I just took four pages of really detailed notes on the video you made a full set of ready to develop plan, step-by-step guide. It was really helpful. I’ve done five single-family homes in Connecticut And. When you flip existing homes there’s a lot of things you don’t foresee. Age of septic, what’s behind the walls, 2 x 4 construction instead of 2 x 6 construction that doesn’t meet code, electric that definitely doesn’t meet code, and asbestos. I did well in that space, but now I want to move to new construction because it really is the way to go. A problem my face now is I make about $200,000 a year at my job with very flexible hours which is great. So I’ll keep that on the line while I go into doing a new build. One of my buddies who is a contractor put up about 1000 units a year for developers put me onto you. I met him by accident when he had to reframe one of my houses and I couldn’t find a local contractor who could do it under three weeks. He was able to do it one day at half the cost. Since meeting him, my new focuses on new builds new builds new builds

I live on the east side of Washington state, are you recommending that I build a more expensive house in this Market? Also when you were doing this you had a full time job and built houses on the side? How did you have the time to do that? I just finished building my personal house while working full time and it took me over a year to complete it. I am looking for lots right now

I haven’t had a job in over 31 years. I’ve been self-employed since I was 19 years old. I had a full-time company though where I was running Concrete we were still heavily involved in multiple marketing and was just building a few homes in the early years you build a personal home with emotion. This is a business you put a motion in your back pocket and you build it to sell it and make money no emotion.

150 per sqft cost is doesnt sound realistic in this inflation market. I am in central NJ and I would not estimate the cost less than $200 psf No matter what the price is, thank you for your videos.

This is how you scale into multifamily building and hold you get a few of these on your belt and take the capital roll it into multifamily pay no taxes on it multifamilies where it’s at long-term

right , he only mentions using equity from the first build to get loan for the second build and most banks don’t give construction loans to somebody without a general contractor or a builder and if you’re only making 70K a year I highly doubt a bank is going to qualify you for a 600k build 😅

I build my first home 2 years ago with an experienced builder is a 4,600 sqft home energy start certified with top quality materials by the lake and we still can’t sell it 😢. Not sure what went wrong. For the most part we followed all your principals except the sqft house priced at 1.3 million. What can I do? Is been in the market for over 400 days need help.

The house is too big and the price is too large not sure about the house but you built just outside of our business model when interest rates rise people won’t buy a 4600 square-foot house. They never buy what they want. They only buy what they need. You have to build within a business model where people will always buy what they need and they’ll sacrifice what they want when money becomes more expensive and tighter. That’s your number one biggest issue from what you told me above, I’m sure there might be small items that are problematic but that you could get issue right there. Come work with us get out from underneath that sucker. I can show you how to sell it and save the credit and just move forward there’s no need to be sitting on the house two years I can show you how to go out and start crushing profits this first year.
