How did the Tenants Leave this Unit After at Least 3 Years at the Ocho?

It is always interesting to see how tenants will leave a unit after they move out. Most of our tenants are good and do not cause issues but the bad ones always get the most attention which makes it seem like they are all bad!

I think they put the bucket in the shower to keep the splatter from the water leak off the floor after they removed the shower curtain. Thoughtful tenants!

If the people smoked in there then you ABSOLUTELY need to change the carpets!!! Not just because it’s the right thing to do, but also because some people do have breathing problems and the lingering junk in the carpet fibers could cause a lot of problems.

As a cleaner, that apt is quite the project! It looks pretty good on video, & the tenents did an ok job cleaning up behind themselves as far as personal belongings removal. In reality, if you want a non-smoker to rent that apt, every surface must be cleaned with a degreeser, from top to bottom. From ceiling fans to stove to baseboards, to drains, bathroom vent, all cabinets & doors, every nook & cranny inside & out! The fridge looks good. However, I'm wagering that it stinks! Same with any baseboard heating. I think that one is a prime & paint because in a month, if it's not primed, the smoke stink comes back! It could be worse, like cat, so there's that! Whew, I'm so glad I'm out of that industry! People have no idea what it takes to turn over an apt from one tenant to the next with decent standards! I'm guessing about $1500.00 with prime, paint & clean, repair without replacing flooring & a small 2-4 person team. Knock that one out in about 5 days if you have a person hired per job/apt to come in & roll the primer & paint.

I’d wash down all the walls too before putting Kilz on it. The smoke is just too grimye

@noneyun9943 Sometimes, that's a really good option. Time & labor costs have to be taken into consideration when approaching an apt like this. Storytime: I had to clean an apt that had 2 full-time smokers + full-time guests smoking for about 2 years. Yes, the tenant passed away, however, not in the apt. Thank goodness! That one was so bad, the smoke staining was dripping down the walls! This job was a full wash/prime & paint! The turnover was a month. We had to not only wash the walls, tops of doors, removing handleds to soak! We had to toss the fridge & ceiling fans. Pulled every outlet & light switch cover & and soaked those while maintenance replaced the actual reciprocals if they couldn't come clean. Pressure washed the stove! The heating was a hot water radiated style with small blades that held every bit of stink. Took a bit to figure out how to clean them, but I did! I had to spray paint the cover to all the heating because of streaking. We had to take out the windows & clean the window hole edging. It was an upper. A person who knew to look could see the yellowing/ browning on the siding around the windows. The first 2 weeks were awful! The stink was unbearable. As I cleaned, though, it would get better, but hot spots kept popping up. In the end, it cost a hellova lot of money in supplies, replacements & labor. The owners were shocked thinking it was going to need professional smoke removal services that would have cost quadruple. Edit to add; Yes, we pulled all of the flooring! I cleaned the concrete because it stunk!

Professional carpet cleaners will stop by a day early or in the early morning plug in an ozone, then 12 or so hours, or the later in day come back & steam clean. You be surprised how well the combination works on cigarette smoke.

Ooof, after 3 years of a smoker in there, you're definitely gonna need to replace the carpet. But it looks in good condition otherwise.

The flooring is too busy for me. But I am glad they left you a clean unit. Other then the walls and ceilings. People are too lazy to step outside to Smoke.

Actually, not a bad turnout all things considered. Although we can’t smell through the TV, smoking tends to really damage a lot. I do water and fire damage remediation here in Arizona, and smoke is difficult to get out of anything because everything is so porous. You have to use ozone or kills or something. I would definitely recommend replacing the carpet if nothing else, even if it looks good. Just because of the smoking alone.

I love Killz. I bought a place where there had been at least 3 cats that peed over the edges of their litter boxes. I thought I might have to tear out the subflooring to remove that stench. As a long shot, I painted the floors over with Killz. It blocked the fumes quite admirably.

When I was waiting to move into a revised unit, the previous tenants were such heavy smokers, the manager had to use a special treatment before they could repaint. Otherwise the smoke stains would bleed through. Do you do this ? Or do you use a better quality paint?

I'm glad they left the unit in goid shape. I just don't understand how folks let a bedroom carpet get so black and dirty. 🥺 Hey Mark, what were those 2 hook like things under the kitchen cabinet? 🤔

Papertowel holder. They fold up when not in use when new. They are " stick on"

Stop treating tenants like they are below you and stop making assumptions. Maybe the prior tenants didn’t smoke and it was the tenants before them and the trash landlord didn’t paint. You can what type of property owner it was by the flooring.

It’s worth about 800 a month and he charges 1250. It’s a two bathroom but there’s not even a bathtub in the apartment. In my humble opinion, Mark Ferguson is a get rich quick, greedy, landlord.

I would tell tenants that inspections have to go up significantly because no one is telling you about problems. They have to be reminded who the boss is.
