Building is 💯 cheaper than buying a home.With the costly real estates rates in Kenya,buying a home generally means that you will pay between 70% to 100% MORE than construction cost compared to if you build. In short, if you build, you will save the profits that the developer selling you a home would have made. It is that simple. e.g if this home costs 8M( including Land ), you will most probably buy it for around 14 M +.

The house is done very well for that budget. Its impressive. They have good taste. The only thing i dont like is how its set out with no backyard and very narrow sides but i guess the lot is also very small and doesn't allow for many options.

Yet another beautiful affordable house, building is definitely better than buying. I love the front door,the security systemand that every room has a balcony. The kitchen sink is to die for . basically this is perfection on a budget.

Hi, loved the videos, they flow well, one is not left hanging as to what is happening next. From my personal experience building a house is way expensive especially having to rely on people to do things for you, as a person living in Diaspora. I have spent approximately 20million plus the cost of land, material and labour on a property in Kitengela, Balozi road. Building your own home is way cheaper, the value of this house could range from 10-15 m depending on the location if you are to buy it, excellent presentation as usual

I think building is possible for most people even if slowly. The problem is the places close to where we work for most of our adult lives are prohibitive price wise. Thats why people build but still end up renting close to work because the commute becomes so crazy and even availability of good schools for young kids and you dont want to take them to boarding schools and if you're too far they spend so much time on school buses and on the road. So like now this guy is 26 and you'll be working until you're 60-65 cz let's be honest most people are going to be in employment even if they earn average good money so you have to consider the commute to the offices we work in.
@NaturalktedyEdna unless both of them work from it could be nice. But it's just a matter of what each family decides. But most ppl usually get stressed after some time if they live too far from day to day commutes especially when kids and activities are involved. It's just that getting land in a good location near the "convenient" places that's under 8million is kinda strenuous for a lot people. But the building part is totally worth it. It's just the land cost that's the issue
@mashetibyrum1343 omg the creator asked an opinion on whether building or renting is possible. I gave an opinion nobody has to listen. And I based it on what usually happens in the market in those far places cz I have many family friends and school mates who we have shared experiences. The reason you find a house in syokimau and athi river that's very good and even stand alone for 20-30k is usually proximity to favorable amenities like good schools, office locations and services. The commute is brutal for most people eve n if they drive and have money. Time and convenience is expensive and people who are logical learn that very quickly. That's why there are people who would rather pay 100k so that they can live 10min away from work instead of building like someone would misjudge them. At the same time it's also very ok if someone is ok driving or commuting to school and work more than 1-3 hrs morning and evening so that they can live in their own house. Imagine that is also ok. It's also ok that we also acknowledge that building and owning property is becoming increasingly difficult for majority of people in the places most would want to live in the prime locations hence why they go for the far off and cheaper land deals. But best be be sure when they can afford it most upgrade to second homes in the desirable areas like Karen, Lavington, limuru, kiambu, muthaiga etc
