it's going to be another sh*^t show. We got out of the real estate market at the end of 2006, got back in in 2013 and just liquidated our holdings. It may take a couple of years for things to shake out but it'll happen.

there are 4 new identical connected condos on my street. the only one that had a small yard was selling for $850,000 and the other three selling for $780,000 in 2023. 2 sold at the end of 2023 for $750,000 . The one that was selling for $850,000 is now selling for $710,000 and the other one went down to $690,000 neither have sold yet . I wonder how the early buyers feel now that their condos are underwater!! Also noticing a few of my neighbors vehicles sitting home all day.One for sure can't be working from home cause he installs hard wood floors.

$10000 house / $35 gold = 286 oz gold at todays gold price of $2300/oz we have 2300 x 35 = $657k So, gold kept up with housing prices rather well

You’ve got to get home value into 2 pieces. A= cost , including interest of building a home ( includes land). B= mortgage rate ( monthly taxes etc included). When interest rates decline, A gets a modest decline , but B goes up or down by a lot. The relation between A and B has diverged greatly , more quickly than anytime in the past. The result is a big reduction in market transactions. It could take 5 or more years to go back to normal.

I am going to a closing , maybe not in few says the appraisal 4 weeks ago was 176 the asking proces 166 now every indicator says the house is worth 140, I do to wan tot buy tit now the value as went down by aprox 30,000 no i wnat out and yes proces are goign down.... how can i get out ofthis house tha tnow worth thousands less

80% of the mortgages are at 3% and only 20% are 6% or higher. I don't see a crash coming anytime soon.

Houses arent selling in my neighborhood, where just 2 years ago, theyd sell in a few days. Neither are they being rented. I walk around. In economics, a shortage doesnt matter if theyre not selling. Prices are going to come down. I stayed awake in econ class. Demand is what drives housing, not supply. Maybe im out of touch with the data. IDK. Im just going by what i see personally in a small pocket.

Perhaps one day humanity will understand that the most unbalanced fundamental system we have is the financial system. And how we acquires sustainability within that system is true hard sound physical intrinsic value money.. truth and understanding that money is a vehicle for productivity nothing more and nothing less.. nothing in this world is meant to be hoarded and saved because we live in a world of scarcity. The more rich people hold their money or currency and save the more productivity will decrease because of scarcity

Healthcare job is not easily enter- there are lots of credential and licensing barriers. Therefore it is chronical shortage of staffs and open unfilled position should not count as an indicator of economic activities. Anyway I do not think the rate should be cut soon - the hard landing is needed to deflated dangerous asset bubbles.

What advice do you have for choosing the best buying time? On the one hand, I continue to read and see trading earnings of over $500k each week. On the other side, I keep hearing that the market is out of control and experiencing a dead cat bounce. Why does this happen?

You're not doing anything wrong; you simply lack the expertise necessary to make money in a bad market. In these difficult circumstances, only really skilled experts who witnessed the 2008 financial crisis can expect to generate a large wage.

Appreciate updated information on housing lending. A year ago (or more) we thought impossible that buyers would trade up to a higher interest rate to purchase larger home. Credit card debt at all time high and interest rate forecast shows no downward relief. You reveal how lenders get creative yet with a 50k penalty upon refinance. The outlook remains glum.

so i decided that, in light of greater peak oil crisis, they're creating this global economic collapse -- but emphasis on GLOBAL, the US needs to suck everything foreign I before it finally goes down -- so strong dollar and high interest rates are the best way to do that. yen down 50% most fx down an average of what, 15%? ... THEN the US can finally go down. ... or ... maybe the US collapse will bring everything down, they don't need to wait and dry up reserves abroad?? ... can you talk on these points...?

Good video. The one thing is that it is never a seller's market unless you have the last known loaf of bread. To complete a transaction all the paper work has to be signed. All the t's crossed and I's dotted. And the last one to sign is the one writing/signing the check. No check signed, no deal. Buyer's market, not seller's.

Resist the temptation to use consumer credit or any form of unsecured debt. Some businesses that offer lay-away plans may go broke, and your savings with them are gone forever. Pay cash directly or with your own "lay-away plans" by saving, and paying off consumer debt as soon as possible. Cancel credit lines and credit cards. Always INSIST on non-recourse for your secured debt. ALWAYS INSIST. You never know when that loan will be sold to another lender that is very aggressive. If the lender requires a personal guarantee, then the collateral is NOT worth what you're paying for it. The lender is in the predatory loan-to-own business.

Love the doom vlogger. The sky is falling for those trying to make their way into housing and stocks. However, those of us on the other side of housing 'mrtgagefree' and strong stable portfolios with guaranteed returns are worry free. Inflation has made our take home go less but these are not stopping holidays or new big purchases. Boomers are killing it and millennials and gen z are depressed. Gen x is just ticking along work play save and retire in the next 10-15 years.
