Once major difference between 1980 and now is the average house was double the average salary. Now depending on where you live it’s 4-10x the average salary

I think it's pretty relative, if you really take a look at how much of people income they were using for their mortgage now vs then they were using more of their income back in 1980.

Thanks for the info! In the Chandler/Gilbert area, I see at least 5 apartment complexes being built along my commute before even getting to the 101. We also have various STR regulations coming into play in the Phx area within the next month. Although they are apartments instead of houses and the STR regulations don’t sound very restrictive (to a layman), both factors will be contributing to supply, and soon. It’ll be interesting to see where we are in a year or two.

Chandler is still in a pretty hot sellers market with a lot of people moving there! With Gilbert not far behind. I agree that it will be interesting how the STR restrictions affect the overall inventory. Thanks for watching

The challenge i have with teh 80's comparison is you didn't have a near vertical stratospheric appreciation in 2-3 years. I get the dynamics of why prices shouldn't fall with stronger loans and low interesest rates but at some point, affordability has to be a driving force. With lower sales volume, it would tak fewer homes to bring down comps. I have no motivation one way or the other as I own my primary and a few rentals but being a real estate agent in Orlando FL - I'm seeing more inventory with a lot of reductions but as you mentioned, it's wish pricing at the start. Guess we will find out at some point what happens.

Here in AZ the homes that are seeing the price reductions should not have been priced where they were when they were put on the market. We still have homes getting multiple offers (closing on one tomorrow that my buyers had to beat out 2 other offers, and we won!). If incomes continue to increase then affordability changes & people can afford the home. Time will tell on some of this. Thanks for watching

It won't matter what comparison you look at. It is still SUPPLY and DEMAND. Until Supply catches up wth demand prices will continue to go up. Up at a slower pace, but up.

the problem with all these financial people is that they were educated and trained on Keynesian economics........which will fail, the next crisis will be that the dollar is toilet paper....can you buy a house with toilet paper?

And now for something different, if UFOs are real, and humanity is about to learn how they work and we all start flying instantly to our destination instead of driving for hours in peak hour traffic on narrow highways, then it will not matter where we live compared to where we work. We could live in the Bahamas and commute instantly to New York for work and be able to eat and play with our families at breakfast lunch and dinner every work day. But carry on now.
