My family lived in a tiny house much like this one for 5 years while my folks saved for the next step. We always had a home and my folks never borrowed a dime. They lived through the depression and lived within their means.
Can't wait to see it finished. I don't think it is ugly, it just needs paint or new siding. The lot looks large enough to add on if the new owner wants to.
Could you put the laundry in that little room off the back door? It looks like it's on the same wall so plumbing shouldn't be an issue. That would give you more space to work with in the kitchen.
Actually looks like it could become a solid, simple starter home for a couple or single persons who prefer gaining equity rather than just paying rent.
I feel like if you move the washer and dryer to the back side in that outside storage room you can make that a laundry room and free up more space in the kitchen.
I peaked at 6' 4" when I was in my 20s, but after 20+ years in the US Military, they wore me down to 6' 1" by the time I retired. This looks like a once much-loved Granny house; may she now rest in peace.

Thank you! One issue here is that a water rap costs $70k. When you have shortage of houses, they all rise up in value until the cost to build is approached. When the cost to build is high prices keep going up.
Hey, I’m in Louisiana too. When did you buy your house? A lot of our prices have gone up due to market conditions in 2021 and the insurance crisis we have been having here for years. We can’t catch a break with storms either so inventory has suffered. Best of luck!
I moved in my house in 1977, but the neighbhood is very nice, no crime, a mall was just built 3 miles away, great schools. The house across the street from me was just bought for 130,000$. Completely redone, fenced in yard, the works. I honestly could not live in those big cities. I don’t have the money. My house is paid for and my note for 30 years was 549$ a month. I guess it depends on where u live. Thank u Jesus for my home
This will be a fast flip. If the side wall window that you mentioned removing in the kitchen is identical to the front window - it would improve the front of the house appearance considerably if you enlarged the front window opening, slide the existing window over a bit, and install the removed window next to the front existing window. Maybe add shutters also. I'd add the pantry also since that structure is already there.
5:02, what's if you were to enclose this porch to add more square footage to the house. Also, I noticed there's a chimney in the middle of the house, if it's not being used, remove it also. If you guys were in the market of ripping everything out, you could probably add square footage in the attic.
Kitchen needs a new layout for sure to make better to work in it. Yes a long hallway to make a two bedroom. The space outside storage with a door add into the kitchen. The basement good for storage for the future owner. Once you get the outside looking amazing for the neighborhood be happy.

I used to live in Greeley Colorado. My house is only 690 ft.², it was built in 1900, two bedroom one bath. The layout is much better than this house, however. There is no wasted space. No hallways. I think small houses are great. And you’re right, it should sell very quickly once it’s fixed up. Because people want small houses. And they can afford them much easier.
I know you mentioned not doing much exterior wise, but maybe you could add a porch and maybe take down the wall between the kitchen so you can add an island so it feels bigger when you walk in 🥹
you could also use what you say is the living room as a second bedroom and change the access to what you are saying will be the 2nd bedroom and use that as a living room connecting to the kitchen.

Yes Agreed it is the perfect flip., unlike the bizarre skateboard house thebase of that house was skateboard . The outside of the house was skateboard. This is just plain wonderful. This is lovely. What a nice contrast.
Is it possible to re patch the patch in the hardwood to make it more congruent with the flooring pattern? And then refinish it? That might be my first thought but maybe i'm completely wrong to consider that!
I think it’s cute and I don’t think it’ll take a whole lot for you to make it really pretty. A lot of people really appreciate older homes and this one has a lot of potential, and like you said all the expensive stuff done so you can just do the pretty stuff!
As long as there is a linen set up, it doesn't have to be separate space. My husband and I moved around the north of Canada with his policing job, had some older homes where my linen space was inside a walk in closet, worked fine. And we used an outdoor spot on d3xk enclosed to hang big parkas, snow boots since no front closet. And off season clothes.
I can't wait to see what you do with this one. Just an FYI-lack of a coat closet would not deter me. That can be overcome. Only 1 bedroom...not so much :-)
That basement area is not bad at all. Good storage, maybe a little shop or something down there. People could definitely use it for something. Overall, I call it an asset.
not a bad house at all, very big yard too, the basement wall that had the paint falling off looked like the block was falling apart that means lots of water against that wall on the outside, it would need to be dug out from the outside and new water barrier and soil, this is great for a single person or a couple and who likes a big yard to entertain .

Those front porch hand rails seem so odd! Is there any way to move the washer to the little room if idk insulated maybe? I think what i would call a cellar looks good! I have a feeling you are going to turn this into an adorable small home!
My Parents bought their home in '71 for $16k ... When they sold it in '01, it was for just under $200k. I looked it up on Zillow when I noticed it was for sale again in 2015.... Almost $500 k.. We're just South of Seattle, btw. Crazy !
It has one of those portable dishwashers they stay on the counter... hopefully the hookup is still on the sink... if you don't want a huge dishwasher they're actually quite handy I have one... they're discontinued but Amazon does have a hookup , you can order ...there are certain things that just need to be done in the dishwasher specially plastic stuff... most of the things I use are just hand washed..Laxvespa-LosAngeles

Is it more cost effective to carpet or save the hard wood floors? I know Colorado winters are wicked, and here in eastern Washington the winter season gets nasty. That being said, I like a carpeted room. There's something cozy and warm about it.
I think that is a pretty nice house and should be a very profitable flip. In my neck of the woods (Pittsburgh PA), this would be a 'buy & hold' investment property as you can find many, many homes like this for $25-55K. No way to make any money here flipping such a property.
What is the age of this house - 90+ years? It does look like it has reconfigured somewhat. Would it be possible to locate the washer and dryer someplace else - maybe in the strange place that you joked about where you lock up the kids when they have been bad? That basement may have been all or part dirt floor when originally built.
Was that a New York City apartment dishwasher sitting on the sink? That washer and dryer might be more appealing to your wife. 😂 Thats a high class root cellar.
