We were able to Raise the Roof on another property and made it our FIRST, modern house flip!

Sinks on walls in front of windows is the ideal! You have to have a very large island for the sink to fit nicely tbh. Because you can watch outside while doing dishes. I love all the mirrors in the bathrooms and the light fixtures on the stairs!

I like the kitchen sink on the wall if you have a window to look out, but if there isn’t a window, then the island is better. The house is beautiful, love the patio. I know gold/brass is coming back, but I spent years getting rid of the gold in my last house, so I am not ready for it to come back.

Incredible transformation! Im curious, how did you make the call on whether a pop-top would pencil out? I looked at doing an attic expansion on a recent project, but the engineering costs pointed me towards staying one story, or scraping and building from scratch. It looks like you basically only salvaged the walls. Was this all on the original foundation? Would love to see more from the intermediate steps of the flip.

i feel sinks near walls are better. I think you shouldn't be facing guests while washing dishes. and if there are people eating at the island there would be less clutter too

I can't stand builds with kitchen sinks in the island for a few reasons: -takes up large portion of island -dirty dishes pile up on the island -splashes onto island -soap and cleaning tools take up more space on the island For an entertainment perspective, it just doesn't make sense. In looking at homes, I would have to remodel every one (again) that has the sink in the island.

I am watching this one year later. The house is beautiful!! My question is how did you make out with your profit? My sister was in real estate and told me never have the biggest or best house on the road because the other houses will drag down your value. Also if all the other houses are one level brick and then you put this modern two story there to me it will stick out like a sore thumb. Just curious.
