Today, I’ll be walking you through where I'm at on my first fixer-upper. In the first two videos, we showed you the ‘before’ house and discussed the plans we have for what remodeling is most important for resale value.
With a low inventory of California houses for sale, we’re wanting to get this wrapped up in less than 8 weeks, and there’s lots to do. (The low inventory of homes for sale, keeps it a sellers market, and the pricing higher than if a buyers market.) Of course, it’s not a complete house demolition, as the bones are still good on this one, and it’s in a very desirable 55 and older community. So a quick turn around on this home renovation, is our focus.
Since we didn’t have to get a home renovation loan, this will be saving us a TON of time. No funds were brought to the table on this one, with the home renovation contractors on my team. So if you find you’re in a position that you could benefit from a similar scenario, in order to sell, reach out to me.
Today, we see what progress has been made in the past couple of weeks. Now, remember, I am NOT having to do a lick of this work! I have arranged with my home renovation contractors, to handle the entire remodel, and ohhh is it sweet.
Some of my team includes a full construction crew, even the construction design work, and the staging at the bitter end. Whether it is your primary home, an investment property, or a fixer you’re interested in buying, we can get the remodel/repair work done, stage the home, and get you the best offer possible at resale.
This is exactly what my wife and I are doing. We purchased a flip home over in Sonoma, our first ever, mind you. And we have a team working on the changes you’ll see in my weekly ‘Friday Flip’ videos. And when we sell, well above what we purchased it for, the cost of construction will be deducted from the proceeds, meaning we didn't have to bring a dime to the table. This is a very sensible way to remodel without any money, at the onset of the project. After all is said and done, we’ll walk away with a profit as well.
