiful unpainted oak trim, floors, and exposed beams in my restoration required rehab that I dont really want wood cabinets, it would be overkill.

I'd reface the cabinets next time. I hired professional painters for my old kitchen. It looked great however over time the paint starts to wear off on the edges especially near the sink where water gets on cabinets. I had them painted white with Benjamin Moore high quality paint too. My new house already has white cabinets and they can be cleaned easily and the paint is baked on so it won't wear off like a home paint job did.

Very interesting. You have put this together brilliantly. My entire house is gutted, and I’m thinking of putting in a blue or green kitchen. Is that bad for a future buyer? Should I care, as I plan to live there for a while. I am a bit concerned with going with white because it’s on the south side and I’m trying to avoid being blinded. The quest to find the right taupe or cream is proving daunting, as the kitchen company only uses Sherwin Williams, and I’m trying to avoid muddy colors. 🙄 Is it best to just get white, and the cheapest kitchen, or buy what I like….😢 It’s massively expensive to remodel an entire house. It’s also so confusing. BTW…You did a great job with that floor! ❤

Thank you for your comment! Our old kitchen had a lot of light so we had the greys in the kitchen. It worked really well to not be too bright. It is completely okay to do what you like! If you anticipate living in a home for a long time, you can do what you would like!

I live on the Texas Gulf Coast where flooding is a yearly event. I had my roof hurricane reinforced, installed a $5000 drainage and gutter system so that when the roads flooded, water could be redirected away from my house, installed hurricane force replacement windows, had a new roof, and a/c and did numerous small projects like a smart thermostat. It took forever to sell my house. Every potential buyer said the same thing - my counters weren’t granite and my bathrooms weren’t updated. I don’t doubt what you are saying and it makes sense, but that wasn’t my experience. My real estate agent said that none of those things added value to my house. A coworker said that the buyers will only appreciate it after their first hurricane. I believe he was right. I ended up dropping the price $10k and selling to a couple who didn’t qualify for anything else.

I’ve determined my home straddles “unpolished potential” and about 35% modern move in with a great updated kitchen and baths…great landscaping …mechanically GREAT! Here’s my dilemma..TERRIBLE concrete driveway…15K to remove and repour. .. leave it and make a concession at closing or simply reduce listing price accordingly? I cringe every time I see gorgeous wood cabinets be painted grey. So done with painting beautiful wood. I did paint cabinets in our cindo that we rent out. It yasn17 cabinets and 10 drawers and they needed to be updated. I redid the hardware and painted them a medium blue toned grey. Gorgeous.

We had to remove it all and then coat the whole floor with cement to level it out. Then that is a wood on top of it. It can be sanded twice, but it is real wood... but it's got a hard coat under it so it won't warp with the humidity in Florida.

I am in the process of getting my house ready to sell. (Actually, I have been for the last couple years.) I have a realtor who has helped me sell and buy the last 2 houses and keeps calling me to see if I'm ready. I started doing some work even though he did tell me to paint the cabinets a light green. (They are presently painted a blue - when first moved in.) Did some updates - windows, floor refinishing, removing an old oil tank, new steps, walkway, ... and it "feels" like it needs more. So .... I started removing the old contractor baseboard and casings. It's overwhelming me! It seems to fall in the potential category, and I really do need to sell. It's rural, private ... and I saw the potential when purchased. It's too big and don't know when to stop. He told me to change light fixtures and didn't even need to paint. As an empty nester, it's just too much work. Potential ... but for someone else. Wanted to download your Playbook, but I'm already working with a realtor. (I wish I could just put a sign up before I have to mow again! Really like your vids.

I’m thinking about spray painting the kitchen cabinets the same cream color to cover up years of use. The cabinets have stains that could not be scrubbed out. I rather not replace them. I’m not the original owner and it appears the previous owner (2 owners back) did a full remodel. It’s already outdated 15 years later, but the kitchen can continue to work for another 10 years.

Most of time people only use the microwave in their USD 100K kitchen. Also, the *advantage to put a parquet floor over a tiled floor is that you can easily reverse the deco.* Which is not the case with tile on tile. - French designer on board

My kitchen cabinets have vinyl coated doors. The cabinets are original to the house and all of them are peeling. Even the frames of the cabinets need painting because there is probably only one coat of paint. I wouldn't attempt to do this myself. What would you suggest?

I painted my kitchen cupboards because I wanted to and I love them and it makes my kitchen. Look really different. It kind of tonesin with my floor, which is all tile and you know I’m living in my house and this is what I wanted to do if people come in and they don’t like it they don’t like it, but I felt that my oak cabinets were just too dated.

My son has a Sears Craftsman house from the 1900’s. The solid oak interior doors had swollen over 100 years so they no longer fit. He was going to replace them all with hollow core birch doors. I said wait! I took every door down and shaved down the hinge side recut the mortises and rehung the doors with the original hardware. All thirteen of them. When I finished he was searching flea markets for a missing glass doorknob. The front door has a large window which gave him concerns over security. I had reglazed that window. It has 3/4” plate glass. You couldn’t break it with a hammer! It’s heavy! The doors are the feature of the house. I suggested refinishing the doors. But people prefer the blackened look of 100 year old shellac! The brown wood cabinets in the video were simply dirty and dull. If they were cleaned and revitalized with a wiping finish like tung oil no one would question their value. As in the video. The previous homeowner spent a virtual fortune on a tile floor. Only to have the new owners cover it with laminate. You only need appeal to one buyer. Not every looker. Display what you have. In the best possible way. I am put off by painted cabinets. Were they prepped properly and painted with epoxy so they hold up? Or will they flake and peel in a couple of years? And how long will white be in vogue? I dunno. Superficial “style” rubs me the wrong way. I want my home to be substantial.

So we are in Florida. I LOVE hardwood, but we wanted to make it more compatible with the humidity. This is actual wood on top and the underlayment is engineered. I really do love these floors. Very durable. Don't look fake at all. Not glossy or odd the way many manufactured floors look.

Love your channel! So informative, and I hope you can help me. My husband and I built our 3800 sq ft in a Chicago suburb in 2006. Put in upgraded tiled baths, and we definitely keep up maintenance. Great location in fastest growing county in the state. We may be here for awhile yet, but are always looking to improve things. Our master bath though has me confused. The room has a large soaking tub, but the original shower is only 34 X 34. We have a tub in another bath, and walk in shower in a third bath. I think the small master shower could be a problem when we do sell, but we are getting quotes of 15k to removed the tub and enlarge the shower. Big step! Any suggestions?

Hi! Guessing you are in DuPage? Is that the fastest growing? :) So I can totally picture your 2006 home. I suggest that you make a better shower. IF it's worth it to remodel the bathroom. I probably wouldn't just change out the tub and the shower if you aren't going to do the whole thing. Because it's going to be dated in a warmish, brownish color, I'm guessing. Well, I think we're Surface Shine here? Black granite, solid Brazilian teak floors, but a 25 year old HVAC system.😬 It still works fine, but it would worry me buying a house with a 25 year old HVAC system. OTOH, roof only five years old, new energy saving windows, water heater 3 years old, garage door and opener is 2 years old, and patio resurfaced. The old HVAC system has me worried. Sure don't want perspective buyer wanting a deep discount over it. I do have a friend in HVAC who would give me a very good deal - but still...

You might save energy and make home more comfortable by updating that hvac. Energy rebates are available too. Might be less than you imagine... estimates are usually free.

I’d look at it like this - either price it higher knowing you’ll give them a credit for the HVAC to be replaced or repaired, or consider that what you spend on the new HVAC yourself you’ll add to the price of the home when you go to sell. If that’s the only issue but the rest of your necessities like the roof are good and I really love the layout/style of the home, it wouldn’t put me off as a buyer.

For the surface shine category, what are some more examples of "old mechanics"? My house is 25 years old. What should I be replacing/updating? We replaced the entire HVAC system, including ductwork. All plumbing and electrical is up to date, except the power box. We've removed all old phone line switches and have new outlets, a few usb. New modern fireplace. New gutters. Lawn is beautiful but not much patio or landscaping AT ALL. Should I do some? Lawn was leveled and trees have all been treated and trimmed. All carpet was replaced with laminate and the grout was all resealed. Garage door was updated. Smart everything basically (smart lights, thermostat, cameras, doors, etc). Baseboards all replaced and repaired. What else should I be thinking of?

Wow!! Sounds like you keep your house up really well. I wouldn’t worry too much about the landscaping unless you are planning on living there for yourself. That is a very expensive improvement that you don’t necessarily get back. Sound like you’ve done a great job!!

@@JAM661 hmmm well I didn't do all of this specifically for selling, but rather for "living with selling in mind," if that makes sense. I've owned the home for 13 years and repairs come up. Like for example, our HVAC was so outdated, we could no longer service it. We had no choice but to replace it.

@@KatiSpaniak thanks for your reply! This makes me feel much better. It took me a long time to realize this but many of these less obvious upgrades greatly change the overall feel of a place. Simple things like not having chipped baseboards, having no stains or pathway marks on carpets, etc.

I have updated my house over the last three years. Nothing fancy but it’s decent. And I am not doing one single thing to it when I sell. I’m gonna walk out the door and Collett good. Let the next people deal with it. Of course I hope to live in this house til the day I die so it might be decades before anybody else gets this house. And at that time they can do with it what they want.

I have the same cabinets tho different countertops and mine also is from 2006. I have pondered painting but my last house had painted cabinets and it was not a good job. I hated those cabinets! So i nixed painting my current cabinets!

I was looking for an original "time warp" home and the dark wood 1979 cabinets were fine. The counters and backslash had been modernized, but blended color/texture wise with the original ceramic tile floor. If the original owners had altered the entire kitchen... it wouldn't have coordinated with the rest of the wonderful "dated" home. Some well-loved, older homes should simply be left alone.

I like your new floors better, but I don't hate that original tile. It was probably installed because it's practically indestructible. I'm glad you didn't paint your kitchen cabinets. I cringe when people paint natural or stained wood. I've never been a fan of the all white kitchen, bathroom or all white anything. In fact, many interior designers will tell you that the all-white kitchen is now passé. I do prefer, light, bright kitchens, but I like some soft color and some contrast in any room. I've never liked stainless steel kitchen appliances even though I know that they wear better. I guess they are okay for "modern", but I've never liked modern (for myself). I do agree with everything you said in your video. Great tips. I just want to emphasize that people don't always appreciate what is trendy and modern. I much prefer traditional, antique, comfortable and warm looking. I'm the person who would buy the older home that needs lots of work because I love the details that you don't find in modern homes and I like choosing all my own colors, cabinets, flooring and other materials.

The photography of the home also matters!! The before and after of the dining room don't seem to convey the message you're trying to get across. Because of the way the photo was taken, the before actually looks better than the after.

My house is 4 yrs old but I have to move because my property taxes jumped so high I can’t retire. I haven’t put grass in my back yard. It has some trees. Should I focus on putting in grass? I hope to sell next year.

Sorry you have to sell because of the taxes. Thats terrible. Don’t worry about the grass if you can’t afford it. You can do seed rather than sod if you feel you have to. Just do your best.

I like your cabinets actually but I would replace the countertops. The flooring was actually not that bad, we had a similar situation in our house but it was mix of carpet and ugly tiles so we had to take out everything😭 and we also put in laminate flooring and it’s all good now.
