In this video we drive around Golden Gate Estates to give you an idea of the amount of new construction there is in the area. We go into one home that is currently on the market for just under 1.2 million dollars which has 4 bedrooms, 4 bathrooms, with an interior size of approximately 3,830 sq ft in total and a living area of approximately 2,644 sq ft, built in 2022 and sits on a 2.58 acre lot. Having land or larger lots is a big perk of living out in Golden Gate Estates. You may remember from our other video ‘Buy more land in SW Florida’, the other big advantage of living in this area is not having HOA’s (homeowner’s associations) so you don’t have all the rules and regulations of HOA’s as well as the HOA fees.
We give you a good idea of what the streets and avenues look like and a general idea of how they are situated and stand outside some other newly constructed homes including others still in the earlier stages of construction. We briefly speak about one of the most reasonable homes, listed at $505,000 on the MLS (multiple listing service) that recently went under contract. On 1.14 acres of land, this home has 3 bedrooms plus a den and 2 bathrooms, an approximate total area of 2,520 sq ft and an approximate living area of 1,806 sq ft.
At the end of the video, we share some interesting numbers with you of new construction homes in Golden Gate Estates, only from 2022 extending into 2023 as well as the numbers for Naples too and explain that this number does not include ALL homes for sale and remind our viewers that these numbers can change on a daily basis.

Beware of wet lands in the estate that they won’t tell u about also check out the property for large dig pits construction companies leave on the property for u to deal with good luck

Yes there are other homes in the area by this builder, some under construction to be completed within a few months and some not yet started construction but coming soon. Hi Sean, thanks for watching! So, generally property taxes are approx. 1.25% x assessed value but with new construction it's hard to know what the assessed value of the home will be so most underwriters use this formula: 1.25% x purchase price while qualifying a buyer. If you want to learn more about property taxes or look up a specific property to see it's previous tax bill and/or how it was calculated, go to www.collierappraiser.com As for insurance, there are MANY MANY variables for home owners insurance, too many involved to even try give a range. Variables include age of home, age of roof, type of roof, how far the home is from a fire hydrant , if you have a dog and if so, what type of dog and even your credit score (unfair but true) .... so it really depends! If you're out of a flood zone, you don't need flood insurance (not needed by lenders) however it's optional and you may still choose to get it. For flood insurance, the elevation of the home is a big factor. Every situation is unique but overall the newer the home, the cheaper the insurance. It's advisable for buyers to try to get actual quotes before going ahead and making an offer on a property. We can guide you with this. Hope this helps! ☺

Do the homes have basements ? Are they built to withstand hurricanes ?

There are no basements in Florida due to the shallow underground water depths and the healthy amount of rain we get. From 2001, building codes changed significantly and even more so since then (the newer the home the better) with much stricter building codes to withstand hurricanes and most have impact resistant glass and sliding doors. Also elevations on newer homes are much higher with new construction homes. We've seen several brand new homes right on the coast that were not impacted by Hurricane Ian when much older homes on the same coast line were completely destroyed. Thank you for watching Christian!

Is it X flood zone,??or is it just one ft above sea level like I think it is, I live in the keys and I've been looking everywhere and the problem is on the east and west coast ,west palm to tampa,no elevation, swamp, a tropical depression downpour can cause flooding just like in Fort Lauderdale it's a natural event not a 100-year thing

However, from our experience, around half of the homes in Golden Gates Estates are in Flood Zone A and the other half are OUT of the flood zone entirely.
